getting screwed
I am in agreeance and will be filing suit if necessary against LMT. I didn't even and will not be moving into the apt I put a deposit on. I put the deposit down on November 30th with the intent to move-in on DEC 15th. They agreed to replace the fridge and install blinds before the move-in date. The day I put my deposit down I saw a cockroach in one of the bedrooms, I addressed this with Diane and she said that they sprayed, but the lady down stairs had cock roaches coming out of her vents when she moved out, but they would spray again. I asked to get a receipt for the spray and she told me that they get "the good stuff" from home depot, that they couldn't rent it out if it didn't pass inspection, she would take care of it. Well, supposedly the place passed inspection. I called several times prior to my supposed move in date, and Diane promised each time everything would be done prior to my moving in. I called on the 15th to set up a time to sign the lease, despite my reservations. Diane proceeded to tell me that my requests hadn't been honored, because they were too busy. Ummm, excuse me? That they needed a few more days and they would be done, "when would I like to move in?" I'm sorry? I wanted to move in on the 15th, but I was not signing anything until those things were completed and I saw the apt. She told me the fridge had been ordered, but Lowes didn't have it in stock, but if I would like an old refridgerator from the warehouse they could get it in that day, but the blinds still hadn't been put up. AGAIN, unexeceptable responses. I was not willing to wait any longer and I wanted my deposit back I would go someplace else. Diane gave me the number to the "owner of LMT. I explained to him that I was uncomfortable moving in there, that I was told these things would be taken care of. I hadn't signed anything. I wanted my deposit back. He told me I was NOT going to get my deposit back that I was approved for the apt. and I could do it the hard way or the easy way. Basically, trying to tell me to move in or else I would have to take them to court to get my deposit back. I'm not willing to live anywhere that makes promises to tenants, but doesn't deliver until I start threatening. He said they would have everything in by the evening. Well isn't that fancy, now all of a sudden your in a hurry to get the things in like I asked now that I've decided to not rent from you. Nope! Too late. I didn't like how I was talked to, that I was transferred from one person to the other, and then on top of it, all of a sudden at 6pm everything that I asked is in the apt. Not only that, I paid my deposit, but was not given a receipt, and according to illinois law that has to be receipted and signed by the person who received the money, or my deposit is fully refundable. So I'm in preparations to take this to court, I have an appt with a lawyer and will never ever, deal with this management company again.

Waste of money
If you live in the Belleville, Swansea, O'Fallon, or Bartelso area of southwestern Illinois, absolutely do not rent property from a company called LMT Living Estates (also known as Loepker Management)!
Do not be fooled, some of the units are nice. But-
I have lived in this unit for several months. It has had cockroaches since the day I moved in. I complained the next morning. I got promises. It's been 4 months. I have complained weekly to no avail.
The property manager likes to enter people's units (and bring his little dog in with him) when tenants are not home. I have seen him do this twice now. Once he entered the unit above mine, and the tenant was home. She beat him severely. I realized what happened after the police arrived and refused to arrest my neighbor for assault.
The property manager puts huge notes written in sharpie marker on your door if you are a day late with rent, in plain view of the world. He doesn't even fold them in half. He tapes it to the glass. He left a note on one lady's door that read "Pay Rent plus $75 Late Fee or Vacate!" It turned out he had stuck that one on the wrong door.
The sewer bill comes to the management office even though it's broke down unit by unit into tenant's names. He opens mailboxes and puts the bills in. I got my bill late and he had written on it "I pay or off!", because I was past due $23.00. I wasn't even being penalized by city for being late- not even a notice. It just said that month and the current month due by Nov.24
The worst thing is how you will be treated if you have to speak to this man for any reason. He is a complete and udder a**hole. He thinks he is better than you, and will talk to you like you are trash. I had to tell him that he may get away with treating other people like they're stupid, but it won't work with me.
This property company is the worst company as far a service, maintenence, or just "customer relations" I have ever encountered. When I finally move out of this hellhole I am filing a complaint with the BBB and the health department.
