For my $40 US they gave me a chance for "discount tours" at Xel-ha and snorkeling if I went on a 90 min. presentation. Long story short, it was 8 hours long, we had to ask for food as we skipped breakfast at our all inclusive. These people will not take "No" for an answer and ply you with alcohol to wear you down. They will promise you all sort of things "Yacht Ride" "Mexican Fiesta" things which they didn't deliver. They will also get you to sign a waiver at the beginning to rescind you right to cancel in 5 days. We made the mistake of signing on the 2nd day of our trip leaving me little time to cancel in "5 business days'. I faxed them immediately on returning home canceling the contract and contacted my credit card provider ( saying I had canceled and was disputing the charge). My money was refunded in the required period, although a collection agency tried to contact me several times.
They will have first choice to buy back your property at "fair market value". Other buyers have complained about shelling out thousands to repair the place after the hurricane.
