I found this website because we hired a law group in Phoenix, AZ to assist us with our loss of our home due to being scammed by a loan mod company employee (the loan mod company he worked for was doing exactly what they promised - but the counselor that worked our case told me around Christmas-time that he was starting his own loan mod company after the first of the year and wanted to know if I'd 'go' with him. Of course I said yes, as it wasn't going to cost me any more money - WRONG - and I was referred to him (specifically) because he'd helped a friend from church and his family members get loan mods.) Anyway, come to find out this counselor finally got a counselor from our bank working our 'case' and told them he was my husband instead of using his name and company. He came back to me an hour before the sale of our home and told me I needed to wire him 55k or lose my home. Well I didn't have 55k sitting around and wound up losing our home on 5 March 2010. When we went to the lawyer - they told us that they had a program where the Guardian Group would contact Fannie Mae and purchase our home for us and current market value (which is/was about $135-140k). Then they would immediately sell us back our home at 80% of what they purchased it for and carry the 40 year fixed rate at anywhere from 5% to 6.5% interest rate. If they could not purchase the home we were in, they had other homes in our area that we could purchase and they would carry the contract. In fact we were told that the Guardian Group was applying for bank status in AZ so they can fund the purchases and mortgages themselves. Well, $3500 later and nothing...I've had to initiate contact every time and actually had the lawyer call me to let me know (gently, as he put it - 6 weeks after the fact) that the Guardian Group evidently wasn't a legit company. When I asked about getting my money back I was told too bad. NOW - understand that I've been through 3 loan mod companies and the only legitimate one that I was working with was 'The Foreclosure Group' in Phoenix. They do exactly what they say they do and it might take a while, but they get it done! I wish I'd have known that the counselor that enticed me away from them had been fired for embezzlement. Anyway, I've been taken by 2 loan mod companies - one crooked loan mod counselor and now an attorney's office and the promise of staying in my home is most likely GONE. I'm staying put until I go before the judge to be evicted because of what's happened. Maybe the Judge will understand, especially with the complaints registered with the AG. We've spent over 8k and all we have to show for it is the money loss, loss of our home (hubby's a disabled vet no less) AND the time and hassle of all this. I'm definitely taking time to go to the State Attorney General's office and registering a complaint against the counselor that cost us our home, the attorney's office and the Guardian group and the real estate company that the lawyer set up within in law firm, oh and come to find out - we were a test case for the Guardian group and they failed not only us, but the law group and his realty company.
