Loan Modification
ASc a part of wells fargo bank has steadly refused our request for loan modification, this company is not here to help but destroy an American dream.

Loan Modification
In 2008 my ARM kicked in increasing my payments drastically. I contacted ASC regarding a loan mod and was given the run around as well as being treated very rudely. My interest rate was lowered 1 percent. ASC was unwilling to work with me. I was referred by Mortgage Express in Portland, OR regarding a forensic audit/loan mod. This company, Samaritan Financial, in Florida turned out to be a scam and I lost $2500. This firm is being investigated by the FL Attorney General's Office. Meanwhile I fell behind on my mortgage payments. I agreed to comply with a forbearance agreement and was told that if I made my payments on time I would be eligible for a loan mod review in November. I was denied without submitting any paperwork and was told that the 1 percent reducting a year ago was considered a loan mod and that the investor said I should have known that they don't do more than one loan mod per loan. THIS IS A LIE. ASC has been taking my money every month and knew all along that I was going to be denied. <br /><br />

I mentioned the Obama Affordable Home Modification and was told that the investor as chosen not to partake in this program. Today I received two letters from ASC. One stated that ASC wanted to help me thru these tough times and was happy that I was a customer. All I had to do was to send in my financial worksheet (I have already submitted 5) and there were many programs available to me. The second letter stated that I might qualify for the Obama Affordable Home Modification. DIDN'T THE INVESTOR ALREADY SAY THEY DID NOT PARTICIPATE IN THIS PROGRAM.<br /><br />

ASC is nothing but a company of jerks who apparently are not of this planet.<br /><br />

I urge everyone having problems with ASC to contact your State Reps, Congressman, Governors. SOMETHING HAS TO BE DONE REGARDING HOW ASC OPERATES. <br /><br />

ASC seems to get pleasure in foreclosing instead of helping people retain their homes.<br /><br />

Loan Modification
We submitted an email earlier this month, I believe, regarding the handling of our mortgage. We had tried for almost 8 months to obtain a loan modification with ASC to no avail. We engaged a loan modification company and 2.5 months later we have our loan modification. Had it not been for this company, we would have lost our home. If you are trying to obtain a loan modification from ASC, I would HIGHLY recommend this company. There were no upfront costs and they were professional and honest. Quite a change from dealing with ASC directly. If you are interested in a loan modification through ASC, or any mortgage company, I would be delighted to share this company's information with you. Handling of Mortgage
We have been in the process of TRYING to modify our mortgage with America's Servicing Company for ELEVEN MONTHS!!! Our home has been scheduled for auction no less than five times. We submitted all information requested no less than five times, yet we were denied a modification. I was advised the last time our home was scheduled for auction that the beginning bid was over $100, 000 LESS than what we owe on it to ASC. We have a bank willing to take over the mortgage, but ASC refused to discuss and/or negotiate with them. It's hard to believe they are willing to lose $100, 000, or more. Anyway, for those who are interested we located a company that has been representing our interests in negotiating a modification of our loan agreement with ASC. The company has had the auction(s) put on hold pending an agreement with ASC. There are no up front fees, which caught our interest to begin with. My thoughts and prayers are with all who are associated with this company, directly and/or indirectly. No one should have to go through what this company puts their homeowners through.

Poor Customer Service
America's Servicing Company (ASC) is servicing our first mortgage loan for Wells Fargo. They are by far the worst organization I have ever had the displeasure of working with. They are incompetent, disorganized and out of touch with reality. They have no ability to work with customers. They could not help us with a modification to our loan, even after 7 attempts. They made mistake after mistake and there is no consistency within the organization. They have several different departments within the company which no one at ASC seems to understand. Customers have almost zero chance of speaking with someone who could help with the first phone call and each time I have called, I have been directed and redirected to different departments, personnel and phone numbers. I cannot count the number of times I was given wrong phone numbers, hung up on, told incorrect company policy or incorrect information. It is almost as if this is done purposely to keep from having to make decisions about modifying loans. I agree with others who have suggested that this company should be investigated as deliberately and fraudulenty keeping consumers from working out loan solutions. The worst part of this is that I had no choice as the loan was sold to Wells Fargo and serviced by ASC without my even knowing it, let alone playing a part in the decision. Where is our choice for opting out with these transactions? Now we are stuck, days away from foreclosure and no place to turn but attorneys. We will fight, spending money better spent on house payments, simply because of the incompetence of companies like these. Many people across the country are of the opinion that people who invested in loans they could not afford should just be allowed to fail. What they misunderstand is that there are many more of us in a group that CAN afford the price of the home's we have purchased, but cannot afford the adjustable rate mortgage's that we were pushed into and never intended on keeping had the housing bubble not burst. We CAN keep our home if the banks would offer a solution- pretty simple...fix the rate for good at a low, affordable level. Not hard. Not rocket science. However, we CANNOT GET TO A DECISION MAKER! Things across the country would be so much better if these companies simply understood this basic principle. Fix the ARM's and fix the economy. Wake up, banks and work with your customer's who can afford a modification. Please offer workable modifications and everyone benefits. Continue to provide poor or no service, and you will lose more and more money from unnecessary foreclosure properites and slow the economic recovery.

Horrible Customer Service!!!!!
This is by far the most ignorant and pathetic group of individuals I've ever dealt with in my entire life. I don't even know where to begin with how frustrated I am in dealing with these morons. You start every call with the lowest moron on the totem pole. When that moron begins repeating back information to you plug your ears because the only thing that is coming out of their mouth is a display of how ignorant they are. Your told one thing and then you call back a couple of deays later to find out that was incorrect and it'll be 3-5 business days to process your paperwork. 3-5 days later you can then find out that after voicing your frustrations that moron A didn't handle things appropriately that you'll then get to talk to moron B who has the same system access rights and responisbilities as moron B. Now moron B proceeds to tell you that they can access your information that you submitted moron A but when they are done running you around they will still proceed to tell you that they need different information and once you've provided that information it will of course be 3-5 business days. If your mortgage is currently with this group then you more than likely know exactly what I'm talking about. If your not currently involved with this company then save yourslef the hassle!!! AVOID THESE PEOPLE LIKE THE PLAGUE!!! Stupidity runs deep at this company!

Non-Performance
America's Servicing Company and US Bank Assoc. are the selle(s) of a property we are trying to purchaase in Victorville, CA. The escrow was supposed to close on the 3rd of September 2009. It is now the 10th of September and it still hasn't closed due the seller not performing their obligation. We've done everything we were supposed to do prior to the closing date and the seller keeps stalling with one excuse after another - the last one (as of September 9. 2009) being they have to re-draw the deed. When we began this contract, we were told that if we went over the closing date, we would be liable to pay $50/per day. We were ready to close the 27th of August, but the Escrow officer didn't bave the documents ready and didn't get them to us until September 2nd, we signed them on September 2nd and they were overnighted and were delivered to the Escrow Office at 9:56 AM, September 3rd. Our locked in loan rate expired on September 6. At this point, the seller has breached our contract and we are now looking into suing the seller and their representatives for non-performance.

Withhold information
Call ASC June 2009 to find out how I could use the stimulas package with my house loan. I then faxed everything they told me to send them on June 10, 2009, called and confirmed they received it and was told it would be 60-90 days processing.
Called to make my house payment September 4, 2009 and asked about the progress. I was then told it was on hold and they needed more information. I was never sent a letter or received a call to let me know this. I then asked why they didn't tell me the other things I needed when I faxed the first 20 something pages of information or why they didn't inform me I needed to send them more information. I got the run around and now it will be another 60-90 days.
I have had my loan with ASC for a few years and with all the bad reviews and complaints have always stood up for them. Well, it finally got around to me.

Add your voice to mine so we can present our stories together to President Obama. FHA and others need to change some of the qualifying parameters (31% of gross to be net) and make the process much simpler for homeowners that are in distress. My mortgage payment is 31% of my gross but 55% of my net. I can only spend my net. What are they thinking?
I am collecting these letters to present to Obama to make a change to this ridiculous and failed program. He loves grassroots efforts and I am sure he will listen if have strength in numbers.
Your stories kept me from making grave mistakes with ASC (my mortgage company). One loan modification company told me to stop making my payments and give them $4500 instead. If I had done that I think I would have been on the street already. I don't think they can foreclose legally if I keep making my payments on time, right?
Bless you all for your help and your voice. I know this is painful but if we don't help each other no one else obviously will.

Poor Customer Service
I was laid off on 12/30/08. I called ASC to let them know that I would be receiving regular paychecks through the end of Feb. and apply for a loan modification, knowing money was about to get very tight. I was told that I was ineligible to apply because I was not behind on my mortgage. When I asked "Isn't that the point - to NOT get behind?" I was told that there was no reason to lower my mortgage if I could currently make the payments and to call back when I couldn't. I called back in Feb. and was told that even though my money was running out, I would have to be 2 months behind to apply. In April (now 2 months behind) I called and was told that again I was ineligible because I didn't have a job. I told the csa that it would be a lot easier to get caught up and be able to make my payment if it was lowered, that although I was actively job hunting, nothing had come together yet but I had applied for unemployment. I was told to call back when unemployment came in and they would discuss applying at that time. I was in "adjudication" for 4 months. I have finally received a lump sum in back payment, but now that lawyers fees etc. are involved in my foreclosure, I am unable to save my house. It upsets me because I've been trying from the beginning to keep them notified and have them work with me. They still call me several times a day, even though they've sent me into foreclosure. My only hope now is to apply for hardship and try to short-sale my home. They contradicted themselves every time I called. I think this is intentional and they don't really care about their customers - as one of their reps so eloquently stated in their slam of all customers.
