Stealing Refund Check
Homecomings has an excess amount $771.00 in my escrow account. Thee are refusing to send me my check, saying that my account is deliquent. I tried talking to them but they keep playing the shell game- passing me between departments. Please help if you can

Awful experience
You are not alone.. before this all started with the housing market downfall I was a victim of this company and it's practices. We had purchased our home in Aug. with an arm (I know bad idea) after 6 mos. of paying we were to re-finance with a fixed rate. After 3 mos. my husband left me with all the bills. I could barely make the payments on my own and got behind. Like others here I was told by Homecomings that if I agreed to the re-payment plan they would work with me to re-finance so I could afford my home. Wrong! I stuck with the plan, sent the payments via Western Union and absorbed the costs of their 'lawyers' but they did nothing. I got one month behind again and I again tried to work with them but went into foreclosure again.
In the mean time I had 2 cars repossessed. I then had to pay 12, 000 to bring my loan up to date. I filed bankruptcy payed the amount (borrowed) and tried again to keep my house. I called told them about the bankruptcy they said no, don't pay right now wait until the bankruptcy is done and then start paying agin. By this time my loan had gone from 1, 100 a month to 1, 800 a month. When I called to make my 1st payment again after the bankruptcy period I was informed I was in foreclosure again because I hadn't paid even though I was told by them not to!? I gave up! No one could help me at that time because the mortgage crisis hadn't hit yet. I had to leave my dream home, lost my good credit on various levels and I am renting now.
I have all the documents for this issue. I have filed with the BBB but Homecomings just said that they did everything they could and that is pretty much the end of it. From what I can tell they are still doing to others what they did to me. If anyone is starting a suit with these people I would love to join. It would be the only ray of hope I would have had out of all of this mess. To this day (4 yrs later) I still do not have the money to divorce the sob who helped me get into this position, nor can I buy a home, or a car. Homecomings says they try to work with you but they don't they live up to their word and make promises they have no intention of keeping. They are after your home and any fees they can collect. I have advised all my friends and family of their business practices and now I'm advising you. Do not work with them or let them have your loan! You will pay like the rest of us!

predators trying to take my home
they gave me a loan mod for 5 years at 5% interest & after the 5 years it will go up to 12% interest. now i have gotten 2 pay cuts from my job & they do not want to work with me, they told me i am in foreclosure unless i make them a payment. i going on 3 months behind. the loan mod pymt. is still $1300 a month & i made it until my wages were cut twice. they would rather have my house than work with me, they are crooks & i would like to get in on the class action against them. i don't want to loose my house. they advertise they work with hope now, what a lie. i have lived in my house for 11 years & made it until the economy & my wages were cut. now i am down & they want to step on me & do not want to help me. does anyone know where i can get help? thank you very much., brenda

Fraud and scam
Fell behind due to downturn, just got served with foreclosure notice.
Called Homecomings to see what could be done, was told to give income and expense info over phone and an analyst would decide on a modification and repayment plan. Asked for a copy of this in writing, was told it would be mailed out later in the week.
Also was asked if I had any $$ to send them now. Responded that I would make payment after receiving written confirmation that I was asking for modification. Asked if payment would have to be in certified funds, which is what I had been told previously. The guy told me he would waive that requirement for me, since I was obviously trying to work with them. Was supposed get fax of confirmation today - received nothing.
Called HopeNow (which has same address as Homecomings, by the way) and was advised by their counselor to NOT send a penny.
My point - don't send 'em a dime unless it is to the attorney who files for them, in which case it has to be certified funds.

Cheating us in our payments
They will not lower our monthly payments and we can not afford $1, 612.65. We told them that we can not afford these payments and they will not work with us. We are 5 months behind because we lost our jobs and are looking for new ones. The interest rate is 8.6 and it is way too high. While we were working that was okay now we are not working and can not afford it and they will not work with us. They keep saying we need $1, 612.65 for 3 months straight and then they will reconsider a payment plan. If we can not afford 1 payment that high how can we afford 3 payments that high. Will somebody come to our aid. We are both retired and living on social security and that is not enough but we have a son that just went through divorce and he said if they wait until April then he can move in and help us out. He can not help us at this time until his divorce is final in April. Please help us.

Lack of communication and willingness to help
My husband and I fell behind three months on our mortgage due to two emergency surgeries and our daughter being hospitalized due to an accident. This mortgage company is putting us through the foreclosure process and denying any payments we are willing to make.
I recently made a payment to them that was returned to my account three days later because it was $3.23 short from the amount they wanted. Mind you I made the payment over the phone to them with no problem.
My husband and I are very deligent @ staying in contact with them at least once a week, and in more recent weeks have been on hold for up to 1.5 hours just to speak with a live person. A week agao we attempted to contact them @ 1p PST and they were already closed with no reason on the voicemail and no holiday on the calendar.
This has been the worst mortgage company I have ever dealt with and recomend them to NOBODY.

Fraud and cheating
Having a 600k mortgage with them we elected to deed the home in lieu of foreclosure which was recommended to us by their collections dept. We followed instructions filled out the paper work filed the paper work with the clerks office in our county and walked away from the home. They claimed they sold the mortgage over a year later to another bank CMS who claims they foreclosed on us but we were never notified.
There is no court paperwork from either mortgage company referring to a case which was ordered by a judge the only paper work on file is my deed in lieu of which was notarizedand filed by the clerks office. The home sold shortly afterwards for 12k more than what was owed by us.
Now both companies claim the foreclosed on me but cant provide proof nor will correct the info in the major credit bureaus. This is keeping us from getting a new mortgage all because they reported the information falsely and lied about the actual outcome of our account.

Fraud and cheating
Homecomings Financial is not doing what they said they would. Jeremiah Hobbs is pushing our potential buyers to a breaking point by requesting the same info over and over again. Not only has our REA sent the same info from 3 to 5 times, we have sent the same info at least 4 to 6 times. Mr. Hobbs keeps losing the info. Now he is requiring either a cash purchase or claiming that the buyers will have to wait for a month for settlement.
We have been dealing with Mr. Hobbs since June 2008. We want settlement by January 2, 2009. His constant befuddlement, loss of our info, and off-beat demands for HUD Forms, and now, cash payment, are going to push us into Foreclosure, which is supposed to occur on January 20, 2009. Our clients have been waiting for three weeks to know whether or not they have a loan for this house. Our clients have A1 credit and are retiring from the US Military.
Hobbs is not keeping to the contract for short sale that we signed in June. He is making ridiculous outrageous demands. His supervisor is Lynn Jones; I've had to wait for this name since June 2008.
Please make Mr. Hobbs and Homecomings Financial keep their contract with us.

Awful experience
I too have had many problems with Homecomings Financial. The only way I got them to do the right thing (so far anyway) is to go through NACA.com. Although the process took 4 months to finally get them to contact me through the program, they finally did. At least I had the phone number of one person and worked through the process with her and she was very helpful and always returned my calls. Please try NACA, their president Bruce Marks is relentless and very very adamant about getting us help.
I too had a ARM, it was restructured and I went from a 11 percent rate back to a 6 percent interest rate. Although its for 5 years, but in 5 years I will be able to refinance a fixed rate or sell by then. My mortgage dropped from $3621 a month back to $2600 a month including taxes and insurance. Although its still about 300 more than I want to pay - it's better than paying $3600 a month. Its hard to beat these crooks but try everything before letting Homecomings take what belongs to you. Best of luck.
