Scam
I went on line and read all of the good postings about Americash and the bad postings. I think I saw more good stuff than I did bad and lets be fair to these people - who takes the time to post a good review. All you ever see if the bad, never the good.

I called Americash and they provided me a written and up front good faith estimate. When I closed on the loan about a month and a half later everything was as agreed. They did not add extra fees, they did not try to change terms - they did what they said and for that i wanted to go through this to post something good. It is rare that you get people who are straight shooters.

I wanted to say thank you Americash and I would use you again.

Be cautious
Terrible, stressful process We are sorry to inform you of the factual details pertaining to our recent unpleasant and stressful event with your company Americash Mortgage Bankers. Approximately fifty (50) days ago we began our refinance process with Americash. On Friday, February 5th, 2010, our file was assigned by M. and B. to Senior Processor Ms. P., to complete our transaction. We were assured that, P. is one of our senior processors and she will be working with you to get this loan wrapped up in a timely manner. You can reach P. at prooks AT americashloans.com or by calling at 800- ext.

We were locked in at a current rate, submitted and resubmitted all necessary and requested documents and data within hours of the documents being asked for, resubmitting same files copious times, due to Ms. P., Not having received them, and paid an appraisal fee in the amount of $450.00.

Ms. P. was e-mailed, faxed, electronically mailed and telephoned countless times as to documents requested, and her having received them, etc. This was done because she said she never got them. For the most part, my numerous calls and e-mails to Ms. P. went unanswered as well as unreturned. These same documents were also provided to Americash employee J. on more than one occasion.

On approximately Wednesday, February 24th, 2010, Ms. P. informed us that our documents were ready to sign and could we sign them Friday, February 26th, 2010. We informed Ms. P. and Mr. J. that the loan documents were not correct because we were paying current due property taxes and the March mortgages. Therefore, new loan documents needed to be drawn that reflected these facts. Ms. P. and Mr. J. knew this all along. We then heard nothing from Ms. P. since she said, I thought J. called you. When she finally e-mailed us back she requested more personal documentation as well as previously submitted data. Next the loan terms and agreement had been changed. Ms. P. subsequently stated our, Ratios were too high. We have full documentation of these facts. We chose not to burden you with over one-hundred plus pages of evidence at this time.

It is the responsibility of the lender Americash (any lender) to find out clients ratios are too high before the client is put through such suspect methods, has their credit hit and paid monies out of pocket for a failed refinance. We want to believe that Americash takes pride on putting the well-being and trust of their customers first and making sure clients are not placed in wary situations but rather put at ease. We respectfully ask for Americash to refund the $450.00 appraisal fee paid for our miserably failed refinance experience with Americash Mortgage Bankers.

Thank you for your time and right, truthful consideration in refunding our $450.00 paid in this matter of classic bait and switch tactics.

Refinancing
I was dealing with Alfred at Americash loans to see if I could refinance my rental property in Illinois. We dealt mostly by email and I was upfront with what I needed. A non-owner occupied 5/1 ARM with the lowest closing costs I could get. I have very little equity in the house (thank you housing market) but Al said I could get up to 120% LTV.

Well things never went well. He constantly threatened about rates going up, which they didn't. CONSTANTLY got the wrong information. First he had my primary residence on the loan docs...um no I'm re-financing my rental property. Then the TIF's didn't match, the numbers seem to change every time. The actual loan amount took FOUR different times for him to get right, THEN he wanted to confirm that it was a rental property AGAIN. Finally after about 2 weeks, I got the paperwork with the correct numbers. Hey guess what the closing costs went up $1500, because the "computer" didn't fill in some numbers. It had been wrong since the beginning and all I get is "I'm sorry, but it's the computer's fault"

Ok, I'll pay the extra costs so I sign everything and send it up. Kind of getting excited as this will drop the payments on the house by $300 a month.

"oh our loan underwriter says that you can have only a 75% LTV on a investment property---we can't do your loan"

WHAT? You knew it was a rental property from the BEGINNING and only NOW the 75% LTV comes to light? Completely underhanded, illegitimate and if honestly didn't know? Total incompetence.

I emailed his manager 3 days ago and have heard nothing. Not shocked.

There are many other more legitimate companies that you can get a mortgage through. USE THEM.

Thiefs!
These people started partial allotments through my employer AFTER I paid the loan in full, now everyweek, a few days after payday, they are sending me a check in the amount they drew from my paycheck. They owe me another 375 bucks - Im so PISSED.

Bad service
I read the complaints about Americash and the Loan Officer Mark Denton explained to me more about who Americash is and how they operate. I have a great experience with Mark and Americash. While I was skeptical at first because of a few complaints - I am really glad I went with my gut and did a loan with Americash. I thought I would let others know they are a good company. Thanks Mark!
