We purchased our 1st new home from Gehan Homes in Cedar Hill, TX back in Nov. 2000. Gehan build this puppy in 90 days and boy you could tell. We thought we were getting the same model that we looked at in Arlington. Boy was we wrong. They gave us a cheaper floors plan. The fireplace is not functional due to the location. We were told over and over again that they would make things right. What they didn't tell us was the cheap products that came with the home. Our girl’s bathroom is not square, now when we did the walk through, everything was clean and white but after 6months then you start seeing the problems like the cheap caulking showing dirt, you can't clean it unless you remove it totally. It really needed clear caulking but it would show the bad workmanship. In the A/C room the pipes are not run properly and the water that is pulled out of the house runs back out the unit on to the base where the A/C is located causing the wood to warp over time.

We love our location so I guest when you purchase a new home what you are actually doing selecting the location. The home, you will need to update everything, door knobs, kitchen silk, the flooring, repainting the rooms, add ceiling fans because they will charge you $250 per fan to upgrade them, A/C unit was only 10 shear should have been 13 shear. The compressor was bolted to the slab so it wouldn't get stolen. The A/C man that replaced the unit in 2007 was ticked off.

Bottom line if we have to so over again would purchase a 10 year old home where anything add been replaced by owners. Our house listed for $109.000 plus upgrades totaling $113, 000.00. The profit Gehan made was $ 63, 000 minus labor and material.

Making a new home purchase is very stressful. Don't do it!

Deceptive practices and lies
Deceptive practices and lies is an understatement. When you read about the company its all about how they are family owned and operated and how much they take care of people. Well we were lied to and tricked into signing a contract then after we signed everything changed. They tell you what you want to hear and once they get you its all over. We talked to the president of the Houston division and he was more rude and unwilling to help us out basically telling us tough crap. The sad part is that I am a realtor and they still would not treat me any different knowing that I sell and recommend homes in this community since I personally live here. I can guarantee you that I will be spreading the word to my fellow agents and will never take a client anywhere near Gehan Homes.

Terrible Home and Company
We purchased our home in August of 2005. Our home was a spec. in the classic series. We paid a pretty penny to get our home. This was our second home, the first being with Pulte who was WONDERFUL. This was hardly the case with Gehan. It started with lie upon lie from the sales rep., then we requested simple changes in the home, such as carpet and counter tops since they were not in already. We were told no, that the carpet and counters were already ordered so there was no way to change. Then we do the walk through with the superintendent, we explain the long list of items that needed fixed before closing. He ensured us that they would have everything done before closing. We did the final walk through three days before we closed. There were still several item not completed, in addition to a dying tree that I made very clear I would need replaced if it did indeed died. The superintendent wrote all of our items down and sign it for give us peace of mind so that we could still close. Keep in mind that we were closing on our other home we had sold and had no choice but to close.

Well we close and move in, this is were the real fun began. Not only did very few items get done on the list but my tree ended up dying within 30 days. I contacted Gehan and told them of the whole situation. They explained that they DO NOT warrant any landscaping. The tree was dying before we closed we explained, they flat out refused to help us.

In addition to this, the patios were chipped away looking before closing. They used a light weight, darker colored concrete to patch it. Now still, 5 years later you can see a huge difference in the original versus patched patio. It looks awful. Again, we asked that they help us and they refused. They did the same horrible patch work to a bath tub that was chipped as well.

A few things to know about Gehan. They operate like a dirty used car sales man. They get you in and screw you. Our walls are falling apart, foundation cracked, garage door already needs replaced, Front doors cheap, horrible windows that need replaced due to leaks. The home is horribly constructed.

We paid over $215K for our home and feel taken.

A few other pointers to know about AMBERWOOD SUB. the water company is privately owned and operated. Our average water bill, just water is $150 for a small family of 4. This last month our water bill climbed to $300. Monarch Utilities or Eco Resources was fighting us to double our water bills, until we got the mayor involved. The HOA is horrible and does nothing but takes our money. In addition to all these lovely things, we have no park, one pool, and live in a rock quarry blasting zone. None of which they told us when buying the home. Our home shakes daily from the blasting up the road, in Buda.


So please, beware and be smart don't buy Gehan.

Awful company
When looking to build I wanted a neighborhood that had a pool & parks (we have three young children). Gehan was a new community, nothing was built except the model homes - we were told the parks and pools would be in shortly and that we would not have to pay our home owner dues until they were constructed!

We have lived here now for three years (paying our dues each year!) without a pool or any parks. When we talked to our neighbors we found out we were all promised the same thing yet 1/01 we all received invoices for HOA dues.

When we contacted the builder we were told that the dues were being used to landscape the entryways and that they had turned the parks over to the city so they have no control as to when they will be built! The estimated date to build our pool changes all the time - I have no hopes of getting one anytime soon.

When we drive through other neighborhoods near our home we see pools & parks being built along with the model homes - there is no reason why we shouldn't have what we are paying for - Gehan is greedy!

Awful company
Gehan sold us on their "Master Planned Community". They told us they would not build the same house next-door or across the street! LIES!!! The model home is built three across in this neighborhood every chance they get! They have built it so much they are now offering additional elevations!

When a neighbor contacted corp. headquarters she was told that what was meant was they wouldn't build the same elevation across the street or next-door. Another lie! The lot across the street from me was empty for a long time. The builder decided to build an inventory home there. It is my floor plan and my elevation, almost the same brick color! So now when we look out our front windows we get to see our house!

Other builders in our area seem to have structure in the planning process without the same floor plans being sold three across every couple of houses and all those builders are within the same price range of Gehan Homes!

Now as I drive through my neighborhood I regret building here. If I had seen their idea of a "master plan" I wouldn't have bought from them. It looks so cheap with one floor plan being built over and over again!!!

Terrible experience
Gehan wasted 3 months with bogus loan qualifications, starting a house then deciding they didn't properly qualify us for the loan. They then decided they over qualified us by 10-15 thousand dollars. it was too late to adjust anything when we were informed and it took them a month to return our money. Not once did they apologize. We asked to speak to management but they would not call us nor would the sale person give us the name and number of a manager. We tried to work with them on a different house and they just lead us on and then failed to communicate with us. Do not build with gehan if you want honesty or management to back up anything. Watch for their lies.

Defectively constructed my home
I purchased my Gehan Home in September 2004 and I would like to warn anyone thinking about purchasing a Gehan Home. If you want a quality built home that is also built to code then you better not buy a Gehan Home. My nearly 4 year old home needs 22 piers according to the structural engineer I hired in November 2007. My home has structural failure and the retaining wall behind my home is bowing. Once the retaining wall goes I can only imagine where my bad built house is going to go. My brick arch in the front of my home has separated and the bricks are barely holding on. I have cracks in the ceiling, the walls are separating, the vinyl tile on my floor has separated, most of the doors have sloped, the brick steps leading into the back door has separated and are tilting, the ridge beam and roof joists in the attic are separating, and the list goes on and on. Do you still want to buy a Gehan Home? You better think again. How about I found out that the soils report used to design my foundation wasn't site specific. Think about my home foundation wasn't designed for the soil that it actually sits on. You still want to buy a Gehan Home? You better think again. How about the fact that my home has dropped tremendously in value not just because of the economy but because of the condition it's in. When I notified Gehan Homes of the foundation problems, I was told there were none. Do you still want to buy a Gehan Home? You better think again. I was told by the warranty department the resolution to my home problems were unrealistic. I was told by the warranty department that they welcome the TRCC process. You know why? The TRCC cannot make a builder do s**t. There's nothing to stop a builder from building you a defective home and after you buy that defective home there's no laws to make the builder repair your defective home. Do you still want to buy a Gehan Home???? You better think again, and again, and read this again and then decide if you want to spend a $100k or more on a home that you can't stand to be in or sale. My next home will not be a Gehan Home. If you do, I tried to warn you! Beware!
