Terrible everything
Call the Supervisor of the Consumer Relations Department, Bill Bannister at 916-339-6132 if you want some help getting misreporting off of your credit, OR if you just can't get through to anyone else who works there at the regular toll free number.

These thieves have made our life miserable and I am doing my best to get the contact information of the people who matter most at HomEq out there to the public so those 'high up's' in the company can really know just how screwed up HomEq REALLY IS. Good luck dealing with them. They are trashy, unprofessional and uncaring.

Sub-prime Loan
I am a victim of the Sub-prime real estate loans.

In doing some research and speaking to my lawyer, it appears that I qualified for rate relief due a a ballooning sub-prime loan. According to the information I have received, Homeq was ethically, morally, and legally required to inform me of all my option prior to proceeding with selling my home.

Mortgage Loan
HomEq has destroyed our lives. My husband and I had never been behind on a mortgage payment in 21 years. When our loan was sold to Homeq they told us that we were behind by 2 payments. We were told when we signed our original loan that we did not have to make a payment for the first 60 days. HomEq said that didn't affect them. We didn't have the back payments and so they refused to take our other payments, forcing us into foreclosure. They finally agreed to a forbearance and set up an unreasonable amount of $5068.oo with a down payment of $10, 000.00 We have adheared to this begging and borrowing from family thinking it would be over in 3 more months.
Suddenly our rate adjusts and they now want $7700.00 a month for 3 months. When I tell them that impossible they don't care one woman told me to pack my bags.
Their constant calls even before a paymant is due, their rudeness and their need to inform you "that they are a debt collector calling to collect a debt" has put me close to a nervous breakdown. My stomache hurts everyday. I wish I had never heard their name. With all of the bailouts from the government for companies. Where is my bailout to get away from HomEq. If you ever hear their name, save yourself and your family and run as fast as you can the other way.

Awful everything
I bought a house a few years ago with HomEQ and because of my credit score at the time I ended up with 2 loans through them. One for the bulk of the amount and the second for the remaining smaller amount. Unfortunately I had an adjustable rate (of course it would be applied to the larger of the two loans). I knew this upfront so I expected the rate to change after the initial 2 year fixed period.

I have a somewhat unique situation where I get paid once a month and its typically the 3rd week of each month. I work as a government contractor in Iraq and have been here for almost 4 years now and thats just the way my company pays me. I tried to get them to make my payment due after my payday but they said they couldn't do that and it had to be on the 1st of each month.

The only way they said I could fix this problem was to make 2 payments initially so that I was always paying ahead one month and I would never be late or behind. I did this for both accounts on my first payment and everything was fine for about 2 years or so then everything went down hill.

I started receiving letters and late notices stating that I was behind on my house payment. The odd thing about it though was that I was only behind on one of the loans, take a guess which one was behind... you got it... the larger of the two loans. I started making phone calls and talking to everyone I could at HomEQ to fix this problem and since I am in Iraq and they are on the west coast I had to wait until midnight my time to call them. I found out that they had incorrectly applied the second payment on the larger loan to principal instead of applying it as an actual payment.

I had to call them many times to try to fix this and was told every time I called that it would be taken care of and every time it wasn't. They even reported it to the credit agencies which lowered my credit score.

Eventually someone there said it was fixed for good and would be applied correctly and they apologized profusely for the error on their part, I even received a letter from them stating that it was fixed and they went as far as to correct the issue with the credit reporting agencies.

I thought the problem was solved...I was wrong! About a month later I received another letter, this time they added late fees and said I was over 3 payments behind and they also increased my monthly payment. As I said initially I knew the rate was adjustable so I figured it was just a matter of time for them to raise the rate so they could make more money, the only problem with that train of thought is that all the interest rates have been dropping due to the economy we are currently in.

When I asked them about the rate increase they explained it in terms a college math professor couldn't understand and once again apologized for the mix up with the initial problem and said they would fix it. That was about 3 months ago and in that time they have not only raised my payment again, which is against the written agreement I signed (it states they can only raise it once every 6 months) but I have also received more than 4 letters saying that I am behind on my loan and the amounts increase every letter I get (I get a new letter about every week)... from 2k in the first one to an astronomical $9500 on the most recent letter.

I mentioned before that I am in Iraq and this type of harassment just makes my job that much harder considering I have enough daily stress just with the location of my job and the local environment. I am not the only person who has spoken to them about my situation. I enlisted my grandmothers help via a power of attorney. My grandmother has owned a real estate company for many years and is quite knowledgeable in these types of matters.

She has spoken to them more than I have and is having the same issues with them. The most recent letter I got stated that I am behind almost $9500 + late fees and they are going to foreclose on my home. It goes on from there but I think I have written enough for you to know how they operate.

I know my story isn't much different than many of those out there dealing with them with the possible exception that I am going to pursue legal action against them. Many of the posts I have read involve people who for one reason or another cant financially afford to do this and I completely understand that and am not saying anything negative about them what so ever... Ive been there myself!

If anyone who reads this wants to get involved with me on this please don't hesitate to contact me so we can discuss this. I want to see them shut down and not just slapped on the hand with a ruler for being bad. I am not one to easily give up either so this should prove to be interesting and possibly even fun...

Mortgage
Servicing company that collects mortgages and adding outrages extra charges to bring the loan current. Bad customer service and not willing to help in distress situations. Loan in adjustable and not willing to modify loan.

Fraud and scam

UnAmerican, disrepectful customer service, illegal practices
I have owned several homes in my life and have always enjoyed being treated like a human being. Unfortunately, my loan was sold to Homeq and they will not sell it! I despise having my loans bounced around from company to company but this is one time I pray every day for my loan to be sold to another company. I believe even if my loan was with a pack of wild savages I would be better off. First of all, good luck if you can even speak to someone who has a command of the English language. Homeq obviously contracts their help from countries where knowledge of English and democracy is not a priority. I have never in my entire life been treated so horribly when calling this company for the most mundane things. Recently, I suffered a brain hemorrage after giving birth shortly after my husband returned from Iraq. Since waiting for long term disablilty to come through (which is another American tragedy), we have fallen behind on our mortgage by two payments. We were originally lied to about getting a loan modification and filled out pages of paper work and faxes to get a verbal approval and then a rejection. Now the company is sending us foreclosure papers and refuses to work with us. I am a doctorate of education and a school principal, my husband is a decorated army officer and this is what we have come to...about to lose our most prized possesion on the basis of greed and being treated like a number. I have never depised a company of people this much. Their business practices have to be approved from the top down because it is consistently bad. I have been hung up on, told they were not going transfer my call to a supervisor and threatened. One young lady who disguises herself as Magurita M07 told me she would try to make sure I never got a modification because of my attitude. My husband and I have nothing to lose. We are goinbg to go to the press and see if someone will hear our story and help us. I would love to participate ina class action suit.

Predatory lender
Hello-I think it is time for everyone that deals with Wachovia/-Home Q lending to come together and stand up. My wife and I over paid our loan thru 07/, to the tune of 5000.00 a mo. In Jan 08/ we made our payment, then Feb rolled around and we discovered our money was still in the Wachovia checking account. On the 14th of Feb we were handed papers of foreclosure. I made 14 calls to this company, and they told me because they did not receive Dec/07 payment, well I had all bank statements and paper to prove it was. I told them it had been made, they told me it was Nov /07, I told them, no -you have that also. We played this game all the way back to April /07, Now I am no longer looking at my paper work and just telling them that they have the payment. This then told me they did not have a clue. My best friend is an attorney, So I gave it all to him, he requested a report from them, with no response, I received a letter the first of June, and Home-Q will foreclose on07/15/08-, They Think-- I am writing this to let people know that if you look up --Wachovia Trouble- on your computer, you will find, This bank under federal investigation for laundering Drug Money and if anyone wants to join a class action. Please let me know. Thanks to everyone who wrote there story--Now it’s our turn to stand up!!! My wife and I will soon be all over the net with this story--Come join us!!

They are not working with us
I feel like Homeq is ripping us off! I was on time with all my mtg. payments until the end of 2007 when my business wasn't do so well. I kept paying Homeq the best I could, sometimes $50 short. Of course I was in communication with them all along. I ended up not being able to afford homeowner's insurance in order to pay the mortgage so they added insurance to the mtg. They decided to put the full premium amount of $1700. Causing me to go into foreclosure! Then they added an additional $2000 legal fees. They told me I had to come up with at least $3200. to get it out of foreclosure, and when I did they declined my payment. Now I am currently in foreclosure again. I have no other alternative but to file for bankruptcy. I felt like they really screwed me over!

I must say that the people at Homeq customer service have been nice, but I get a different answer every time I call.
