I purchased a home built in 1987. The contract included $500.00 from the seller to purchase a home warranty. This company was recommended by several people above all others for Arizona. Now, I'm not really sure why. The hot water heater went out. The service man came out the next day to confirm the heater was broken. Easy to see by the water leaking onto the garage floor. Since it was a Saturday, he could fix it, but could not tell me what it was going to cost. Since the heater was older than 5 years, he informed us that we would have to pay for the heater and the labor at a "pro-rated" cost, but could not tell us what that cost would be. He had to have his manager call us on Monday.

I spoke to the manager and was informed that our "pro-rated" cost would be $675.00 for a like-kind replacement. So I asked him why I paid $500.00 for a home warranty to be charged full price for replacing something as simple as a water heater. He claimed that anyone else would charge me well over a thousand dollars to replace it.

I then called 5 different places, got quotes for direct replacement of a like-kind heater and every single place came back with quotes less than $675.00. I called him back to inform him of my findings and he told me, "Then you should probably have one of those companies replace it for you."

The thing is, In House is not only the home warranty company, but they are also their own contracting service. So it was their company that received $500.00 for warranty coverage and their "In House" service company that tried to rip me off for this replacement. I didn't realize it was set up like that until the guy showed up with an "In House" uniform shirt on.

This is a BS company that will not actually cover anything, then will try to funnel the repairs into their own contracting business.
