Hopefully it's not too late
Customer service are two words that do not exist at this company. $15.00 monthly fee to pay your mortgage by telephone is ridiculous. Try to access their website to pay your mortgage online, you can't. Mail them your check and they will claim they didn't receive, have never had a bill lost in the mail other than ASC. We, the borrowers, are the ones being "serviced".

Do all you can to not do business with this company. If you already have, which is likely if you are reading this, it's too late.

Poor customer service
I have America's Servicing Company as my mortgage company, and I too am extremely upset with the service. I agree with one of the writers that ASC will call me if I am a few days late, but I can never find anyone to help me when I have a concern. I am in the process of trying to refinance my loan, and when I pulled my credit report, I discovered that ASC had erroneously reported to the credit bureau that it had started foreclosure proceedings twice, but I timely make my payments every month. To make matters worse, when I requested a letter providing that it was in error in reporting these comments, it would not state that "it was in error;" the mortgage company I am seeking to go with requested this information. Rather, it wants this mortgage company to interpret my payment history and deduce whether it was in error. And, as to any letter I was to receive, it told me it would take two (2) weeks to process. Okay, the letter went out on April 25, but it is now May 9, and I still have not received a letter. ASC says it can take up to 7 to 10 business days for the mail to reach me. Okay, fine, can I get a fax? I have requested a fax of the letter twice, but sill have not received anything. ASC rips off homeowners with the expensive fees it charges. It abuses its power by reporting erroneous information to the credit bureau. And it hurts those homeowners who are trying to do the right thing!!!

Unapplied payments and filing of foreclosure
This company is a trip with a capital "T". Our mortgage was sold to ASC after been told that our previous mortgage company, CENTEX will never transfer or sell our mortgage.

My husband had surgery in Jan 06 and he was off work for 4 months which left me with the majority of the bills. I paid ASC double mortgage for the 4 months my husband did not work and they claimed that they never received them. They place forced insurance on the house because they said they never got the declaration page showing proof of homeowner insurance, after I faxed it3 times and mailed it five times. Finally, I could never speak to anyone I always got voice mail. After making payments bi-weekly for about 8 months with the late charges they placed on us we eventually had to file for bankruptcy to put the late payments and late charges in order to keep our home. We are presently in the process of getting the house refinance away from ASC.

Poor customer service
I could probably write a book about this RIP OFF Company! My loan was also sold by Option One Jan 06. I became ill, contacted them in May 06. Stated organ has failed, going in for transplant in July. Please advise process if payment missed. By July 19, 2006, I had received no response. Each time I sent a letter (to have proof) and also faxed, it took 45 or more days for them to respond. By the time I return from the hospital, they are now calling me twice a day (or more) about the missed payment. They sent a letter stating options were to add the missed payments at the end of the loan or receive a deferment / moratorium. It took so long for a response, I wrote the chairmans office. I now know why the company sucks! It took that office so long to respond, I had forgotten I had written them (over 60 days). And, then the lady said she had to go back to the customer service office. (Completely unable to assist.) Just to cut this short, let me warn you, if you are late on a payment you are not eligible for a deferment. If you are late, you are unable to add a payment to the end of your mortgage, so I ask--why send a letter offering the options? They finally sent a letter to foreclose, I went to an attorney.

If your loan is sold, I strongly recommend you re-finance elsewhere!

Bad credit loan company!
First of all i am a collections rep for asc out bound collections... and first let me tell everyone do you know what asc is... its a NON-PRIME Loan servicer for everyone who doesn't know what that means it services bad credit loans, wait let me rephrase that horrible credit loans, and it makes me laugh when i am talking to you and your there talking about how perfect your credit is and i see when i am calling you and i see your true double digit credit scores... Also your payments are due on the 1st not the 16th people who have bad credit seem to find this confusing thinking the 16th is your due date because thats when you get your late fee... also have you ever wondered why you get stuff from wells fargo with your mort. payment stuff , because asc is affiliated with wells fargo but wells fargo just doesn't want to be labeled the company with all the bad credit loans... how does asc end up with your loans... companies suck as freemont, countrywide, emc... etc companies originate loans the, prime loans (excellent credit) sub-prime (mediocre credit) and non-prime (bad credit)... the originating company keep your loan for 2 months if your lucky, then thats where the fun starts the prime loans get sold to a company the non prime loans get sold to a company and then asc get all the non-prime loans get sold to asc... so i hope all this info answers your questions to why you have this horrible company servicing your loan... all because you all have horrible credit no one to blame but yourself!!!

Oh yeah i know asc is a screwed up company but i also find it funny when i hear people talking about sewing asc... and winning... yeah right when you walk in the court room with your bootleg lawyer and then asc/wells fargo comes in with its all-star team of lawyers who get paid more in 1 day then your lawyer will make in a year... do you really think your going to win your lawsuit.

Rip off mortgage servicing!
I work in the mortgage industry as a branch manager of a mortgage company. We originated our loan with Option One who then transferred servicing to ASC. I have always paid my mortgage on the 5th of the month and had it automatically withdrawn with Option One. When they transferred servicing, I tried to set it up the same way, but would have to pay $15- $20 per transaction, which would be $240.00 more a year for fees that are non- deductible. They start calling on the 2nd of the month, 3 times a day, even though I have told them again and again this is when I will pay. Here is the kicker though, when they receive my check,they electronically withdraw it at no fee? How stupid is that, charge me for internet and phone payments but do the same thing if I send a check? Predatory collecting is what I call it. With the market in the turmoil that it is in, I think there needs to be a government investigation into the Loan Servicing Companies pronto.

Not sending payoff quotes
I have been trying to refinance my home, and was supposed to close a week ago, but America's Servicing Company refuses to send the payoff quote. They claim to have sent it to the fax numbers given, but no one has received it. I called yesterday to have it expedited and was promised it would be at the office by close of business... as of this morning, it still had not been sent. I have talked to the manager AGAIN and have been promised that it will get there in no more than three hours this time. Each time, they want the payoff quote to go through a couple days later than I want. This company is a gluttonous inhaler of premiums and interest payments... STAY AWAY FROM THEM UNLESS YOU LOVE CONFRONTATIONS!

Awful lender! Harassing, offensive practices!
I have had quite a few mortgages in my time and this is the worst lender of all time. I will have to agree with all the other complaints I've read so far. I have received almost 30 certified letters sent to my home threatening foreclosure and have not once been late with my payments. I have been verbally abused over the phone by their awful call center. I've gone so far as to sign a Cease and desist order against them for the phone calls but still receive them to this date. They have changed my late fee date from the 16th to the 10th... only after 20 hours on the phone did they change it back. Payments have been received , but not posted for 10 days or longer... so during those 10 days you receive about 30 calls. Unfriendly customer service representatives, horrible time reaching them.

Did you all know that Wells Fargo owns this company!!!

They serviced my favorite loan I've had, best service- but to own this company and allow them to give this terrible service is absolutely unacceptable.

I have gone to Wells Fargo to see if they'd transfer my loan (since it's one of their companies) they said "no". So I immediately closed my checking and savings accounts with their company.

Under no circumstances get a loan with this company!

Illegal distribution of escrow account
Apparently sending a homeowners insurance certificate twice is still not enough for this company. Even after my insurance company sent proof of insurance, ASC still insisted upon paying their own insurance company to cover my mortgage out of my escrow account. I have tried via numerous phone calls to get them to acknowledge my chosen insurance only to be told I've reached the wrong number. When I finally reach someone at the "correct" phone number, I'm told that they "never received proof of insurance" from me or my ins. co. Now, thanks to them, my ins. is cancelled for non-payment, and I have to reinstate it. Meanwhile, their fly-by-night ins. co. is reaping the benefit of my hard work and ASC's shady dealings!

Loss of payment & documents
During the transition of the sale of my mortgage from Freemont Investing and ASC (which happened within a few months of closing), I made a payment to Freemont as I had not gotten the documentation for the new vendor yet. They informed me that payment was not received and I finally had to go through so much to prove that the payment was received. They finally corrected it.

Also, they started sending me letters requesting me to provide proof of insurance. They informed me that their records indicate that I do not have any Home Insurance. Anyone in the industry or in the business or anyone that has ever bought a house knows that no mortgage company or title company will close a home without proof of insurance. I called them and told them that Freemont Investing should have all the paperwork and that they closed the loan knowing that their was home insurance purchased. They told me that I needed to go and dig my files and mail them my declaration pages and proof of insurance. I asked them if they can follow up with Freemont Investing since that is the company who they purchased the mortgage from. After another week, I received another letter from them telling me that they have imposed and purchased Home Insurance for me which from the attachment they mail to me was twice the amount of my existing insurance. They informed me that this amount will be added to my monthly mortgage amount. At that time, I had to go and dig in my files and folders to find my Home Insurance documents from the closing to send to them. I think it was their responsibility to get all the appropriate documents from the company they were purchasing the loan from. I do not think that they should be harrassing the customer for information because they have neglected to transition the files and documents appropriately.

I think that this company has the worst customer service and does not care anything about the customer and does what they want because they know that the customer does not have any rights and does not have any choice and or any say so when and to whom their loans are sold.

Please help. I wish I could change this company but it would just cost me more money to re-finance. And after that, it might end up back with them somewho anyway.

I think that this company should be fined and that the US attorney's office should try to help the customers with this company.

I wish I could do something to have them go out of business.
