Early last month after a small storm I noticed a small patch of roofing shingles were folded up on the corner of my roof. I went up there to investigate and noticed that the wood decking under the upturned shingles was wet to the point of rotting so much that I pushed a golf ball size hole through with my fingers on accident. The wet spot appears to be about 2 x 2 feet. Any way I folded the shingles back over and nailed them down. I call my home insurance co (Balboa's) and they sent an adjuster to inspect the roof. He took measurements of the whole roof and told me there was mild wind shear damage all over but after a while it should and usually does settle back down. But some ridge vents should be replaced. A month later I get a letter from the Ins. Co saying no check will be issued to me because the estimate is $646 which is under my $1770 deductible. Of course looking at the estimate I only see estimates for some material and no labor. The House is only 5 years old. The adjuster told me it is likely that Hurricane Ike caused the damage initially and that is why the decking is rotting because it has been getting wet ever since. The recent storm just made it noticeable. There for it seems to be an Insurance vs Damage claim and not just aging rot.
Ok, if I get an outside inspector to look at my roof and I submit it to insurance co, won't they just be like..."so ? " I mean what good would that do? Any help on next the next viable step would be appreciated.
