LATE FEE
MY LOAN WAS SOLD BY CHASE TO LBPS, THIS COMPANY HAVE THE WORST CUSTOMER SERVICE EVER. OUT OF 6 YEARS OF MY MORTAGE EXPERIENCE I HAVE NEVER BEEN LATE AND SOMEHOW I WAS LATE BY LIKE 2 DAYS THIS ONE MONTH. SO I CALL THEM REGARDING THE LATE AND THAT TOLD BE THE LATE FEE IS VALID AND THEY CAN'T REMOVE IT. SO I ESCALATE FROM ONE ASSOICATE TO ANOTHER ONE. I REQUEST FOR A SUPERVISOR BUT THEY DON'T HAVE ONE. SO THEY FINALLY SAID THEY WILL SUBMIT THE REQUEST ON REMOVING THE LATE FEE. I WAS LIKE REQUEST AND NOT REMOVING; ARE U KIDDING ME. "SO I HAVE TO WASTE MY TIME AND CALL BACK AGAIN". SO FINALLY THE REP GOT SCARE AND WAS LIKE THIS FEE WILL BE REMOVE. AND I GOT HER NAME AND EVERYTHING.

Worst customer service ever
I have LBPS (IBM Lenger Business Process Services) for my mortgage.
They are so slow with any kind of process, their website is so bad I can't even look at my payment history. The only thing I can do online is to pay mortgage WITH FEE, of course. If I pay on the phone, it's $10 fee, too.
When my previous company sold my mortgage, I didn't get any letter from LBPS for a long time, I didn't know what my payment is or the due date, and it wasn't on the website either. I requested automated payment service because that's the free payment method. The process is this: They'll send me a letter, I'll send them a voided check, and finally after 45 days or so it's active. And guess what after several months I've got no letter! I called just to make the payment I haven't done, and they still charged me for paying on the phone.
Oh, by the way, I get phone calls from them often but never voice messages. I had to look up the number to find out it was LBPS. What kind of business calls customers and never leave messages?
I've had two different mortgage companies before and I miss them...

Forcing us to increase coverage on our house
Contacted and even had our insurance agent submit legal reports for replacemnet cost of the house and yet still they keep sendind letters and notices of them increasing the coverage and billing us hundreds of dollars for the increase in coverage, when its not even necessary. The house was purchaced for 134k 7yr ago. it is now worth 100k, covered for 225k, 100k left on mortgage and they are telling us to increase to 275k in coverage. Why, insurance companies use a service to estimate replacement cost and this house is at 180k. we have ample coverage and these MORONS cant understand this. this is harrassment at its best. We need a lawyer to get involved to start a class action suit against this *** company.
they are ripping people off and causing some serious aggravation and stress and wasting everyones time. please help get this company lbps to stop this craziness. post your similar stories and maybe we can do something DS FL

Lies, cheats and steals
If i knew how to do it I would put these liars out of business. I have not one good thing to say about this mess of a company. They have messed up our current loan and charged us late fees on anything and everything they can think of and we have been current on our loan from day one. Seems a little to convenient that when we initially applied for a Loan Mod thru First Horizon...they moved or transfered our loan to this piece of crap unethical company. Just wish I could do something about it these bad people.

Violates law
In Colorado, lenders are not allowed by law to require insurance above the loan balance. LBPS has been advised of this, but they bought me insurance at 8 times the going rate anyway, saying that I needed another $85, 000 more than my balance. My agent contacted them and sent them paperwork that proves my coverage is more than $285, 000 they require (unlimited replacement cost for the house). They still bought the extra insurance (which won't have to pay a dime but costs half as much as the full coverage cost).
The cool news is that the company selling the "extra insurance" is the company that decides how much you need.
When I called them, they said the paperwork doesn't mean that- the dollar figure for non-catastrophic loss is the only amount that matters. They also said they didn't care what Colorado state law said, that they were not subject to state regulations. I wonder what the attorney general will say (I've already told them).
If only I wasn't underwater...

Charges to pay mortgage on online
I have been PISSED about LBPS over and over since October2010.
So I just went to pay my mortgage that is due 02/01/11 and you will never believe this one to pay my mortgage online and NOT be charged $5 you can only pay between the 1st and 5th of the month. Not only do they do bad business their website is also crappy! So what they are telling me is that they do not want any $$ until the bill is due.
They are just pieces of crap!! Bad business, bad website = a bad mortgage
OH how did I end up here??

A computer company that doesn't compute
My loan was sold by Chase to LBPS (a part of IBM). LBPS does not accept payments by electronic transfer from my bank. Does it seem odd that a computer company doesn't do computer transfers? It did to me until I realized, that this results in more late payments, since you have to send your payment 5 days sooner to allow for mail delivery.
Then they changed the address that the payment was to be sent to, and sent a notice as a note on the bottom of my statement. Ok, I didn't catch the change and update my bank on where to send the payment. So, last month they called me and said they didn't get a payment. Finding that I had sent it to the old address, I paid extra to LBPS to do a phone payment so that it wasn't late. I then had my bank update the address and put a stop on the 1st check.
Thank God I did, because LBPS tried to cash the 1st check (that they said they didn't have) and could have sent me into overdraft ***. Now LBPS wants to charge me a $25 returned check fee.
Is it possible that Chase and LBPS are working together to rob us of as much fee money as they can?
