GMAC MORTGAGE
Is there anyone that was approved for the home modification, then a few months later get a up charge for 20, 000... for penlties, and such? I have requested so many times from GMAC to give me details about where this is listed in my loan...which they can never provide!!! HELP.. anyone else have this problem?

Insurance scam
GMAC first contacted us last August and told us that we owed them $2200 for flood insurance. We gave them proof of flood insurance at least 3 times before they would credit us, all the while threatening to foreclose.
Two months later, they contacted us and told us that we were facing foreclosure for $1500 insurance premiums. We again showed them proof of insurance. (The policy only costs $300 – but they have inflated the cost 500% to 700%.) Meanwhile, we were in the process of refinancing with Wells Fargo to get away from the unscrupulous practices of GMAC. We paid the extra $1515.30 to keep the home from going into foreclosure and they received the payment, which was deducted from our account on April 1st, 2011.
Now we have undisclosed late fees and penalties on a bogus insurance policy for which they owe us the premiums and they will not release the mortgage to our new lender. We have received 3 calls today threatening foreclosure and average 1 – 2 every day. When you ask to speak to a manager, they hang up on you.
We have never been one day late for any payment which we auto-pay through our bank. How can they get away with this? We want our money back with interest and penalties and hope these crooks get fined for bilking us and harassment. I am looking for a class action lawsuit to join. Somebody has got to stop them. You can’t take away somebody’s home because you suddenly decide to add an insurance requirement that is bogus and no amount of proof of coverage or payment will deter them from their single-minded goal of stealing your home!

Extortion
Complaints against GMAC Mortgage:
Despite numerous faxes and phone calls from myself, my insurance agent, and the insurance company, GMAC purchased a separate hazard insurance policy for my home, duplicating coverage that I had, and proved at least six times that I had. This raised my payment. Because I did not know that they had not completed the cancellation for a few months, I was late on a payment that I actually never owed (the regular payment was made on time every month automatically.) All late fees were refunded, nice of them, but it was sent to the credit monitoring services as late payments and that stands.
This year when my hazard insurance policy was renewed, I requested that GMAC not escrow the insurance, that I would make payment directly to the insurance company as I had been doing for numerous years. They refused as I have PMI, which cannot be cancelled due to the late payments that I actually made on time. They then tried to charge my escrow account over $5, 000.00 for the hazard insurance that they already know cost less than $1, 500.00. How do I know that they knew the amount? They had already paid it. And yet, I am making payment to GMAC every month based on the incorrect amount of $5, 000.00. Gee, just today, I opened mail from GMAC and there is a refund check for $682.22 for overpayment of escrow. At the same time I received a phone call from GMAC that I still owed $681.00 more than the payment I sent. I would say this is funny except that it is tragic. In fact I would go so far as to say I was extorted out of $681.00 today to avoid another false allegation of failure to pay my mortgage payment.
I was promised in early May by the escrow analysis department that the payment difference from the incorrect escrow charge of $5, 000.00 would be fixed in time for my correct payment amount to be made by May 15. This did not happen. The escrow analysis department was appalled that they showed a payment in full made of $1, 500 for the insurance with a pending charge of over $5, 000.00 still showing as owing on the escrow analysis. Apparently not appalled enough to fix it however, or maybe instructed by their superiors to keep it incorrect so they could use my money.
I do not ever think that GMAC will pull this together. It is too lucrative for them. I do not hope that they will remove any late payment dings from my credit, because then the threats that they make would not work. I am going through the credit reporting services to try and get them removed. I would rather not refinance my home as I hope to sell within two years. But I guarantee, that I will never use GMAC mortgage again. I will also send this complaint to everyone who will listen to it, including any regulatory organizations that I can find. If I had the money to do so, I would hire an attorney and sue for the great amount of stress that I have endured.
I really wonder this: What is GMAC doing with my money? They are taking extra by threatening to ruin my credit, to then refund it later. So they are using my money interest free. This sounds like a scam, take an extra $400.00 a month from people, use the money for several months, threaten us so we shut up and pay it, then refund later. Sounds like a full investigation is in order.

Unprofessional Customer Service
I am in the process of a short sale and one of my mortgages is with GMAC Mortgage . I received a letter from them with a telephone number/individual to contact to 'discuss details'. Three weeks of daily calls to this number provided by them, to the 1-800 number plus the supervisors number with ABSOLUTELY NO response back. I understand that it takes between 5-7 business days however the individual that initially provided her contact number to discuss decided to LIE AND SAY THAT SHE HAS TRIED SEVERAL TIMES TO CONTACT ME BUT I DIDN"T ANSWER PHONE. It is appalling that someone could be so unprofessional to lie, but disgustingly arrogant to not realize that it is 2011 and EVERY CELL PHONE LETS YOU KNOW IF YOU HAVE MISSED A PHONE CALL. I have been a good customer for 6 years and deserve a phone call back.

WEB PAGE DENIAL/Blocked by GMAC
In March 2011 I tried to enter the web payment section of GMAC mortgage and I entered the wrong password. I was using this web portal for almost 8 yeaars. I was then blocked by GMAC Web action and asked to have my account password re-set using the form provided by the web masters. I was then sent the email with the instructions to re-set the password and log in info. When I went to the site I followed the directions exactly for resetting the password and was hopefully on my way to paying my March payment. What I found was nothing! I was then asked to have the password reset-again. I contacted GMAC Customer Care for more advice. I was then told that my acocunt was blocked and I had to re-apply for a new account.
This was unacceptable to me as the GMAC directions clearly stated all I had to do was ask for a new password and I would then be allowed to access my account. I was told that they had changed their security levels and my account name was too short and that caused the block. I was to have a name of 7 letters or numbers or more. My account name was 7 letters and numbers! I questioned GMAC Customer Care as to this and they stated I was still blocked and not allowed to re-use my user name as it was not alloowed anymore.
I asked for names and employee numbers adn was told they did not give these out over the internet. Hmmm why? They never told mne clearly why but hinted at a need for security.
I was then given my account number in an email So much for security - a live account number over unsecured email.
All this email correspondence and blocking me is making me two months late as of the end of April 2011. I am now facing foreclosure becasxuse their programmer made an error that ended in blocking me for no reason. An error that a good programmer could readily fix. How do I know this? I do computer work for a living and designing programs is my living.
I am being penalized by bad programming and people that do not think a customer should be made whole by following their instructions after making a mistake.

customer service
I've called customer service 5 times in the past three months to inform GMAC that I already have flood insurance and they do not need to place a new order for me. They claimed not to receive proof of my flood insurance the first time and put the charge on my statement. Then, a submitted my insurance a second time and the agent said it was verified, and would take 3-5 days to show up on my account for the regular customer service. I called 3 days later when the insurance agent conferenced the customer service so we could all three talk. The customer service agent said all should be fine within a couple days. I specifically asked that this payment be taken off my account and not affect my credit, and they said they would even call me for confirmation. A quick note about the customer service representative is that she was very hard to understand, she had very poor communication skills. A month has passed, and a new statement has a late fee for this unneccessary flood insurance charge. The customer service agent today would not even tell me that the late charge was still on my account. By the time I got her to say those words, she read a pre-created statement that I'd have to talk to the insurance department, but that they're not open on the weekends. While I was verifying the late-fee with her, she would not respond, and started to act like our line was disconnecting. I could hear her VERY clearly, and it seems ironic that at this exact moment, the connection broke down. I told her "I know you're trying to end this conversation, and that you're faking that the connection is breaking." She eventually hung up. That was the worst customer service experience. Humility is a good skill for those in the service industry. Thanks for nothing.

Approved twice and denied two times in a period of two years
GMAC mortgage is a very hard company to deal with, they kept loosing my papers finally after sending the information about 20 times, I got approved in October of 2009, in November of 2009, I file for Chapter 13, and they immediately cancelled the approval, and was told I was denied because I file for Chapter 13, so we had to start all over again, same thing they kept loosing my paper (information) all the time, again I submitted the information again, and got approved on april of 2010, but again they never sent the sign documents by them, and then after calling a million times, they responded that I was qualified again and put me on a trial period for three months, but it ended up being 8. months went by and they never sent the sing documents again, after calling them about 100 times finally in January of 2011 they responded with a denial, based on insufficient income. I don't understand how can the approved twice and denied twice with the same financial information provided to them both times. I kept paying my monthly payment for two years, and at the end of 2 years I was denied.

FRAUD
In July 2010 we called to ask for a reprieve from our montly mortgage payment. We were facing a financial hardship due to unexpected surgery bills and a broken down vehicle. We had NEVER missed a payment and in fact always pay 14 payments a year vs. 12. GMAC was TOTALLY unwilling to work with us; we offered a 1/2 pmt, but they refused stating they could only take a whole pmt. Imagine, someone trying to pay and they refuse! They stated we would have to let the payments go into a foreclosure status before they would help us! What kind of company would do that?? Needless to say, we have been in a battle since. We have made all the back payments, but the new dilema is they keep drafting our account EVERY WEEK for the monthly payment! I have been on the phone for over 8 hours over the last two weeks trying to get out UNAUTHORIZED draft money back. They have put us in an even deeper financial crisis. Talking to their OUTSOURCE INDIAN service center is a joke. They claim they can see the issue was thier ERROR, however, WE need to provide they documentation to prove it!!! I even had our bank conferenced in to confirm their ERROR, yet they won't do anything to fix it!!! I WILL NEVER USE OR RECOMMEND THIS COMPANY - THEY ARE UNWILLING TO WORK WITH COSTOMERS, CHARGE EXCESSIVE USARY FEES AND ARE UNWILLINGING TO FIX ISSUES THEY CAUSED! This company should be put out of business or at the very least be investigated!

Beware of GMAC at closing
I got a 30 year mortgage from GMAC that according to their promises in writing before and at closing would not require hazard insurance. After closing and a year or so into he loan, they write to me requiring for me to get hazard insurance.
I showed the written agreement to the insurance officer and after months of arguing back and forth GMAC executive offices dismissed the paperwork against their position as an oversight error and insisted for me to get insurance with treats of damaging credit although I was ahead on my payments.
GMAC lured me away from a loan that did not require insurance by promising the same terms and a lower interest.
DO NOT BELIEVE GMAC in anything they write or offer, they will back out and make you go into a bad place.
Fighting them is useless as they will ruin your credit for a few dollars.

Rip off
This is a RIP-OFF outfit. They received millions of dollars tax free from the US goverment. OBAMA goverment created an affordable home legislation. GMAC took monies from the US Adm. and they are suppose to allow their customer to apply and obtain a loan modification. They only grant it to customers that are Upside DOWN for them not to walk away. Otherwise, you are not upside down they give you the run-around. They calculate Social Security income at 125% and obtain ahigher payment for their benefits. The continue to do predatory lending practices and now they are directed towards recipients of Social Security.
