ANOTHER COMPLAINING PARTY June 1, 2010
TERRIBLE MORTGAGE COMPANY
I had my mobile financed through Chase Mortgage in 2000; was told by 21st Mortgage out of Knoxville, TN back in 2005 that Chase sold out my mortgage to their company and thus has started my nightmare with this company. Never have I felt so threatened and helpless dealing with a company. All the complaints I have read ARE SO TRUE!!! I thought me and my family were the only ones being targeted by this company. We have experienced calls at all hours, calls during national holidays, threatening phone calls, and degrading phone calls. I am like many of the complaining parties; I have tried so hard to work with this company; I have fallen behind; been able to catch up. As of this month, I am one month behind. I too, have at one point asked to have an extension of the one month but was told that it would be illegle to do a refinance due to the location of my home (Tribal lands). I have consulted with Legal advisors and was told that is not so. This company will not listen to reason; you can talk yourself blue in the face, explaining your situation only to have them laugh in your face, call you a lier, and snicker on the phone. EVERYTHING, EVERYTHING, that customers of 21st Mortgage have complained about is TRUE, TRUE. I have been so many account managers I have lost count. Everytime I get use to working with one person, I am switched and when asked why my account managers keep changing, I am told that I AM REFUSING TO WORK WITH THEM!!! Like I read in one complaint, why can't one account manager be responsible for just taking your payment, but no, after you make your payment, the person puts you through to a manager, only to be chewed out, ridiculed, and left to feel even worst than ever. I have only scratched the surface, I have not even gotten into complaining about the countless repairs/faults with my Fleetwood Mobile Home. I too do not feel up to answering calls from the company because I am constantly being harrassed and threatened that they will repo our home. IS THERE SOMEONE OUT THERE THAT CAN RESCUE US FROM THIS NIGHTMARE BY PUTTING THIS COMPANY OUT OF BUSINESS. ISN'T THIS ENOUGH TESTIMONY FROM US INNOCENT HOMEOWNERS!!! PLEASE HELP!

Very EVIL people
My sister made a loan through them and then she was diagnosed with chordoma cancer. Her and my mother were living in the manufactured home at the time of her diagnoses. She became disabled because of the cancer and during the switch from her job salary to disability (and only during that time) she became more than thirty days past due. She had to wait on the disability and promised 21st mortgage she would catch up. Well during this period of time, she had to go into the hospital to have ONE of the tumors removed that was pressing against her brain. These people called over and over DURING her surgery, insisting to speak with her!! Half of her face was already paralyzed because of the invasive tumor and I kept telling them ALL OF THIS. I eventually had to explain, in detail, that for her to get to the phone I would have to make the doctor stop the surgery and try to wake her from the almost coma state they had to put her in for the surgery. I was stilled called a liar. This was in 2007, she had been paying regular on this loan since 2002. Well she passed away in Nov. of 2007 swearing that in her contract with this company that she was covered in case of death and it would pay off the loan. NOPE!!! Not covered! Now, they know she has passed and the assault has shifted to my mother, who has been trying to pay off this debt and keep this home. They will come to the house and threaten her. They will call the neighbors so the neighbors will come to her and threaten her. It does not matter if you try to make arrangements with them, because the initial case worker is nice but they have to transfer your call to a supervisor to get the arrangement approved. THEN YOU HERE IT!!! You are humiliated and degraded by the time you hang up with this one. The supervisor will not ONLY tell you what kind of irresponsible, lowlife trash you are, he will also add that he thinks your trying to skirt through life for FREE...and it takes him about 35 to 45 minutes to say that. My mother is 60 years old with degeneritive arthritis. She has had two knee replacements and needs two hips. She walks with a walker but needs a wheelchair. My husband and I have tryed to help out when we can and man the phones, THEY WONDER WHY PEOPLE DON'T WANT TO ANSWER THE PHONE CALLS. You get tired of repeating the same thing over and over. This bill may fall behind but it is always caught up. Since 2002, $25, 000.00 still owed. Have been paying insurance THROUGH THEM with the note and had water damage after Katrina, NOT COVERED!!! Now it is turning into mold damage, NOT COVERED!! They sent their own insurance man out to inspect and take pictures. NOT COVERED!! No help from FEMA because the home was insured. LOL Yeah right!!! Well one good thing from all that, if they do come out to get the crappy trailer, it will fall to bits before they can get it of the lot. WARNING: STAY AWAY FROM 21st MORTGAGE!!!

They are an awesome company
I have this mortgage provider and Ican say I have NEVER had any problmes whatsoever. Liz Wilson is the best person to talk to at that company. They have always worked with me and are always friendly! I work for a mortgage company and know what is a good or bad mortgare company

unlawful and harassing
Do NOT do business with this company. They will harass you 2 to 3 times a day, lie to you to get personal information and unlawfully threaten you on a constant basis.
I am behind on my mortgage and have been cooperating with them fully. Today I get a surprise phone call stating that everything I've been told is a lie and that if I don't come up with my arrears by TOMORROW that they are pushing for full default.
The lady even stated that I should move out and have all my utilities turned off, sell everything I own including my car (which isn't worth anything anyways) to pay them right now. Then she changes her story and says that I shouldn't move out but I should still have my utilities cut off.
The list just goes on and on with what she has said. Unlawful and ridiculous suggestions.

I understand that their priority is the company and getting their money but this is ridiculous, unprofessional and it's NOT LEGAL.

This company also targets uneducated poor people, which is what I was, when I agreed to this loan and it's terms. I was very young and knew nothing about how mortgage interest rates worked. They claim this is a real "mortgage" loan but it is in fact a personal loan. They are charging me close to 20% interest but they are using a mortgage calculator.. on a PERSONAL LOAN. You cannot receive any of the government breaks, but you are paying the dues without any of the benefits.
And SURE they are easy to finance through.. no wonder.


Now it seems that there is complaint after complaint online about them, unfortunately, there was not such a collective list when I signed for my loan. I am really surprised that they have not seen more legal action. I suppose that the the benefit you get when you are dealing with poor people. They usually don't have the money laying around to pay an attorney, obviously, since they are late on their payments.

Questionable Practices
Bought my manufactured home mortgage from another lender in 2007. After having paid my timely payments over the last eight years I've recently discovered they claim I have only paid off $3640 after having paid over $30k on the loan already. I am confident there is creative financing and TILA violations here. I have an appt with a real estate attorney next week, and am arranging for a forensic audit of the entire life of the loan.

Trying to change contract
My husband and I made the terrible decision to take over a woman's loan from 21st Mortgage on a mobile home approximately 10 years ago. We continued making payments until 3 years ago. We were unable to afford the home anymore, so we contacted 21st Mortgage and told them that we would like to sell the home. They said, due to the circumstances, sell the home for what we could and then we would only be responsible for the deficiency balance. We did as they requested. We had a buyer willing to pay $15, 000 cash, which left us with approximately $10, 000 left. We would agree to pay the balance. We moved out of the home and begin the process of selling it to the interested buyer. Instead, 21st Mortgage told us that they would not agree to that and they repossessed the house since we had moved out, did repairs to the house (some not needed) and sold the house. The best part - it went as a foreclosure on our credit!!! We agreed to repay the amount so that it wouldn't be shown as a foreclosure anymore. We agreed to monthly payments, but when the paperwork arrived, there were many mistakes, so we re-submitted the paperwork to them for necessary revisions. Now, they are saying that we need to double our monthly payment because there was an error on their part and the paperwork. The repayment contract has been signed. I have emails from our so-called customer service agent stating that our monthly payments of $XXX have been posted. Now, they are sending me a complimentary copy of the re-payment agreement so that we can all be on the same page. This company is the worst company I have ever seen and wish someone would step in and take them down!

Harassment
This company is like no other we have ever dealt with. They call all day every day on every number they have. They have gotten our neighbors number somehow and have been calling them and I have no idea how they have gotten there numbers. Even if u send them a payment and its just a couple dollars short they are calling saying they can't do anything with intil they have received all of it and then they start adding all of these late fees. They are very rude when they speak to us always threating to take our house. They have even sent people to our house saying they where there to see when they was going to receive payment but when you go in the house they start taking pictures. And we was only a month late when they did that!!!

is a Fraud
21st Mortgage is pretending to still be in business via their website, but they lost their financial backer and have no money to lend. They are currently just working as bill collectors collecting on our loans. This company will not work with you on refinancing your loan or modifying your loan. They will not let you skip a payment if you are in financial hardship and add it to your end balance like other mortgage companies
I like millions others lost my high paying manufacturing job in Nov 2008, rather then go on unemployment I took a much lower paying job. Moreover, 21st mortgage lied to me, and countless others, stating that my insurance and taxes were included in my loan payment. But it wasnt and now my supposedly fixed payment is now 200.00 dollars higher then when I signed up and my salary is close to half so I am currently paying 90% of my current income for this payment, and thus this month I am late. I was called last night by a Manager who demanded I move out of my house and I am only 20 days late. harrassing phone calls is the specialty of the thugs who currently manage 21st motgage. If you have a loan with them refinance to another company immediately because if you lose your job they will not modify your loan despite a federal government loan program that is available to them. (The making home affordable program)
Escape this nightmare while you still have credit and can refinance. Someone needs to shutdown this corrupt business and transfer our notes to someone who can and will modify or refinance our loans to an affordable payment.

No cust. service
21st mortgage not only has our payment gone up every year because of home insurance that is included in the note (they told us it was the insurance companies fault, but we soon found out they owned the insurance company), they call our neighbors, family, and call at work even though they have been told not too, we are only a month behind and they will not work with us( I asked about the loan modification and they said they do not do that), they already sent us a default letter, I have had a lower paycheck b/c of work slowing down due to the economy, but they don't care. They have pretty much said everything on the phone they could without actually cusing me out. when we bought our mobile home we bought it from another comapny but before our fist payment was due they sold it to 21st. We can't even get a copy of the contract. I think they are trying to push us out of our home. You would think that at a time like this they would be helping people instead of trying to push them out of their homes. Is there anyone who can help me deal with this people, I think we need an attorney b/c our rights have definetly been violated just at the fact they were calling everyone who lives on our street.

loan closing
I went to a resale/repo/refurbished lot to buy a home. 2006 clayton bought in May 2008. All payments are ACH debited 2x/month (until now), so they haven't been late (of course, I haven't checked by credit report so who knows :) Anyway, upon getting the paperwork together (state of Missouri, i live in OKLA) we went in to sign the paperwork. I was told specifically, "Your house will be paid off in 8 years by opting the ACH debit plan rather than 15 years, with a monthly payment." I am fairly cautious (although home loans is/was brand new to me), so I had her repeat this info to reassure me a couple of times. Then, we started signing the paperwork. I get to the payment page, and there are two papers. One for monthly, one for bi-monthly (or biweekly, sorry that always confuses me). Anyway she had me sign both. When we got to the 2x month payment page, I did the math in my hea and said this reflects a 15year mortgage not an 8 year. She said (and yes, I quote this), "it would take too long to reorder the paperwork, have it sent, and reschedule you to come back. Everything will be reflected correctly at their end though, and your house will be paid off in 8 years." I (like an idiot) said okay and signed. Last thing, a few pages later there is a discreet page that says no verbal agreements are subject to blah blah blah null and void, and basically, really don't matter. So that conversation, to the law, as far as I know, never happened. ANYONE ELSE IN THE SAME PREDICAMENT?? Know of anything that can be done??
