I rented an apartment at Laguna Village after being shown a very nice unit. The one they actually moved me into was a dump dressed up until it all showed up later. I took pictures of the problems with the place when I moved in because nobody would give me a move in inspection form to fill out which is required by law to furnish on the day of move in. I asked for one and they told me to just write stuff down on a piece of paper. The reason for the form is to tell you what to check for. The apartment did not comply to building codes affecting health and safety. The railing for the stairway up to the unit was broken at the top and very wobbly. The railing on the balcony was not attached and could be picked up because it was not bolted on. The Air conditioner, dryer, dishwasher, and over sink TV did not work right so they cost me a lot on electricity. The faucets had very low flow, The bathroom floor was peeling up from water damage, the floor had a noticeable bump going the length of the unit down the center that would make you trip and since it was the 2nd floor may have been the building falling apart. The wall mirror had burn marks on it, bugs got in through the walls. I found out later When I went to the Arizona Tenants Advocates dealing with Ken Volk - Legal document preparer, that the unit I was in was not registered to them with the county assessor making it illegal for me to even be there, and makes the rental agreement null and void. If you asked them to fix it they said they would but didn't. Ever. I got fed up and followed the legal process of terminating my lease and demanded the return of my deposit and application fee. I then had a slew of collection agencies after me for 1, 200 + dollars for additional rent which is at that point forbidden under the Arizona Landlord Tenant Act. I sent all of my documents to them via court process server. After many certified letters to collection agencies explaining the illegal actions they were performing, I received a court summons that IQ Data International was suing me for the additional rent, interest and attorney fees which I took to Mark Hyatt Tynan Esq. - Attorney at law that Ken Volk referred me to. Mark had his alterior motives and did not let me file an answer so I could defend myself in court, he instead wasted time making the amount of my judgement 4, 300 dollars before interest and fees which brought it to 5, 000 dollars and he charged me 1, 000 before leaving me to fend for myself when I was broke. The judge did not hear my case and granted default judgement to William W. Fife III who was the Attorney for IQ Data International. Now wait a second, What is a lawyer doing in a civil suit? I had no Attorney and had no clue about filing the answer because I gave the summons to my attorney to make sense of. So to the judge I had no voice. I was legally robbed of 5000.00 that was garnished from my paycheck at 25% of my pay after taxes plus my security deposit and application fee by Laguna Village Apartments on 102 W. Palomino Dr. Chandler, AZ 85225 that is owned by Phoenix Kingdom One L.L.C. and managed by MEB Management company. I urge you to stay away from all of the involved parties if you would not like to have a heart attack. But if you like rocking back and forth curled up in a ball in the corner on the floor then go for it.
