interest rate not charged correctly
Subject : DRHL Benefit not passed on, case due OVER 3 MONTHS : File No. 589236949
Sir,
I am NRI customer of HDFC currently based in UAE & a permanent customer of HDFC bank having 5 accounts
(Both NRI & Saving Account)
Additionally I am 2nd time customer to HDFC Home loan
Under DRHL scheme I had taken disbursement of home loan on 14th Sept 10 details as per File No: 589236949.
All the formalities to avail disbursement under DRHL3 @ 8.25% were complete as per suggested on or before 26th August10 through HDFC concerned officers.
However when I visited HDFC – India Habitat Center branch on 10th September 10 to complete all formalities I was surprised to note that I was being charged a normal rate of interest. There was no benefit of DRHL being considered, which I brought to notice of concerned officer.
Officer tried to convince me to ignore DRHL & proceed with normal rate of interest (ROI), which was not acceptable to me hence they they assured me that they will discuss with their head office & ensure benefit of DRHL is passed to me.
I had to accept this coz my sole purpose of visit to India (for 1 week only ) was to take loan disbursement only.
However still (after over 3 months) there is no confirmation to me about my current status of home loan & seems I am being charged a normal ROI.
I am not at all satisfied with the professionalism shown by HDFC representatives & matter has been handled casually insensitively from beginning.
This matter needs your urgent attention – kindly take corrective actions before 31Dec 2010.

Inappropriate Prepayment charges
HDFC is inappropriate in charging the prepayment charges of 2.25%. It is against the RBI guidelines. It's a two way loot of the existing HDFC Home Loan customers i.e. either they keep on paying the high interest rates or pay illegal ransom in form of Prepayment penalty for shifting to better rates offered by other banks.
When interest rates were increased by RBI then HDFC use to increase the rates by more % than what RBI hiked and when it comes to reducing the rates they keep mum. In last one year RBI has reduced interest rates by 4% but HDFC has reduced the rates by just 1% and keeping the rest of the 3% with them.
Now if i want to shift to another bank offering resonable rate then they are charges pre-payment penalty.
Now, I am going to file a case in Consumer court against this LOOT. because some other fellows have also protested in court and won. see this case for reference...
In the case of State Bank of India Vs Usha Vaid & Anr the National Consumer Disputes Redressal Commission termed prepayment penalty for home loan as unfair and restrictive trade practices. The Commission asked the bank to refund the pre-payment charges collected from Vaid, who had shifted her loan to another bank. It upheld that Consumers’ right to avail loans at lesser rate of interest can’t be curtailed by such prepayment clauses. SBI SLP (Civil) 16345 of 2007 against the Commission order in the Supreme Court has been dismissed vide SC order dated 19.09.2008.

Bank Cleared the Cheque But HDFC record shows unpaid return.
I have taken Home Loan from HDFC Ltd. The Loan payment schedule is post dated cheque - amount Rs.2383/- . And the Loan A/c No.470698852. My banker name UBI -Raniganj Branch. The complain is that the cheque No.5585 (A/C payee to HDFC Ltd.)for Dec'2009 EMI has been cleared my Bank (UBI-Raniganj) and the EMI amount debited from my a/c on 21/12/2009. But HDFC claim that it was unpaid return and charge me extra for the month of DEC'09. When I brought the fact to them one fellow name Mr. Ayon from HDFC Ltd. told me that HDFC BANK shows that the cheque is unpaid returned that's why HDFC Ltd. record shows that my DEC'09 EMI unpaid and the cheque(No.5585;UBI-Raniganj) was dishonoured. Though it was false and not suported by the evidence of my banker's record. I have repeatedly brought this fact to the HDFC Ltd. but in vain. Hope this complain might be fruitful if not further proceedings according the law would follow. Thank you.
Sikha Roy.

Lack of sticking to commitments
My loan file processing was done by the relationship officer, Mr. Ankur Srivastava who apparently works in team of Mr. Asheesh Tewari Manager Corporate Sales but I regret I have a complaint against him.
Mr.Ankur of HDFC Sales Noida branch promised the discount of Rs.1244/- but I actually receieved discount of Rs.800 only.
Though this is such a small amount in front of the loan amount itself but this is not about the money this is about decieving clients and showing incompentent of meeting his commitments. On one hand, HDFC promises to build relationship and on the other hand does not stick to the commitments made to the clients.
How do you expect the clients to deepen the relationship or forward or recommend someone for loan or any other product of HDFC?
This is an example, since Mr. Ankur represents HDFC sales among clients, where HDFC has failed to stick to the commitment.

Interst Rate
Dear Sir,
I have HDFC bank home loan from last 2.5 yrs. Right now as every bank have down their interest rate which is around at 9 %. But HDFC bank still charging me 11.75% of interst rate.
Therefore I called their CCE & asked my query like why they are charging this much of higher interest rate for a old customer.
On this I got reply as I can decrese this interest rate by paying 0.5% on the principal outstanding amount. so my query is why bank is asking to customer to pay an extra amount for decresing the interest rate ? Why should I pay any extra amount for this ?
Also ... Initially bank offered me home loan & it was based on my monthly income & other related things. But as of now when bank is incresing their interst rate then why they are not considering the economical condition of their customer. This will not remains same all the time.
Please consider my complaint and do the needful.
Thanks & Regards

Agreement fooling customers
Some months back wanted to take a home loan and contacted HDFC for details. Sales Manager of HDFC mailed me the details. Key point of prepayment and preclosure given below:
"There will be no prepayment or pre clousure charges if you pre pay from your own funds in floating rate of interest."
Then they asked me to sign the agreement papers. No where in the agreement paper its specified that there is no charges for prepayment or preclosure. I asked HDFC why the information is not present in the agreement. HDFC reply is that the details will not be put in agreement and we have to believe the words. HDFC will not even give a letter mentioning the detail that the persons taking loan before 31 mar 2008 need not pay charges for prepayment. Its hard to believe how such a big bank can fool the cusotmer by saying that it will not put the terms in agreement or letter and customer has to believe their words. Please suggest.

ECS to Bank a/c even after discontinue of ECS
I had give a written application to HDFC Home Loan gurgaon on 12/Jan/2008 to discontinue my ECS from my bank and that the EMI would be deducted directly from my salary. HDFC has this tie up with my company.
Even after they deducted EMI from my salary on 4/feb/2008, they attempted ECS from my bank account which bounced due to insufficient funds and the bank charged Rs. 200/- on this.
HDFC Home Loan has no answer on this.
Whom do we complain now? Is there any authority who can take action?

Poor service!
I have taken a Home Loan from HDFC Home Loan service in India last year. The interest rate charge type was floating, wherein if the rate of interest increases/decreases anytime in future, the same would apply to me.
Some months, back the rate of interest increased from 9% to 11.25% and the same got applied to my loan as well. Consequently my EMI increased multifold.
Recently HDFC Home Loan service announced a reduction in the home loan interest rate to 10.5%. However, this reduction is only being applied to new borrowers and is not being applied to my loan as that would mean a cut in their income! This, in spite of my home loan type being floating.
This simply is "cheating" by the bank as I cannot even go for re-finance to another bank as HDFC charges me a huge foreclosure fee (which is a deterrent).
Thus, I am stuck with an ever increasing home loan interest with absolutely no recourse in sight.
