Loss mitigation!
I have been trying to work with this company's loss mitigation department trying to keep my house from being foreclosed on. Once I qualified for a loan modification they told me I would the paperwork for me to fill out and return to them in a couple of days, it has now been over a week and I have not received it. They also told me that by qualifying over the phone as I had done the foreclosure wold be stopped. I called again to follow up on the paperwork and now they tell me that even though I was signing up for the loan modification, that the foreclosure had not been stopped... these people are a bunch of crooks and liars, someone needs to put at stop to their unscrupulous business practices... they tell you one thing when you first call and when you follow up they tell you something else...

Terrible company!
I had a loan originally with Fremont Investment & Loans and after a while (and a late payment or two) my loan was sold to ASC (Amer. Srvc. Co.). During that period I had no trouble with the company unless I had difficulties paying my mortgage pmt on time. My problem started when the Florida real estate market started its downward plunge and ended up in my foreclosure. During that period, I maintained contact with, and worked with ASC in every regard toward keeping my mortgage and home but I was not able to do so and eventually lost the house. My surprise came one year later when I was unexpectedly accepted by Fannie Mae for a 6.5%, 15yr loan based on my 542 credit score.
It appears that ASC, listed my foreclosure as a "ZERO BALANCE" and that made all the difference to the Federal Lending Criteria.
Thank you ASC.
You at least made a horible Nightmare easier to live with.

Late Fees & lack of customer service
I bought a house 11 years ago and haven't ever been late on any payments. I lost a job and called ASC to let them know I would make my payments into two payments and it would be paid by the 20th of the month. My payment is $658.60 per month. I paid $400.00 on the 3rd of the month and $200.00 on the 11th of the month. I was having it hard. The sent me a late notice after the 11th stating that I owed $658.60 and $100.00 late fee. I called them and they said they do not sent any payments in until it has been paid in full. I sent the the $58.60 and they still would not post any of my payments. I asked why they wouldn't post anything. They stated that I still owed $100.00 for late fees. I had to borrow the money to pay the $100.00 late fees or they were going to pursue forecloser. That was a stressful time.
I sent my payment off again this month on the 7th. I have another late fee because they did not get it by the 11th. The mail ran late. They don't go by the post mark on the envelope. They stated they go by when it reaches their desk. How do I know if it sets there a day or two before it reaches the right person.
They are terrible. I am trying to sell my house just to get rid of the company.

Where is the website for this company?
ASC keeps changing websites! Even if I can find the website, they charge for paying online, the charge for paying by phone, and they keep "loosing" the dated snail mail payments so they can then charge a late fee. This is bogus, as most companies either allow or encourage paperless billing.

Trying to sell house to avoid forclosure from this company!
I know this is very long, but please read our story, we are desparate for some guidance on this one,
My husband and I had a mortgage with Mortgage Lenders Network before it was sold to ASC. It has been a nightmare ever since. My husband had a pay cut of about $2000/month at which time I went back to work full time. We were having trouble making ends meet so we decided our only option was to sell. We spoke with representatives from ASC several times to notify them of our intentions, we were told not to make any mortgage payments for the next 5 months as we were being considered a hardship case, if the house did not sell by the end of the fifth month then we needed to resume payment again to avoid foreclosure.
We got a buyer 4months into the hardship case and a closing date was set or 08/17/07. After gathering all of our paper work together, the attorneys office contacted ASC approximately a week and a half before the closing to get the pay off amount. Excuse after excuse began to flood in from ASC-it will be expedited, you will receive the pay off tomorrow, it's been sent, we can't fax the pay off amount, your client has to give us written permission to talk to you, etc, etc. The pay off amount for the mortgage came in the day of the closing 45 minutes before the closing was scheduled for.
The closing never happened because the pay off amount came with $20, 000 in fees. ASC was charging us all kind of late fees, a prepayment penalty fee and various other fees...our original mortgage didn't even have a prepayment penalty fee.
It is now October 22, 2007 and we were able to hold onto the buyer until this past Monday when she could wait no longer...
NOW we are in foreclosure, ASC will not budge on negotiating any type of settlement price saying WE are not cooperating with them!
All we wanted to do was sell our home to get out of this nightmare of debt, we weren't looking to make any money on the sale simply break even....Which all could have happened if ASC had tried to charge us the prepayment penalty, they would have received more than was owed on the note, upwards in the amount of $10,000+ but they refused to even talk to our attorneys office.
To make matters worse, yesterday in the mail we received a notice of default from the Hartford Superior court for failure to appear--We never even received anything about going to court, don't know when it was supposed to be or what it was for!!
If anyone can offer some advice we would greatly appreciate it.

Poor service!
My husband & I fell behind in our payments (our fault) so we did the repayment plan & received a letter in Sept 07 that we we all set then 2 days later we get a letter stating that our loan & seriously deliquescent. My husband called & asked what happened they told us that the payment we made in Sept for 1630.00 the 1300.00 went to fee's! We were never told this & the girl @ ASC was very rude & really didn't have a clue!!! Now we can't refinance b/c of this When we thought we could. I am hoping by Jan 08 we can get rid of them & just to let everyone know when you refinance you can request that your mortgage CAN NOT BE SOLD!!! Trust me we will be doing this!!!

Can't fing website to make payment or contact!
They have been trying to put me in foreclosure for some time, but when I came back from training for the military, I found out that there was a way for them to cut my interest rates down, but they wouldn't give me the information, I found it on my own a few months later after they said they wanted to put me on a payment plan, or put my house into foreclosure.

Poor service!
Last year I they sent me a letter stating my Flood Insurance was too low. They said my minimum had to be $182,00 to cover my loan. This year, they said my property was expired in July, when it didn't expire until Sept. Now they sent me a letter stating that my flood Ins. again is too low.
I called them and asked what the minimum Flood Insurance is required for my home, and they said $182,00. But beings that I now have $200,00. In homeowners, I either need to lower my homeowners to match my Flood or increase my Flood to match my homeowners. I think it's time to re-finance through a reputable Mortgage Company
Keep in mind this is the same company that takes a week to process payments.

Poor service!
I refinanced my home I purchased in 2-88, and this loan sold 3 times from 8/6/-06 to 10/1/06. First, Citinet, Option One, and now this riff-off company. I can never get the same answer two different employees, either in Customer Service or Loan Mitigation. They are trying to raise my mgt pmt from 1143. to 1579./month, based on paying my homeowners and real estate twice. I applied for their loan modification program (of course) when I requested their application. Gee Whez, the forgot to put the application in the envelope. I have been asking for 2+ months for a recap of my escrow account as they double paid both taxes in insurance in 08/2006. I still have not received that info, and I have until 10/17/2009 to overnite $3000.00, just for them to consider my application for the modification.
The first woman I spoke told me that it takes 35-45 days for approval and no monies would be collected until the modification is/maybe approved. Then they tell me 3 days ago I have to have the money up front. I do not trust this company, that is owned by Wells Fargo Bank. Which I was one of their customers for a long time, and was surprised that they solisitate their own customers. Also ACS says they do not have my loan/escrow documents or copies of the tax assessors' billings. So where do they pick these numbers from. The loan mitigation rep said that the $3000.00 is refundable, should I not be approved ( which is what I expect them to do). But I'm one step ahead of these people.(I hope). Plus harassing calls, even after I had just talked to them looking for 2 answers the same from this unethical company. I think a class-action suit is in order!!!

Poor service!
We fell behind on our mortgage due to loss of job. But once I got back to work, we called ASC and they put us on a payment plan that we have followed to the letter. We just received a letter stating that we now owe $13,410.98 which is several thousand dollars than before we started the payment plan.
We were told that if we followed the payment plan we would be up to date in Febuary. This is unfair!!!
