Mortgage Adjustment
Unbelievable! This company was my senior citizen mother's mortgage holder after her loan got sold off. She asked for a mortgage adjustment (loan modification) to change her rate from an adjustable rate to a fixed rate. She want through NACA and they informed her that Aurora was a historically noncompliant partner. She pressed forward anyway, They agreed to a temporary interest reduction, while they decided on a permanent decision on modifying her loan to allow her to stay in her home. During this decision period where she was making the payments they indicated to her to make, she was presented monthly with late payment advice, since the temporary payment they permitted for six months was not meeting their interest payment amount. These were followed with HUD foreclosure notices. She faced anxiety and panic attacks as a result and was hospitalized over the thought of losing the home she has lived in for 25 years and having nowhere else to go. Each time she called Aurora, she dealt with a different person who had no idea of her case and had to re-interview for the entire process on an almost monthly basis.

Hats off to her! She told Aurora to F-Off! She went with a reverse mortgage with another lender and astoundingly had yet another letter three months letter advising her of foreclosure proceedings. DONT DO BUSINESS WITH THIS COMPANY

Horror story
My aurora loans told me today that they will review my loan in september''' After telling me, "you will get a packet in may" ? I now

have been told we will email the undrwriter's supervisor, not even dealing

directly with the underwriter Alma.Can someone please tell me if I should quit making payments again ?Is someone out there a banker who knows about these issues, I do not want to llose my home, but I am so sick of this bank getting away with leying to me every week to shut me up til next week when I call again, keep in mind I have been dealing with this dutch bank since feb-1-2009.

Mortgage lender insurance claim delays
We had extensive water damage to our house which requires hardwood floor and carpet replacement, trim and molding replacement, and painting and carpet cleaning. Aurora mortgage was an additional payee on the insurance check and we endorsed it and submitted it along with all their required paperwork.(sent via fax and overnight mail) There has been one delay after another for over 2 weeks now with no resolution on when they are going to send us our first allocation funds based on Aurora's arbitrary time-allotments which are nowhere in any contract we have with them it could take 2 more weeks and in the meantime, we a stuck walking on concrete..more damage to carpets...and moldy carpet is still here causing many allergy and health issues. Their answer to my complaints "I understand your frustration and I don't know why that wasn't done the last 4 days when you were told it would be. Complaints? You could contact your congressman"

Loan Modification
I have been reading quite a few of the reports on here and so have my attorneys. They advised me to post and ask if anyone might be interested in joining my lawsuit as a class action suit.

My story: I originally requested a modification in mid-2008 and was denied. When I lost my job in September 2008, I contacted them and told them I was concerned about being able to afford making my payments and wanted to find out what options were available to me. They said they could modify my loan based on need, but I could only demonstrate need if I didn't make my payment for 3 months. So, I stopped paying.

They never once attempted to contact me. When I received the Notice of Trustee Sale in March, I contacted them and agreed to enter into a forbearance agreement, requiring me to make four payments on time, in an amount exceeding my original monthly payment. I signed the forbearance agreement and sent all payments via either overnight or certified mail, so that I had proof I had sent them timely.

My last payment was due July 10, and I was still in the process of exchanging paperwork to help them determine what workout we could arrange. Like many other stories on this site, I sent them what they requested, then they told me it wasn't sufficient, and to send three additional documents. I then received a letter dated July 24, postmarked July 27, informing me that, due to not receiving ONE piece of paper, they would not be able to work with me, and would pursue other actions. I had been out of town, and didn't see this letter until August 2. On the 3rd, a real estate agent came knocking on my door to offer me "cash for keys".

Floored, I started researching and discovered that my home had been sold on July 30, only 20 days after making my final payment!

Here are some of the deficiencies we have found so far:

-required affidavits not filed with paperwork filed with county

-substitution of trustee filed a month AFTER the trustee filed a Notice of Trustee Sale (meaning they didn't have any authority to act as trustee at the time the notice was filed)

-breach of contract

-protocol not followed in starting the process all over again - if I had, indeed, been in default (as they are trying to claim), they were required to file a new Notice of Default, and start the process again

Filing a new complaint about
I fell behind on my mortgage with Aurora Loan Services and then was offered a temporary modification plan for 6 months. After making payments on this modification for 3 months, Aurora Loans went behind my back and in the meantime sold my house without ever notifying me and gave me 3 days to move out. After contacting Tom Winn's office Deborah Knoll told me that I cannot speak to me and would have someone look into it and get back to me. I got a call back from a Kyle Giem who then told me he was going review the loan modification and that my move out date was extended to June 25, 2010. After reassuring me over and over that my move out was June 25, 2010, their attorney went ahead and filed an eviction and serving with papers. I went to the emergency room after suffering chest pain and having a panic attack of being notified I am now being evicted when all along I was told I had until June 25, 2010 and that they were still working on a loan modification. After receiving the eviction I called Craig Wildrick and he basically doesn't care and neither does Kyle Giem. He had Deborah Knoll get an attorney Justin and have him threaten me not to contact Aurora Loan Services, but to instead just deal with him and he basically told me that Aurora Loan Services is not going to work on a loan modification and that they no longer have the paperwork I submitted to Kyle to be reviewed for a loan modification. I have proof that he received it. And Deborah Knoll is a lying two faced person. She tells you one thing and then hangs up the phone and has attorneys threaten you. Basically stay away from Aurora Loan Services. They are not in the business of helping you. They are in the business of ripping people off and sending people to the hospital waiting for them to die and take their money.

Beware!
HERE'S ONE FOR THE BOOKS, WE RECEIVED AN INSURANCE SETTLEMENT TO REBUILD OUR HOUSE, WE SENT IT TO AURORA TO PUT IN AN ESCROW ACCOUNT FOR WHEN WE START BUILDING, THAT WAS FOUR IN HALF YEARS AGO, LITTLE DID WE KNOW THAT THE CONTRACTOR WAS REQUESTING MONEY, AND AURORA WAS RELEASING IT TO HIM WITH NO INSPECTIONS BEING DONE ON THE HOUSE. THE CONTRACTOR TOOK DOWN OUR HOUSE AND LEFT US WITH NOTHING TO REBUILD. AURORA ALSO OWNED GMAC MORTGAGE THAT THEY SOLD STATING THERE WAS HOUSE ON THE PROPERTY BECAUSE IF YOU LOOKED ON THE COMPUTER THE HOUSE WAS STILL THERE THEY NEVER TOOK IT OFF. ALL THAT IS THERE IS A VACANT PIECE OF LAND. THE CONTRACTOR WAS ARRESTED FOR FRAUD AND GRAND LARCENCY CHARGES, THEY ARE STILL REFUSING TO GIVE US OUR MONEY BACK, ALSO THEY STILL HAVE MORE MONEY OF OURS WHICH THEY WILL NOT RELEASE TO US. WE HAVE A LAWYER, HOWEVER, WE WOULD LIKE TO GET TOGETHER WITH OTHER PEOPLE THAT WERE DEFRAUDED BY AURORA LOAN SERVICES AND GO TO WASHINGTON AND GET SENATORS ENVOLVED AFTER ALL THEY WERE GIVEN FUND BY THE GOVERNMENT TO HELP PEOPLE BAIL OUT OF TROUBLE, AND IT LOOKS LIKE THEY ONLY WANT TO DEFRAUD YOU. Worst service ever
I have been trying to have my home loan modified or at least considered for modification for past 6-8 months by Aurora loan services. I provided all the documents in August of 2009. They are still asking to have 2 more weeks to just give me an update on the status of my loan modification request. It seems that delay is their way of providing service to their customers.

I just called them and asked for the name of Aurora Loan Services president. The response was that I needed to submit my written request via fax to a number they gave me! It appears very strange that even the name of president is kept secrete.

Please avoid Aurora Loan Services if you can.

Evil Giants & Bullies
I was working closely with our lender (Aurora Loan Services) up until January 2010 when I became ill. My family has fought hard to keep this roof over our heads. I am a Doctoral student and working as an intern. My husband has been working hard to keep the family as a unit financially.
We fell behind during 2008/2009 for several reasons (my husband's student loans became due, I became disabled on my job, the birth of our 2nd daughter, her hospitalization when she became ill at 1 year old, costs of medication, our home was broken into and we lost over $20k in property and damage repair, etc). We completed a work out agreement with Aurora. I became ill and unable to make the January payment in a timely manner. The January payment was the 5th of 6 payments in the plan. I sent the payment a week after it was due. Aurora received the payment, cashed it, and sold our home anyway on 2/18/10, without notifying us. Our home did not sell to a third party; it is still owned by Aurora. We were never made aware that our home was up for sell. We also sent our February (6th & final) payment which would have concluded the foreclosure process. Additionally, they have our escrow surplus. We are not months and months behind on money owed to Aurora. We were scammed by Green Credit Solutions on a loan modification early on which cost us $3500. We have also requested a loan modification from Aurora and been denied or ignored several times. We are really working on this American dream, but it seems like it’s to no avail. We are a unit of 4, including our two children with very little help. We are up against a giant bank which probably has lawyers by the boat load. All I can say at this point is I am holding on to hope, telling my story and seeking legal advice. We have been served with a 3 day notice to vacate. Aurora is a mean & evil bully! Their customer service sucks and they could care less about people / families.

Loan Modification
Aurora is not a Loan provider you want to deal with. They have no interest in modifying any loans. These people are bullying and cannot be trusted. After 10 months of making trial payments with them, they denied us. We took it to an attorney and now is in the process of taking legal actions.
The best way to deal with Aurora is thru an attorney, not a Loan Mod agency. You'd probably have to pay a little more, but spare you a lot of emotional distress later dealing with Aurora.

Rip off
I do not know where to begin on dealing with Aurora.

If you want action go to Office of Thrift Supervision Consumer Response Unit, 1700 G Street, NW, Washington, DC 20552, they got hold of my letter that I had sent out to numerous people and it was forward to OTS. They gave me a case number and forward my letter to Aurora and OTS wants a responce from Aurora. Aurora sold our home right underneath when we were trying to modify our loan and we were on that forbearance program. Now Aurora got that letter from the OTS and Aurora is rescinding the duly noticed foreclosure sale of our property. So now we are just waiting to see what they are going to offer us.
