False advertising/bad customer service/maintenance issues
I’m not sure where to begin with my complaints against this company. Here is a little background per one of their employees. Property Management Services has over 900 houses in addition to apartments and other properties in the Oklahoma City area. They offer, at face value, sounds like a real good deal; discounted rent for your sweat – making minor repairs to the house. They even provide the materials… if you can get them to come out and do the verification. The way it works is you submit a materials request to their offices and they supposedly send someone out to verify the materials you requested. After that occurs, they give you what amounts to a Purchase Order, which you take to the store and pick up the materials. I’ve been in my house for six months and have had them show up once to verify materials. My second request has been pending verification for about three months. Of note, nearly every time I’ve been in the office I have overheard complaints from tenants about maintenance issues. This is obviously an ongoing problem.
Secondly, on the day we signed the lease, we learned that the company had made a mistake and didn’t put us in their rent-to-own program. The assistant manager, Kim, said that was no problem. When we wanted to switch over we were told to just let her know and she would change the lease for us. She never mentioned anything about any additional charges for doing so.
Two months later we were ready to switch over to the Rent to own program which we were supposed to have been on in the first place. We signed the lease and again, nobody mentioned anything about additional charges. It was only after going in to pay the rent for the following month that we learned we had an outstanding balance. I asked what it was for… and Kim told us it was a $43 form fee and another $50 deposit. Why are we paying a deposit for a house that we’ve already been in for 4 months (at the time)? Kim made the statement that she always tells people they owe the form fee when they transfer their lease. I told her she didn’t tell us any such thing. As it that weren’t enough, when I went in to pay it, I was then told the fee was $49. We never signed anything (and I looked) that said anything about a “form fee”.
Something else they are supposed to do that they haven’t completed… they are entirely responsible for initial repairs to heating, plumbing, electrical and securing the house. It was two months after we first occupied the house that they finally came out and repaired the cut electrical wires. In fact, there are still portions of the house that do not have electricity in them due to cut wires that they have not repaired. Every time I call to inquire about it I’ve told “I’ll put you on the priority list”. That’s the favorite phrase of Chastity, who works at the front desk. Well, this has been ongoing for six months… if this is the priority list, I just don’t know what to say.
There are a great number of other issues that I could add to this but I thought it important to at least have a record to refer back to of some of the major problems with respect to Property Management Services.
