LCG Pence was informed by the realtor of poor quality of materials and/or workmanship before closing (Sept/Oct 08) when we bought unit#511 in Pacifica Tower, Riverscape St., Portland, OR. Although, they attended to some of the items on the check list they did not take care of major item of replacing wall tiles in Shower. We were told by their contractor that the front wall of the shower needs to be ripped off and re-tiled so that the use of Shower would not damage our Condo and also, that below our floor - i.e. unit# 411. Ever since, this was communicated we did not use the shower. Severl verbal (via phone calls) as well as e-mails were sent as a follow up, but no one would take care of our problem.
Then, after waiting for several months, we wrote to Bob Hill, CEO and other executives of LCG Pence, who were good enough to assign Mr. Randall Nelsen. As of today, LCG Pence is only trying to do a patch-work rather than the earlier advice by their own sub-contractor to replace the wall-tiles. The seam on the perimeter of the pan-lip of the shower is NON_Uniform - on the right the grout-joint has normal thickness where as that on the left corner it is as large as 5/8". We talked to several tile installers and they all mentioned that this seam is Extremely Shoddy/Sloppy and it should have been UNIFORM through out the perimeter of the pan.
Other problems such as nails projecting 3 to 4" out of concrete ceiling were cut in the last week. Some of the granite island corners were filled with epoxy and others were left as they were with the reason that the epoxy will not adhere to it since the cipped portions are very small. Also, there are couple of large dips that were not attended to with the reason that they were original as purchased from the supplier. Now, does it mean you can install poor quality materials and then, claim that they were original defects in the granite?
How can any one accept such poor quality material and/or workmanship and still claim to do 'Quality Construction'?
