Fraudulent activity
I almost lost my home due to loosing my job and at the same time my loan went from 8% to 11.25% in a years time. They were nice enough to offer me to enter into a forbearance agreement to reinstate my loan with agreeing I would be refinancing with them with on-time payments during my forbearance agreement which was for 6 months. The payments had gone up from $806 to $1551 a month. Right away I contacted a Realtor to put the home up for sale and she refused to touch it because the county had a red-flag marking my property up for sale. After long drawn research with the county and Ocwen turns out Ocwen had put up the property for sale/foreclosed, without even a notice to me. So now, I find out that my original loan of $108K is now a total of $121K. Time and time again requesting detailed charges from them they finally send me a spreadsheet with a tremendous amount of charges such as appraisals, certified mail, property inspection fees etc. All which they refuse to furnish me proof. They have two to four appraisals and inspection fees and over 5 certified mail fees posted to my account. This is outrageous. Seems they want me to loose the property.

Scam and fraud!
Ocwen is everything and more than the things mentioned on this complaint board! My wife and I original had our loan with American mtg servs ( self employed at the time ) then they sold it to First horizon, then finally Ocwen, When we first started having problems with our monthly payments they raised our interest rates so high we just could not keep up, over the Corse of 4 years our payment went from around $2500 month to $3900 month not to mention that our homeowners insurance was "supposed" to be included and taxes "which never were" !calling this company was a task in itself as mentioned in another post, Moral of this story is we lost our HOME back in march 2008 and have been bouncing from home to home since, our credit is ruined and we can never look forward to owning our own home again. Thanks Ocwen for #@*&ing another Family We have two small children you assholes.

Harassment calls AFTER payments made
In simplest terms, My mother entered in a foreclosure forebearence agreement with Ocwen.
After a large lump sum payment and so far, 3 months of EARLY payments, Ocwen *still*
calls my mother constantly, hounding her for payments that have already been made.
I contacted Ocwen and was told that my mother would continue to be hounded for payments
that have already been made until at least Nov/08 and probably thru Dec/08.
Why? This is a direct quote from the rep:
"Her agreement hasnt made it into the system yet."
They clearly show the history of payments, when asked. They currently show ZERO past due,
yet the calls to my 72 year old mother continue joyfully and apparently will continue.
You would think a subprime company would have better things to do that to waste time and money
hounding a little old lady for payments that HAVE ALREADY BEEN MADE, but apparently not.

They don't care
I am in the process of foreclosure. A contacted Ocwen several times to lower my rate or try and help in some way so I can keep the home I have worked my life for. They don’t call, nor care for the costumers they have. I want my home, I don’t think they want to pay my mortgage until my house sells. We have 4 houses that have not sold in over 1 year now. If they cared about the me and my son they would try and help me to keep it. I ask to be lowered by 200.00.

Mortgage ripoff
This is one of the top rip off mortgage companies in the USA right now. They keep agreeing to certain thing and never go thru with the agreements and lie about everything. This mortgage company needs to be fully investigated for fraud. I can’t get them to return my calls at all now, they are trying to make it so I default on my loan, by saying I have never called them, and there never was any other agreement made. This is the worse mortgage company in the history of the USA.

Bogus charges!
June 2005 I was self employed so initially got my mortgage loan with Freemont Investments as a non docs loan, even though I put down 50% I was given a loan at 8.75% they sold it 6 month later to Ocwen in Dec 05. During this 3 years I never paid late and even tried to lower the principal by sending more than I was required. Sometime during 2006 they sent me some offering of hazard insurance which was lower than the one I had on my own and I decided to switch to the lower one. On Oct 2007 they sent me a request to prove flood insurance to which I complied by sending a copy of my survey indicating that there was no need for one.
A week ago I requested a payoff quote which I received via email a day latter and it was then I realized that their insurance had more than doubled, that they had gone ahead and put flood insurance and they were charging me $2,360.00 as PREPAYMENT PENALTY, the whole amount increased over @9,000.00 over the current balance.
A day latter I received a Fedex with a 'loan Modification Adendum' and a letter signed by Chris Simmons and Ronald Faris threatening to foreclosure and ruin my credit if I didn’t pay immediately a shortage escrow of @5,200.00 (imposed insurance) or signed an addendum to add it to my loan.
During the following days, I faxed again the survey of the property and acquired insurance on my own, called not less than 20 times just to be told that either they don’t have the info to update my file or to call later, and they have continued to give me the run around regarding this manufactured escrow shortage.
I requested a Payment history printout and they sent me via fax a fuzzy IMPOSSIBLE to read paper, the writing extremely small and fuzzy. There is no way to make heads or tails of any of it.

Scam and fraud!
I have had dealings with mortgage lenders in the past but dealing with OCWEN is horrible. When I purchased my home in 2006, my loan was sold off to OCWEN after a few months. About two months later the problems with OCWEN started. They claimed that they did not have documentation showing that I had homeowners insurance. I called them immediately. The person I spoke to had trouble understanding and spoke broken english. I explained to them that I do have insurance and I will fax them a copy. After faxing it 3 times and sending a copy by certified mail, they finally received it. I spent at least 3 hours on the phone over a 3 week period trying to get them a copy of my insurance information.
In early 2007 the drama continued. Taxes were due and I thought by having an impound account I would not have to worry about my taxes getting paid. Well, with OCWEN it appears you have to worry about everything and you are never at ease as long as you do business with them. I forwarded several tax bills that were due because they claimed they did not receive the bills (by the way, the tax department is a not part of OCWEN, at least that's what they claim) After faxing the bills in February and sending the bills by mail they were not paid and late fees on my property taxes began to accumulate. I spent at least a total of 4 hours talking to OCWEN, faxing OCWEN, mailing OCWEN, in an effort to get these taxes paid. They finally paid the tax bills in April. They took late fees out of my impound account and never reimbursed me after they told that they are responsible for the late fees.
Now we are in 2008 and taxes are due again. As soon as the bills came I sent them certified mail. I tried to fax the bills also but after several attempts to fax from home and several attempts to fax from Office Depot the line was always busy so I gave up. At this point I dreaded the worst, my taxes probably have not been paid and I will have to go through the same process as last year.
Currently I am receiving two calls a day from OCWEN regarding my mortgage payment which has never been late. I recently called to ask them to put me on their do not call list because they have no reason to call me my account is current and I am never late, the CSR said she would remove me, but the calls have not stopped.
I would like desperately to get out of this loan with OCWEN, it has been very stressful and time consuming dealing with such a inept company. After reading all these stories I am concerned about my well being.

Scam and cheating!
When attempting to contact Ocwen,at any of their many phone numbers, they put you on hold until the line finally goes dead, or they connect you to a non-english speaking person who you can't understand and pretends he or she can't understand you. They then offer, in their broken english, all the different ways you can make payments. The company will not answer any mail I send them or any of my E-mails,yet every month I get a 'notice of intent to collect a debt' from them telling me how far behind I am in payments.
Now they are telling me that they have put a insurance policy on the house and sent me a premium notice of $1,165.00 for the first year. They act like they are a separate entity answering only to themselves and completely oblivious to the laws of the land. They refuse to contact my attorney or to even take back their property, so now the house just sits there and benefits no one while they play their little mind games.
