I applied for the type of loan they advertise on the internet and television for interest only, low payments on large mortgages. I work in a loan department, so I know what questions to ask, but they were not honest with me. The loan officer asked for a $400 lock in fee, that would be credited back into the settlement fees at the close of the loan. I didn't agree until asking all the questions, what was the approximate closing costs, the rate was only to be 4%, the payment was around $700 for a $184, 000 loan, that was to be fixed rate for the first 5 years. They would pay for the appraisal. I faxed them all the information they asked for, but several days later when I got the disclosures and read that the payments would change every month and didn't see any verbage about being fixed for the 1st five years, the settlement fees were much higher than the $1495 he told me in the beginning, they called it some other type of fee. No one would call me back to answer my questions, days later after the appriaser came to the house, I finally got a hold of someone and was told the answers to my questions on the disclosures. The interest rate would actually change every month and that part of the payment I wouldn't have to make, but if we didn't then it would be added on to the balance, thus making our loan to value so high we would never be able to refinance again, or pay down the loan. We would lose our home and so we decided not to do the loan. I am disputing the $400 they took from me, because they were not honest in the beginning. If they had called me and answered my questions in a timely manner they would have been able to cancel the appraisal as well. I left messages with several people, emailed them and faxed them. They were all very nice, but it didn't seem like they disclosed the whole truth until after I had questions on the disclosures. The same questions I asked them from the beginning.
