This landlord does not follow local city ordinance. I live in another city where this guy has rental units, and the city ordinance clearly indicates that in order for a landlord to rent to people, there needs to be an occupancy permit obtained; in order to get the occupancy permit, the city inspector must do an inspection and any violations found must be taken care of. However, Mr. Hutter has failed to EVER get occupancy permits for ANY of his rentals; it seems he has found a way to circumvent the system and has NO occupancy permits. When I would have a concern about something that needed to be fixed, he would find reasons why it was MY responsibility to fix it; if I complained about it he would threaten to evict me. Yes, he has fixed some items, but there are also some things he has refused to comply with. He has been cited and fined several times by the judge for not meeting deadlines set by the city inspector to get the needed repairs made so he can obtain an occupancy permit (which I do have copies of). DO NOT RENT FROM THIS PERSON.
