Don't even consider hiring them
We signed a contract with Greg Bacheller at Real Property Management Colorado in December 2010, and have regretted it ever since. Our agent refused to meet with us, does not return our calls, and does not respond to emails. The house is still empty after 2 months, and our promised weekly follow-up calls have never occurred. The lease price has been dropped $100; 4 applicants have turned in apps and were never heard from again. We sent more than one customer to RPM Colorado for showings, and they were never contacted. This company has not followed through on a single promise.

Do Not Rent
These people obviously need to learn how to do their job. They have postings of rentals homes/town-homes all over the internet. My fiance and I found one that we thought would be perfect for us. We emailed and called for at least a week and a half and never heard back from them. They always stated to wait at least 48 hours before calling again and we did, but we still never heard anything. We go back online to check the status of the rental house and they raised the rent up another $200! That rent was out of our budget. We then found another place, we filled out an online application hoping that they will contact us. They did call, however, they called our phone 3 times in under 2 minutes and never left any voice mail to indicate who they were. I called the company and they said just to wait and they will call you again...BS! We received an email about 10 minutes later stating that the tenants have decided to renew their lease. The thing that gets to me was that they stated the house was available for rent 3 weeks ago. So why are still they posting this place online if it seems to have been occupied for a while now? I'm done with this company FOREVER!

My bad experience with Real Property Management
My bad experience with Real Property Management:

I moved from Phoenix to Las Vegas in January of 2009 to take a new job. Real Property Management asked for the typical first and last month rent upfront totaling $2800. Right before my family and I began moving Real Property Management asked for an additional $1400 security deposit. Their explanation for the extra $1400 security deposit was that they could not verify what my income was going to be at the new job (even though it was the same line of work). I agreed and moved in.

The contract I signed included monthly pool service. After the first month of living in the property we noticed no one had contacted us for pool service. When we called Real Property Management to ask about the pool service they told us that it was not included. They also asked that we sign an addendum to the original contract to state there would be no pool service. We didn't sign that!

When our first water bill came in the mail we noticed it was really high ($300). We contacted Real Property Management and told them that they should check for a possible water leak. Real Property Management told us that the water bill was high because we were not used to having a pool. In the second month we got another ($300) water bill.

At this point we contact the water company and they tell us we have a major water leak! We contacted Real Property Management and they denied there was a problem. At the end of month 3 and another ($300) water bill we contacted the water company again. The water company had to call Real Property Management and ask what they were doing to help preserve water in Nevada.

Four months later Real Property Management finally sent out a plumber to correct the problem. By this time my family and I are having a difficult time keeping up with the rent. We began paying our rent on the 15th instead of the 5th. We had to pay 10 days late because of the water leak that Real Property Management chose to ignore until the Water Company called them.

Then to add insult to injury, Real Property Management began charging us late fees. I’m in the last month of my lease and have paid over $3000 in late fees. I have never been more than 10 days late and never would have been late at all if Real Property Management would have taken care of the water leak when it was reported to them.

If you are planning on renting a property beware of Real Property Management. They will put you in a choke hold and take every last dollar you have. Just for good measure here are some keywords, My bad experience with Real Property Management:

I had RPM Colorado manage a property of mine over the last year. They collected the checks fine, but maintenance was difficult to deal with. The house was supposed to be cleaned for the tenants (we paid for it), but after talking with the tenants directly, they said the house was dirty. I will say they found great tenants, but they ignored our no dogs rule.

Following the tenants move out in the spring, we took possession of the house again. Several items were found to be broken (including sprinkler pipes, which we paid RPM to winterize). RPM has since ignored me on all follow up issues leaving me to pay them out of pocket.

With the exception of the poor follow up service, they were satisfactory. Part of good customer service is how you follow up with your customers, and I feel their poor follow up gives then a poor ranking overall.

If you want to have your property managed the way you expect... look elsewhere
Real Property Management cost us a months mortgage due to their negligence in renting out our home. They had 1 rep that was handling our house and she rarely answered her phone or returned phone calls. Most of the time her voice mail box was full and you couldn't even leave her a message if you were interested in our property. The owner denied any wrongdoing even thought their office manager admitted to me that her actions were inexcusable and we should be upset. If you want to have your property managed the way you expect...look elsewhere.

Do not use RPM to manage your property, they do an extremely poor job. Fees are outlandish, and their staff is very rude and unresponsive. Go with another property management company at all costs!!!

Statement of Retraction
The intent of this posting is to retract all comments I have previously posted regarding Real Property Management Colorado. I am the 26 year old who posted derogatory and inflammatory comments about Real Property Management Colorado on numerous websites and I would like to retract those statements. I had a dispute with the company, and in my anger posted statements regarding my experience. These statements, although opinion, may have been interpreted as fact or as having an underlying factual basis. In which case, these statements may have damaged the reputation of Real Property Management Colorado and Greg Bacheller, one of the company’s owners. I apologize for those comments and I wish they had never been posted. Unfortunately, I am unable to delete these historic postings and as such, please accept this posting as a retraction of all of my prior online postings. In addition, I have signed a copy of this document, which is on file with Real Property Management Colorado and by doing so, I have given them permission to send it to you if you are inquiring about the services of Real Property Management Colorado provides.

Avoid them at all costs
I moved into this property and have been treated rudely and completely unprofessional since the day they got the first of the money they said we owed. We paid the first months rent and the deposit after checking several times if it was the actual amount that we owed. Later they decided we owed more and left one message about it on my husbands phone. After several attempts to call them to find out what they were talking about and no one answering I came home to an eviction notice on my door. This notice said they made diligent efforts to contact me about the money I owed. They wouldn't call me back or answer their phone but they send a notice saying THEY made diligent efforts. The charge for the notice is $58 and a late fee of $50. So now on top of extra money they "forgot" to tell me about to began with they are charging me another $108 because they chose not to answer their phone and talk to me. I have been called a liar and talked down to by just about every one in that company. I meet one nice person and it was the maintenance man. We I asked if I could speak to a manager or owner about the way I was being treated they informed me that the person I was complaining about was the owner.

I am in a contract for a year and a half with these people but I am telling every one I know never do business with this company. My pastor even tried to reason with them on one of our many issues we have had with them and they were even rude to him. He said my advice is to pay your rent on time and avoid them at all cost. That is not how a company should treat people for any reason.
