After I moved out last year on June 2010 from the Orion Roswell Village complex in Roswell, Georgia 30075, I had no bad experiences other than dealing with the unprofessional, rude and never available property manager named Monica Francis.
On March 2011, I checked my credit report as I do every year and to my surprise, there was a collection on it from Hunter Warfield, INC / Orion at Roswell Village. I immediately contact the leasing office to inquire about this, since no one had previously contact me by mail or phone to advice in this case that I owe money from the complex.
I was informed that the charges where for four stains in the carpet, 1 missing key, a dirty bath tub and damage paint on the ceiling above the fire place. I explained to the person helping me on the phone (Connie) that the ceiling had collapse after I complaint several times to the leasing office manager Monica Francis that the rain was filtering from the roof to my apartment ceiling.
I also told Connie that the collapsed ceiling had damaged my leather sofa, information that Monica Francis already knew by a letter and pictures hand delivered to her, but noting was done and that the key was provided three days after I turned in the apartment to a Larian Hunter. I also mentioned that I have the receipts from the cleaning crew that cleaned the empty apartment and rug before the apartment was returned back to them as I have previously done in the past.
I also commented to Connie that when the apartment was returned, I asked the leasing agent at the time for the apartment exit walk-through just to make sure that no surprises would surface after I moved out. I was told that they did not had personnel available at the time and that they would do the walk-through with in the week and if I was not contacted, everything was okay and that anyways all rent and fees were paid for and up to date.
Unfortunately sometimes life is unfair, Monica Francis don’t work for that property any more and making an appointment to go and explain my situation to the new manager would cost me time and more money. So, I have decided to pay the collection agency the $248.00 that the Orion at Roswell Village say I owe them and safe my self from having a bad time talking possibly to people that can’t do anything about it.
In exchange I am writing my version of what had happened to make my incident public. I also would like to make public that Monica Francis was the most undesirable person to deal with as per my personal experience as well as also mentioned by other leasing agents in the past that requested a transfer or had just resign because of her.
Taking the word of the leasing agent cost me $248.00, so please people, it is better to have everything in writing. For me, this was a lesson learned! I would also like to think that this incident happened due to the unprofessionalism of Monica Francis and not as a personal issue she might have had with me due to the several complaints I had about her poor qualified service as a complex manager.
