I had a house on the market and Dennis Blake came to me with a great offer to buy it but he wanted to do a lease to own. I was willing to work with him to make the sale. In the contract he said he would pay me a reasonable monthly rate while he was deciding to complete the sale. In lieu of paying me for tying up the house with his option, he said he would complete the landscaping, install a security system and do a few other things around the house.

It all sounded great. He moved in and I thought I was just a few months from completing the sale.

Well, his first monthly payment came due and all he had for me was excuses why he didn't have the money and assured me he'd have it in a couple weeks. I wanted to cultivate this opportunity so I was willing to wait for him to get up to date on his payments. Well, to be short here, the weeks turned into months but the payments never came. I visited him and saw that the landscaping and security system hadn't been started either. Again, he had excuses for me.

I worked to get him evicted and after what turned out to be a year of sending me excuses instead of payments he was finally out and I was out a whole year's payments and nothing to show for it all.

As I was transferring the utilities back to my name I found that none of those were paid up either.

Avoid my mistake by avoiding dealing with Dennis Blake.
