I leased a home from this company in May 2008. The house was in extremely bad condition. I did a walk through and listed all that was wrong with the home. I even included pictures. They advertised that the house had a jetted tub in the master bath. When I moved in I reported on the inventory report that it did not work. They sent someone out to look at it and get a quote for the owner. They never got back to me about it and never fixed it. I was just ignored. This is false advertising.
I had one of their maintenance men contact me the day before that he was going to be at my house at 9am. He never called and I figured he was not coming. As I was about to leave to go to a meeting he showed up 4 hours late. I had to reschedule my meeting. This man also left his work bench and other garbage at the house. I requested he come back and get them. he never did instead I got a letter saying I talked to the maintense man so long he could not get his work done. I was confused about that for a while until I realized he was not getting to his appointments on time as he showed up at my place 4 hours late and then accused me of being the reason. This company is the most unprofessional rude out of touch company in the management business. They make AIG look like angels even though these are different business same "who cares tactic's".
Here is a list of my grievances:
1.) The house was filthy when I moved in.
2.)The yard was over grown, most of the grass was dead and what wasn't had not been mowed. I had to spend several hundred dollars to get the yard up to code for the Home Owners Association.
3.)Both trees in front yard were dead or dying had some type of vine growing on them.
4.)Guest bathroom tub was a nasty mess with a broken plug and the faucet needed to be caulked. Never fixed. (See Pictures)
5.)The oven was full of some type of ashes. Extremely dirty. I had to clean it. (See pictures)
6.)The microwave was filthy. I had to clean it.
7.)Many water spots in the ceiling from water coming through. Water came through a light fixture in the hall. I sent in a request for this to be looked at because I feared it could cause a fire and it was never answered. They just ignored me.
8.)The carpet was old with spots all over it frayed in every room I noted that in inventory report.
9.) The ceiling was cracked in the den and the wall was cracked in the living room/dining room area.
10.)The front door was destroyed by the weather and looked horrible. I advised them on this. They didn't care. It's not their home so why would they? Almost felt sorry for home owner.
11.)The backyard hose outlet which also filled the pool was broken and never fixed making it almost impossible to water back there. I listed on inventory report never fixed.
12.)The pool
a.) The hot tub light was burnt out and it took 3 months to fix it. Summer was over!
b.) It has a major crack in the bricks above the skimmer that goes down into the plaster about 2 foot into the water. (See Pictures)
c.) The weight of the pool is pushing so hard due to faulty construction or age the pool is unleveled.
d.) When it rains the pool overflows flooding the neighbors yard behind the house. The drain for excess water PVC pipe is broken and is flowing directly into the backyard neighbors yard as well.
e.)The tile on the hot tub was loose and some was missing. When a hail storm hit half the wall of tile fell off due to neglect.
f.) The pool service that is supposed to come with the house is terrible. Only came about half the time and the pool was cluttered with leaves on the bottom as well as turned a yellow green. The vacuum at the house was left out in the weather and is cracked and destroyed so you can't vacuum it yourself. I had to buy chemicals to keep the pool from turning green so I would not get fined. I was paying in my rent for pool service I only got about half the time I was there. It cost about $100 a mouth so they owe me $600.

They advertised a spa and pool but neglected to say the pool was so badly damaged it was unusable. Again false advertising.
Quest Property Management is as unattached as you can get to the homeowners home as they are to the renters. They refuse to answer the phone. The have a special voice mail that announces your call and they avoid everyone. Before I moved in the neighbors called trying to get the lawn mowed and the could never get anyone to answer their voice messages and the lawn was never mowed. They will not return calls or emails. I put a request in for a shorted out electrical outlet and it took them over 3 weeks to send someone to fix it. According to the lease 7 days is a reasonable amount of time to wait to have something fixed not 3 weeks. They did not even acknowledge it until I gave them my 30 day notice. They are a stickler for technicalities if they are going to financially benefit from it but if they violate a technicality they intimidate you with their smug rude attitude.
I gave them a $2400 deposit and they went down the list to find things I may have overlooked so they could keep my deposit. They charged me $39 for doorstops that were never there or broken in the first place. Their electrical man put a light bulb in an outlet outside the master bedroom because it was not working. He put in in I never questioned it nor did I even use that light. They charged me $7.50 because it was not the right kind of bulb. I did not put it in they did. They charged me over $300 for a tree that was already dead claiming I did not water. If I did not water then why was the lawn as well as the corner that was once dirt fully grown in and all the other plants alive. I paid $1100 to make that awful carpet that was so old and frayed and patched in many places from previous tenants was cleaned and looked as good as it could. I had listed it was frayed and stained on the inventory page. They charged for carpet replacement over $900.If I had not listed all the other things that were wrong with that house I would have been stuck with the cost of fixing them as well. This is a corrupt company whose only intent is too rent the houses not keep them up and charge each new resident for things that were already wrong when you move in.
I strongly advise homeowners to not allow them to manage your property and renters beware. There are so many homes out there for rent don't put yourself through the nightmare I just went through.
According the Texas Property Code Chapter 92 Sub-Chapter C Section 92.102 - 92-1041 The Lessor or Leasing Agent has 30 days from day of vacate as long as you supply a forwarding address to refund or send and explanation as too why they are not or they forfeit their right to the deposit completely. So in order to settle my grievance since I vacated the property on August 31, 2009 with a 30 day written notice of July 31, 2009. I surrendered all keys and openers to the property on August 31, 2009 the 30 day deadline was September 30, 2009 at midnight. They did not reach that deadline so I want my full deposit returned. This is the right thing to do. Quest Property Management knows the claims they listed about the house were false or not done by me. I also would appreciate the $600 for the pool service returned to me as well since I did not receive it. Bring the total to $3000.00. So please send me the balance due and we can solve this grievance.
