The inspector Kenneth Altes from Architectural Inspections, with Texas
Real Estate Commission license 623, inspected the house I was buying.
I spent $500 for his inspection but got a report with many wrong
results, not-inspected items or inspected without results... His
behave showed he just wanted to get money and did not care his
responsibility. Here are just few of the problems during the
inspections of my house:
1. Kenneth Altes did not work systematically and thoroughly. Many many
times during the inspection Kenneth got phone calls, called out or
talked to other people. He was easily got confused once he was
interrupted. His inspection was not thorough.
2. Kenneth Altes reported that the down stair A/C system did not heat
or cool. Later on I called and paid for the repairman to come... It
turned out that the A/C system was fine. The repairman just needed to
replace the batteries in the thermostat.
3. Kenneth Altes inspected the garage door and reported no problems.
But in reality these 2 garage doors are not functioning well. Needs
repair or replacement.
4. Kenneth Altes did not report the inspection results for roof
structure and attic. I don't know whether he did inspections on these
very important items ot not. But he knew that my house pier and beam
foundation was not in good condition and needed to repair soon. He
definitely needed to report the inspection on roof structure and
attic.
5. Kenneth Altes did not inspect the security system. He even did not
want to inspect the sprinkler system. After I insisted on this item he
came back and inspected it.
6. Kenneth Altes skipped inspections on most of water system. He
claimed that testing it might cause the bathroom to flood due to
leaking sump pump. In reality he should be able to test each
individual faucet, toilet, and appliance one after another without any
problem. But he did not want to.
In summary Kenneth Altes does not work professionally as an inspector
and lacks of knowledge being as an inspector.
