This development company is currently developing the subdivision in which we purchased a home at a premium price. We were under the impression that this was a premium area because of the location and great schools, but that has all been downgraded because apparently this developer does not know what he is doing, and/or is too cheap to do things correctly.
- Our HOA is still controlled by the developer, so we have no say. Yet, we as residents (by way of the HOA) had to pay for the pool furniture and repairs to the front gate, which is always having problems.
- The lakes aren't properly cared for, don't stay filled as they should, and it's obvious that unless this developer works out a deal with the area MUD, he will leave us with enormous expenses on keeping these lakes filled in the future.
- That will be in addition to the massive debt he says the residents are already in to him, for reasons yet to be explained to us.
- We were told our HOA fees will be raised over 60% higher next year, when the bylaws clearly state they are not to be raised more than 10% a year. We were told this is to help pay back all this money we apparently "owe him."
- There are sidewalks that have had missing segments in them for over a year. This is has been reported but has not been corrected.
- Common areas sometimes look as if there's no maintenance; grass unmowed, ant mounds, trees not cared for, sand showing around trees and flower beds because no mulch has been added since the subdivision was first built.
- The HOA management company the developer uses, PMG (Principal Management Group) is absolutely terrible. They don't do their job correctly, and they keep just charging us more and more... so that they can continue to not do their job correctly. We don't think our money is being managed properly, and expenses aren't adding up. There are residents who are breaking deed restrictions everywhere, not keeping up their yards, yet PMG never seems to do anything to correct the situation.

I don't think we're asking much; we want what we paid for, a subdivision that is properly cared for, and where our money isn't mismanaged. Why would someone want to purchase somewhere with a developer who will put the HOA (residents) into massive debt? I would never purchase again in a new neighborhood developed by the developers of O. O. Development Ltd. (though if there is a next time, he might do it under a different company name.)
If this developer works to correct the situation, I will remove my negative ratings. Otherwise, it will be known everywhere possible, and potential buyers will be told to beware. There are A LOT of very unhappy residents in here right now.
