Stay away
Homeq Servicing should be shut down by the government. I fought this place for three years. Trying to save my home. Fought them a year by myself after payments went from 559 to 800 something, then continued to raise till it was 1150.00 mnthly. Ended up filling bankruptct to try to save it and ended up losing it anyway. Got another attorney to fight them to try to get a remod done well six attempts and they would always come back and say we something why we didnt qualify. The last time was i didnt send my taxe papers (property taxes) now 5 other times i done this i knew by heart what had to go in their packet. And never was we finally walked out of the house in May of 2010. It was worth all the heart ache and stress to fight these ppl. Something really needs to be done about this company! I could go on and on but dont have enough time. Believe me it was a fight for 3 years and they wouldnt budge. My house is still sitting empty and they only want 28, ooo for it. Now wouldnt it made more sense to remod my loan for 75, 000 and they would of got their money. Still upset with my attorneys and this so called buisnees named Homeq. Please this place is not a buisness they are after the consumers hard earned money and its bull.

Liars, fraudulent practice
Back in 2009 we defaulted due to loss of income. We called Homeq to try to resolve this just before the trustee sale. After giving them $10, 000.00, we were able to do forbearance agreement. It was very difficult paying over $3, 000 per month by a certain date. I asked on several occasions if we could do a loan modification. They told us that was not possible because we would not qualify with the information that we gave them. To just keep paying the amount agreed upon for a year and it will ok. Then one month I was late in paying them, the payment was due on 7-27-2010 (my mothers funeral) I missed and did not pay them until 8-10-2010 via western union. I did not hear anything from them (I should have called) Then on 8-28-2010 I received a letter from Western Union (not homeq)for me to come and get my money that Homeq denied my payment. I then called them on Aug 30th since I could not reach them until then. They then told me that I broke contract on August 10 therefore they returned my money. And that we went back into foreclosure, but let see what we can do. They then told me that we qualify for a loan modification. I asked him why now when I had asked on may occasions if we could do a loan modifiaction. He didn't know. But he faxed me the paperwork but he said to get the paperwork in asap because the loan is being transferred to Ocwen on Sept 1. So I did on august 31 I sent the paperwork in and then on Sept1, I received in the mail an eviction notice from an investor that they bought my property at a trustee sale on August 27th. It has been an nightmare ever since. Cannot seem to contact Homeq since they are now gone, and Ocwen washes their hands of this situation. And now Iam trying to negotiate with the new buyers of the property. They are a not being very cooperative and I really cannot find out much about them. But now Iam having to go to court to appeal the unlawful detainer to vacate this property. We have been here for 30 years and our lives have been turned upside down because of these people and their unlawful and deceitful practices. I then called the trustee who sold this prpperty and they told me that Homeq told them on August 9th to sell the property. I say this is a breach of contract on their part since I did not break contract until August 10th. I don't know where this is going to lead but if anyone brings charges or suing them for these practices, I would like to know, or be part of the suit.

I think that maybe Barclays Capital the parent company needs to answer these charges and be held responsible for the actions of their other lending service companies. (i.e. Ocwen Serviceing aka Ocwen Fed Bank, etc.)

Does not tell the truth!
Homeq said that they had all the paperwork completed to make a decision concerning a modification on my loan...they told my they would get back to me ASAP with final decision...I received a letter today informing me that they do not have all the paperwork..therefor, they will not do a modification on my loan...All the work I did to comply with Homeq servicing was nothing more than an exercise in futility!!! I was not late on any payments and my interest rate is 9% per annum---I believe this rate is to high----I guess thay want the home back so they can suck another poor sucker in to their financial web...

They refuse to work with us. I hired an attorney that said they obviously wanted my homes down payment. Well i have no money now after being defrauded from a so-called Home Modification Specialist at the tune of $4.000. As well as hiring attorneys who wanted just as much and did nothing. I know the initial loan was was a joke. They sold me this house knowing full well all my info., but now say they can't refinance because of the information I provided in the first place! HomeQ.HomeQ, HomeQ, HomeQ, HomeQ.

I know this is all a scam, that started long before us "little" people were caught with our trusting pants down.

I am too tired and poor now to have patience .
If our government does nothing to help all the middle class and lower middle to fight these crooks. I am not going to sit by and do nothing. Cannibals, they have no more ethics than Cannibals. HomeQ

Loan Modification
My husband and I have tried to work with these people numerous times. After having to quit my job in January 2009 to take care of my ill mother, my husband lost his job, due to the company going bankrupt, was forced to take a lower paying job, due to job and economy situation, we even went through local agencies, to try and keep things caught up the best we could. We contacted HomEq, numerous times and they told us we could try to qualify for a modification, due to all the circumstances listed above, was denied not once, but twice, because of an income ratio deficit. I finally did get back to work part-time, and contacted HomEq again, to update financial information. This time they said we again could qualify for a modification, due to the above circumstances, and that since I had gone back to work, it took care of the income ratio issue. So we did all the paper work, jumped through all the hoops, and met all the requirements they said we needed. The particular modification that we applied for the last time, required an escrow account to be setup. Which was fine, if it meant that we were going to get the modification that we so badly need. Well, we went to pay our house insurance, that month, and when we got there, the agent told us that we didn't have to pay, because our mortgage company ahd already paid it. So we called HomEq, and they said yes that they had paid it, and we also inquired about the status of the modification. The representative, then told us, that we had been denied a modification yet again. So the only affect that all this work and jumping through all the hoops that we did to work with these people, basically come back and smacked us in the face. HomEq, never notified us in any way to let us know that they had paid our house insurance, and the same thing has happened with our Real Estate Taxes that we pay every year, they paid those, again without any type of notification. Now instead of helping us, as they said they could, because of all the government money that have received, and supposedly "working with us", all it has done is increase our mortgage payments by $200 monthly. Now, I am am not able to work again, due to my health issues, and am wondering how we are going to make the mortgage payments again. We did manage to get our payments current again, but NO THANKS TO HOMEQ! They have done nothing, except for offering us a repayment plan, which would yet again, raise our mortgage payments. I DO NOT see where these people are trying to help at all, period! If anything, it has harmed us even further, by trying to work with them! We have tried everything, they required, and yet all it got us was an even higher mortgage payment. The banks, and government all say, they are trying to help the citizen, but all we have seen is an increase in our mortgage payments, and constant calls from them, wanting to know, when they can expect payment. We have never been late on our mortgage payments ever with HomEq, until things happened the way they did for us. I am not blaming HomEq, for the job losses, or the circumstances that my husband and I are dealing with. All I have to say is, they said they would help and work with us, and all the "HELP", they said they would give us, has ONLY MADE IT MORE DIFFICULT! I advise that ALL HOME BUYERS stay clear of this company, because they are not out to help anyone, in anyway, all they care about, is THEIR MONEY! And their "Customer Service", as they call it, IS THE WORST I HAVE EVER SEEN! STAY CLEAR!

Modification
I was told if we sens in 7, 000 they will Modifi our loan and our payments will be 1, 200 I then recived a call Oct 16, 2009 from HomEq that they were going to Foreclose on my home and we will have to move and the Investor don't want to Modifi the Loan.

Bad company
Homeq is saying that we missed 13 months over a period of 5 years. now how could that happen if you are in bankruphy and the court makes sure that you make your payments. They change due dates without even letting you know about it. Also I haven't received a statement from them in 3 months. Bad company to deal with.

Abvusive & will Steal your home
I fell a month behind Summer 2006, When I called to make arrangements to pay an Additional amount each month on top of my regular payment till the account was current. The homeq rep told me I could not do that then became rude & abusive demanding I make arrangements to pay the whole past due immediatly. I refused stating I could not afford a double payment. The rep continued to be abusive, & threatened that If I tried to over pay my mortgage to get it current that they(Homeq) would refuse my payment thereby making me further behind. So I terminated the call. I continue to send my monthly payment a month behind, but refuse to work with homeq's abusive people.


On September 18, 2007. I received a call from my homeowners insurance company. My monthly premiun had not been paid. The Representative from my insurance company asked me to check with Homeq about the non payment.

First I confirmed that my monthly payment had cleared my bank. Then informed the insurance rep that I sent in & confirmed the payment had cleared. The Insurance rep asked me to call homeq about the payment. At this point I declined to call homeq, informing her about the last time I tried to work with them I found them abusive & rude. The rep then volunteered to call homeq for me to find out.

An hour later I received another call form my insurance rep. The woman was very upset with homeq. She told me they were very rude & They told her that "HOMEQ HAS NEVER PAID MY HOMEOWNERS INSURANCE". I've had this mortguage since December 2005. I have never paid my home owners insurance directly & even the insurance rep told me her records indicated they(the insurance co) were to bill homeq for my insurance.

SO now I've made arrangements with my insurance carrier to pay my monthly premium seperatly. So Homeq must think I'm just going to keep paying the full monthly mortguage payment. Then turn around and pay my insurance seperately. So that they may pocket the difference. I have sent a letter to homeq notifying them that I wil be reducing my monthly payment by the amount of my monthly insurance payment since as Homeq states "HOMEQ HAS NEVER PAID MY HOMEOWNERS INSURANCE". Strange thing is; IF "HOMEQ HAS NEVER PAID MY HOMEOWNERS INSURANCE" as they claim. Then why am I still a month behind on my mortguage & Whose been paying my homeowners insurance since 2005?


Since than I have Not trusted anything Homeq has had to say, & had fallen 2 months behind.

As of July 2008 the company refused to accept my monthly payment, so that Homeq could push me into forclosure (3 months past due). I aquired an attorney to negotiate a settlement of payment arrangements. When Homeq & my attorney had reached an agreement to let me pay the 3 months past due & my august payment by august 1st, 2008. Just when I thought the deal was done, Homeq tells my attorney that I'm actually " 6 months behind!" I don't know how I went from being 3 months behind July 1st, 2008 to being 6 months behind by July 23, 2008.

SO Homeq wanted me not my attorney to call & make arrangements to pay 4 months(including August 2008) then make arrangements to pay an additional 3 months. I refused, becuase I was only 3 months behind in the first place. This just goes to show Homeq Cannot be trusted!!!

Since then I've had to file a Chapter 13 Bankruptcy to force Homeq to make payment arrangements.

Fraud
I'm currently in default in Southern Oregon. I was Involved in a auto accident on Feb 10 2008, After missing work and using up all sources of revenue (No Savings left-mine or friends), I received a notice of default from homeq. I tried to talk with them and they were very rude and demanding, wanted me to agree to pay when I could not pay. After them being very abusive to me on the phone I hired a refi company to work out a deal so that we could keep the home that we have owned for 20 years. Homeq talked with myself and an agent of refi company on phone and stated that if I paid 2200.00 in the next 30 days they would work out a deal with me so as we could keep our home. They requested a list of house hold bills and proof of income-which was supplied. In 16 days I paid the 2200.00 via western union.

7 Days later I was informed Homeq was not accepting the money (After they did receive it) and was demanding I pay 12000.00 within days.

I attempted to contact Wells Fargo bank as they were listed as owner of note and wells Fargo denied owning note. After enough persistence from myself wells Fargo did admit they did in fact own the note. But stated that I must deal with homeq.

Wells Fargo committed fraud by not admitting to me they owned note.

Homeq Committed fraud by agreeing to take money and make arrangements and then not doing it.

STEALING PEOPLES HOMES
I tried to get some compassion from this horrible servicing company back in February of 08, when I fell behind on my mortgage payment after losing business, since I am self employed. They would not put the arrears to the end of the loan which was 17, 000 at the time. They only offered me a forbearance plan that was so rediculous, since the payments were twice what my normal payment was at $3, 427.17. they new I could not afford to make this payment, how was I to make a payment double this amount, it makes no sense. They threatened forclosure, and left me no choice but to file a chapter 13 in June of 08 to save my home of 12 years. I was current in my post petition payments to homeq every month on top of my $1, 500 a month payment now to the Bankruptcy Trustee not to mention all of the other monthly obligations food, insurance, gas etc. Well I have fallen behind again and now I am 4 months behind and my loan just rolled over from 8.75%, I dont even know what it is now because they wont talk to me and wont help me because now I am in a Bankruptcy. They wouldnt help before the BK and Wont help me now. this is not right and the federal government or who ever has power, they need to do something about this company, I am a hard worker and want to keep my home and want to make my payments, I just cannot afford a $3, 400 a month payment every month, and now my house has depreciated so much the current value is $230, 000 and I owe 400, 000. I just want them to modify my rate and possibly give me a principal reduction or just put the arrears to the end of the loan. I dont know how to make this happen, and I am looking for some help. Can anyone guide me and my family in the right direction with this company.
