False and misleading lender
Worst mortgage company ever to work with. They say they are a direct lender, they are not. They are just a marketing company/broker. It's been two months now since I sent in my application and don't even know what's going on. They first said I was FHA approved at 4.25/4.7% (INT/APR), then changed their story and said they wanted 40% down on a 200k loan. After having to show them my builder was HOA approved, they came back with an approval letter at 4.5%. Day of closing they said it will take another 7-10 days for final HOA/HUD approval. Well it's been 2 months since I filled out my app w/ them, and i'm way beyond the 10-day decision period. They're ignoring my emails, they don't answer the phone. Trust me, do not deal with this company, you will regret it later. Just a matter of time before a class action is filed.

deceptive practices
Stay away from Amerisave. They will rip you off. They are deceptive and should be shut down by the regulators. They waisted hours of my time. This is a high-pressure scam operation.

Here is a summary:
- I saw a great rate (4.375) on a 30 year loan
- I entered all my information online and paid the $35 credit check fee.
- I provided full documentation including income, assets, 2nd heloc, etc.
- I was preapproved for the loan and then was pressured to pay $625 for an appraisal by the mortgage processor.
- I did not pay the appriasal fee yet because I wanted a rate lock first.
- About a week later they called me and said that they could lock
in the rate, so I paid the $625.
- The appraiser came and the house was appraised at the appropriate value (1.23M for a 729000 loan)
- All lights were green and I was expecting a smooth close
- Then, nothing. Day after day, no communication from Amerisave. A month pasted.
- Everytime I asked them something he would say that the Sales Manager is talking to the investors trying to get an exception.
- W-T-F? What exception? Oh, apparently now my second heloc from Wells is a problem because it has a prepayment penalty of $500 ( a fannie may guideline). They did not tell me this before they waisted my time.
- I know that they are lying about this because I just refinanced 2 months ago from another lender ( aimloan.com ) and this was not an issue.
- I have told Amerisave to F*Off and I am back refinancing with aimloan.com again.

Beware, do not fall prey to them. Protect your time and money. Look at all of the other horrible feedback online. I think the only good feedback has been created by Amerisave.

No mortgage given
I was denied a mortgage by Amerisave despite a multmillion dollar portfolio and an 810 credit rating.
I paid $ 750.00 for an appraisal.
Got the mortgage from another lender.

Scam
My elderly parents tring to refinance there home, and take a small loan out.

They currently owe about 150, 000.00 on an existing Mortgage loan, they wanted to borrow 50, 000.00 more and refinance for a better rate. There home is worth 800, 000.00 was just appraised at that from a Amerisave referral appraiser.

My parents are retired and collecting Social Security, and have an ira that they collect on once a year and have outstanding credit 800 something. They can make the new payment with ease, before inquiring about the loan they had told the representative about them being retired and not filing and he said no problem. So my parents went ahead and paid 500.00 for a house appraisal non refundable, know they are telling my parents that the IRS blocked them from getting the loan because they say my parents haven't filed in over 5 years.

They were told by there tax preparer that they didn't have to file because they are retired and on social security. Know my parents are out the 500.00 bucks! and that ***!!! THEY ARE A BUNCH OF LIARS AT AMERISAVE!

Bad company - Very poor service
Amerisave is a very bad company. Beware! They tried to change the interest rate intially quoted, had terrible customer service and ultimately did not come thru with the refinance. I have a perfert credit score and credit history, have neve had an issue with over a dozen mortages/refi's until trying to deal with Amerisave. If I would not have put the credit report fee and home appraisal fee on my American Express and gone thru BBB to recover the fees I would have been our these monies. Stay away from Amerisave!

bait and switch
Do not use this company until you go on line and research them. they will give you a lock in rate and then lose all the paper work and stall until it expires and then tell you either pay the higher rate or pay them 500. I can document this with all the emails they send me.
I could go on and on about how they do not have an office but they all work out of thier homes and will not call you once you sign the papers.
So beware

Run Away!!!!!!!!!
I was planning on writing a full length dissertation on how incredibly dishonest Amerisave is but after reading all the other complaints it appears its already been done. I will say this...my "Sr Loan Specialist" Mark Metzger was the epitome of a "shady" saleman with avoiding phone contact and criptic 4 and 5 word answers when asked about possible changes in closing cost or recieving a good faith estimate. Yup...he refused to give me a good faith estimate stating in an email that "all costs are on our website". Once my wife and I realised the scam that was in progress we actual starting sending Hank questions via email to see how criptic and few word answers he could muster...it was actually kinda fun...but I digress...needless to say AVOID AVOID AVOID these guys. You have been warned!!!

FALSE ADVERTISING
They adverise a 3.25% mortgage rate for a 15 yr. term but even their National sales manager (Marisa Davis) refused to tell me what you need to qualify for it. My credit is 780 & I think I qualify but she didn't not tell me who qualifies for this 3.25% scam rate they publish on their website. She told me to apply on line to see if I could get it. I am too wise to fall for that.

refinance application
Amerisave is dishonest. I have never written a complaint like this before, but wanted to warn people. We filled out an application for a refinance with Amerisave. We used their website to figure out the fees and they quoted them at $853.20 for the rate, amount of mtge and credit score we submitted. We had checked my husband's FICO score in advance. After filling out the application we were charged $35.00 to pull our credit scores and complete the application to lock in our rate and fees. They then quoted us $2900 for their fees and showed my husband's credit score a full 14 points lower than his average FICO that we checked ourselves. I called and they gave me a line about using a different "indexing system." A classic bait and switch. Funny that the two other mortgage companies we received quotes from used the same FICO score we got from our reports--the right scores. Thankfully, we could shop around. If you are thinking about going with Amerisave, you should too. If they are dishonest right out of the gate, just think how bad it could get when you try to close.
