Poor representation by agent
My husband and I put our house on the market in July. The commission charge is 6%. Since we are the ones paying her we are the ones she is supposed to represent. In a way she is our employee. She did great at first. Several showings, several open houses, etc. She was very poor at responding to calls and emails however. In December a couple new to the area contacted her to see the house. They loved it and made an offer. At that point EVERYTHING turned. Instead of representing us, the seller, who are the ones paying her, she began to bend to the whims and wishes of the buyers. In the offer there was mention of us paying $3, 000 of the closing costs...I wonder who suggested that to first time buyers...? Anyhow, my husband and I are moving to Florida and driving down. Because of that it was agreed that the closing would be on the 28th, and then he and I could be off. Last night at 5pm we got an email from the agent stating that the closing is now Thursday 27th. We still don't know what time it will be. The buyers repeatedly asked for the 27th in the afternoon as a closing date and we kept saying no, it was already set for the 28th. We have the movers in place to come on a certain date and then the following day the carpet cleaners were going to clean the carpets (as part of the contract) and I was going to scrub bathrooms, kitchen, floors, etc. Now we are going to be in breach of contract because we cannot get the carpets cleaned because they agent gave them their way and changed the closing date (but still hasn't told us what time). There is much more to this story, but there is no point in going on since we are stuck now anyway. Chances are, because of this, we are going to be driving to Florida in the middle of the night. Basically the agent stopped REPRESENTING US and began REPRESNTING THEM...even though they aren't paying her. Interstate moves involve a lot of planning and the change of a date, even by one day, can really mess things up. Thanks to our agent, that is what we are dealing with now. The 12 hour difference the buyer wants is so small in comparison to the trouble it is putting us through. Be warned, your agent can stop keeping your interests in mind and do WHATEVER the buyers want just to make a buck.
