Company defaults on contract
I entered a contract with Jubilee Property Ventures early in 2009. This came after a phone call exclaiming "we want to buy your house". Of course, I was sceptical, but had them send me a contract to review. I had others who were familiar with real estate review the contract with me. They foudn the contract 'real, legit'. So after no offers on our home, we decided to take the offer. Now let me say, the appeal of the contract was that Jubilee would find a potential buyer, they would maintain the house as found, pay us regardless of if occupied, and repair/replace needed items as they would arise. Very appealing if you ask me. Well, after reading the other complaints I decided to write as well. Our stories are all the same so I'll spare all the details. Jubilee has never fully paid the deposit, owes me over $7000, let the tenants ruin the landscaping (another 2K loss), and never put a viable buyer in the house. There was a 'tenant' for over 6 months, with some payment, but from what we heard, they could have never afforded to purhcase the home. They were evicted 2 months after they stopped paying. At this point, I am not able to keep up the house payments as I now live somewhere else. I am having to consider other options. But my advice to all those complaining, file a complaint with the Florida Real Estate Comission - http://www.myfloridalicense.com/dbpr/re/complaint.html. Apart from hiring a lawyer and spending thousands, this is the route to take.

Contract Dispute-Shady
DO NOT, REPEAT DO NOT, SIGN A CONTRACT WITH THIS COMPANY. In Sep 2009, we signed a contract with Jubilee Property Ventures. They guranteed us we would receive monthly rent from them plus a $2000 and they would gurantee to sell our house in 2 years. We thought this would be a great oppurtunity to sell the house since we were military and we had to PCS to GA. In Oct 2009 we were notified that we had people moving into the house on a lease to buy option. We received partial payment in Oct 09 but that was it. We have not received payment for November, December, nor January plus our $2000 deposit that was due by 15 Dec 2009. We continually called Ms Scott but they never returned our calls. We sent emails which they responded to with the same song and dance "We are working on getting payment to you." In Dec 09 they told us they had begun the eviction process of the tenants and they were to move out immediatly. On 5 Jan 10 we contacted our neigbors to see if they had moved out, which they told us they hadn't. On 8 Jan 10 we contacted the local Sherrifs office to drive buy the house to have them call us. We just spoke with the tenant and they told us they had an agreement with Ms Scott not to start paying rent until Feb 2010 which contradicted what they had told us. They also told us they were never told of being evicted. Do not due business with this company. There are better options out there!

Contract dispute
DO NOT SIGN A CONTRACT WITH JUBILEE PROPERTY VENTURES, JULES SCOTT, OR HELEN JOANNE PEARCE!

In November of 2008 we were contacted by Jules Scott of Jubilee Property Ventures. She was interested in purchasing our home through a lease to purchase option. We reviewed the contract, checked her license with the state, as well as Googling her name and company. All seemed to check out. We asked her a series of questions, including who pays us and if we are paid even if no one lives there. We were assured that her company was the lessee and that they would pay us $1200 by the 10th of the month regardless if anyone lived there or not.

We signed the contract and agreed to move out by May 15, 2009. There was to be a 30-day inspection period, with Jubilee Property Ventures taking possession by June 15th. A payment of $600.00 was due on the 15th. We did not receive that payment until the second week in July. We were told that the July payment would be sent two days later. It was never sent. We called repeatedly to no avail. We sent e-mails to inquire about the money. The responses were vague and simply said we would get the money ASAP.

In mid-July, a family moved in the house. We received a payment of $1200 the second week in August. Jules Scott told us that the family had been allowed to move in without paying the deposit required. She said her partner, Helen Joanne Pearce, let them move in with a promise of paying the deposit by the end of August. They never paid the deposit or another month of rent.

We continually asked Ms. Scott to call us, but she has refused. She has not called us since the second week in August. She simply e-mails us and says she is trying to pay ASAP, but just doesn’t have the money. We have reminded her repeatedly that she owes us regardless, even if the other party isn’t paying.

The tenants were evicted mid-October. There are now thousands of dollars in damage to the house. The carpet must be replaced (urine soaked and pulls all over the Berber carpet), there is a hole in the master bedroom door, the doors to the two other bedrooms have gouges from large dogs, the screens around the pool are all ripped out, screens are missing from the porch, tiles are off of the pool, plantation blinds are broken in two rooms, and there are holes dug under the fence. Ms. Scott has acknowledged all of these damages and claims they are trying to fix them. They tried to scrub some of the major stains in the carpet, cleaned one toilet and poorly patched a hole in the bathroom wall. None of these damages were there when we released the house to Jubilee Property Ventures. They inspected and found nothing and we video-taped the entire house, including all appliances and pool pump working the day we moved and cleaned.

The company claimed to be trying to get someone to move in and they would pay us. We have repeatedly asked her to call us, to meet with us, and to pay us. She simply ignores us. We are now owed $6000 in rent not paid, as well as a $3000 deposit that was to have been paid by now.

We tried to work with her, offering (via e-mail and a certified letter) to allow her to pay us only $5000.00 and we would call it even and hold her blameless. She simply did not respond. We have now been forced into a short sale situation, because we can not support two mortgages. Our once impeccable credit will now be worthless. We are simply asking her to comply with the contract SHE wrote.

Our concern is that she has a fraudulent business, as she told us in July she couldn’t pay us. This means that when she signed the contract, she knew that she was not able to meet the requirements of the contract. Also, we were told that Jubilee Property Ventures would be renting the property, but the tenants had never heard of them. They were in a contract with Helen Joanne Pearce. We did not, in any way, authorize her to sign a contract for our home. We were also told they would do references and background checks, which were not done. We have since found that Ms. Pearce has several claims of fraud against her for the same type of thing, both in Florida and in Texas.

We would like to be paid the entire amount we are due, but would settle for the $5000. We are now in the position of having to save money to sue Ms. Scott and her company. She told us to do that because she simply won’t pay the judgment against her. We would like to also warn others of doing business with her, as she consistently lies.

I have read a similar complaint on this site, where Ms. Scott responded and called the person a liar. The other person’s story sounded eerily similar to ours. I am sure it is true. I expect her to respond claiming that I am lying and she will have to sue me. I have every single e-mail we have ever exchanged, as well as phone records that prove we have called her over and over, but she has not called us. She tries to blame everyone else, but in truth, the blame lies with her and her lack of integrity and business savvy.

Also, if you Google her name and company name, you will find many glowing blogs about her. However, they suspiciously occur in spurts over a series of two or three days. They seem to be planted by her. If you Google her partner, (Helen) Joanne Pearce, you will find a wealth of information about her past business practices which sound just like my situation.

If you can’t sell your house, THIS IS NOT THE ANSWER!!! She has no money to follow through. She will simply act like you have a problem when you get angry and demand payment. There are other avenues… Jubilee Property Ventures, Jules Scott, and Joanne Pearce are not the answer.

Lost thousands due to company neglegance
My husband and I were at a high point in our lives together. I was graduating nursing school, my husband had just got a raise, we had found the perfect home, and were planning our wedding. All we had to do was sell the home we were living in... and then we met Jules. She seemed to have a great thing going and it looked like a great option for us. We signed a lease agreement with Jules and she promised she would pay us the rent each month plus a down-payment, and would try to have a buyer within a year. We told our real estate agent that we would like to purchase the home we had been looking at and started to move our things into the home. It was the perfect home for us. We decided to rent the new home until everything went through with the lease agreement with Jules. We started making it our home though. We painted the walls, shampooed the carpets, picked out hardwood, cleared land behind the home, and started making the home our own. The next thing we knew, it was time for Jules to pay us our monthly rent. She had excuse after excuse and never paid us the first penny - not even the downpayment. We drove by our old home she had purchased from us and it looked abandoned. The grass was almost waist high, the home was full of spiders and webs. It was a disgrace. We tried multiple times to contact her with no reply. We finally sent her a certified letter that stated she legally had 10 days to respond per our attorney and she responded with an e-mail that stated she had tried to reach us with no luck. I asked her if she wanted to terminate the agreement and she did not respond. We had no choice but to take that as a yes and move back into the home. Once again we had to ask friends and family to help us move back to the home we once had lived. We were in the process of getting a loan for the home we had moved into, which we were to sign on the week before our wedding. We talked to our loan officer and told him we would be out of town for a week and would give Jules that long to pay the money. If she did not pay by then, we would have to cancel the loan and move back to our old home. That is exactly what happened. We never heard from her. We lost our down payment, we had been paying our mortgage on the old home and rent on the new home, we had totally remodeled the new home, and we lost it all. We were so broke before our wedding (which we couldn't cancel because we had already paid for a room in Cancun for a week) that we could not even afford a camera to take pictures during our wedding. We lost about $10, 000 and are now in terrible debt because of this. At one time we paid our credit cards off monthly and still had money left to play at the end of the month. Now we are in so much debt with credit cards that our newlywed times are spent at home doing absolutely nothing because we cannot afford it. It is truly unfair what this woman has caused for my husband and me. All we can do now is smile and keep going, praying that we will get through this tough time and be able to laugh about it later. Please Please don't make the same mistake we did. It has had devistating effects on us financially and emotionally. It has been the hardest thing we have ever dealt with in our 8 years together. I have learned if it sounds too good to be true, then it probably is. At one time I trusted everyone, but I can honestly say that this woman has opened my eyes to something I never wanted to know existed.
