None payment of for work
All these entries are very interesting. You can also tell that most were written out of anger, and rightfully so. However, I have learned that one should be calm when trying to explain an issue. More people are found guilty during an investigation because they are angry, not that anyone is guilty in these entries, but when it comes to being paid for work that has been done, well, it is hitting our pockets and we are all trying to make a living and it is more than upsetting.
You must first consider all the facts and then figure out solutions. I do find it funny that Mr. Rimes posted his comments which were surrounding by flowered up comments praising him by others. I also love how people use religion, honesty and how wonderful they are to others; I guess they are trying to say how generous they are. Dam, who was that TV Religious guy who was married to Tammy Fay? But this has nothing to do with being a good Christian or how generous one is; it is a fact of having good business practices. If someone did not do a good job, you tell them so they learn. If no one receives information pertaining to the work submitted negative or constructive, why think there is anything wrong. So we sit back and wait for payment. As we wait and wait, we become concerned, you call and hear all the sweet stuff and/or you get the run around, not a good feeling. Well my friends, President Lincoln did away with slavery. With all the wonderful internet session and ads that Mr. Rimes has held and published, that becomes more of an issue. I believe the terms to be used are Fraud, Racketeering, and the list could go on.
It is apparent that Mr. Rimes is getting business from a lot of sources. There is Ocwen, Safe Guard Properties, First American and others. Now think about this, the Rimes name has been in the industry for a long time. His father, Bruce Rimes, likes to think of himself as a legend. Bruce deals with Safe Guard Properties, First American, Spectrum, and he does work for the Government on Forefitures that are taken by the U S Marshal Service. His Brother Bruce Jr., is also in the business out of the Orlando area. I think is ok to say that Daddy has been a big influence with the National Providers on giving his kid the all this work. You cannot sign up with most of these companies because they say that all the areas are covered. Rimes Ventures also has contracts with other National Companies and he has gone behind their backs and went directly to their sources. So let’s see, that is Breach of Contract. The results of Rimes Ventures Inc or LLC is going to have a negative impact on the family name.
The best way to resolve this issue and STOP other companies from using us and holding our money is to start the collection process right. Here is how that works: Write a professional demand letter for payment, informing Mr. Rimes that you intend take the necessary action to recover your funds which may include, but not limited to, placing a lien on the property or Properties. You send this to him Certified Mail Return Receipt Requested. You also, and this part you will all love, send a copy to the current owner of the property which is the bank. You can get the Owner information of the Internet form the county Property Appraisers Office. You give him about 10 to 15 days to respond by way of payment in full, check your local and State laws for the amount of time you must give the party your are collecting from, in most cases it will be 10 to 15 days, but it could be longer in area. Do not send another letter or make a call. If he or his office calls you, do not fall for any more excuses or bull. Do not start any name calling, be nice. Do not make any promises to hold off on your action. The only way you will stop your action is when you see the money. You can also be more of a stinker and demand Certified Funds. Now, if you do not get paid, you must follow through with the lien. It is time and a little money, but no bank wants a lien on the property they just paid to foreclose on. PLUS, when the bank gets wind of this, who are they going to turn to, but the company they deal with. So if Mr. Rimes is getting his work from Safe Guard Properties, the bank will contact Safe Guard Properties. Then, Safe Guard Properties will contact Mr. Rimes. How many times can Mr. Rimes say it is not true. Now, you will have to go to court and explain to a judge why you are placing this lien. Do not be afraid, you have nothing to lose and Mr. Rimes will have to pay someone to go to court for him or he will have to go himself. Have all your records in order, your assignments, invoices, photos and emails. Mr. Rimes says he lets the girls run the office because he is too busy with other things. Mr. Rimes is not going to pay his staff to go to court, he may have to get an attorney, well even if you lose, which the chances are better of you winning, he will have to pay the attorney! I bet his attorney wouldn’t accept getting a check for half of his bill. Then if payment is not made, you get a Judgment against Rimes Ventures and a lien on the property. If a property you did work on has been sold, the court should allow the lien on other property you have done work on or, if law allows, place a blanket lien on all the properties. Remember, you MUST include the bank on ALL your correspondence and in the legal documents. Now, the bank may make you wait for your money until they sell the house, the Judge will award you not only your invoiced amount, but all costs and fees AND INTEREST. Now, Mr. Rimes will try to defend his actions. Don’t fear, he can say what he wants to, he has that right. But facts are facts, stick to your facts. He will try and say how bad you are and the work you performed was not quality and the photos were bad and so one. Let him say what he wants to, you have all your evidence showing the work you did. Again, if we all follow this and take the time and NOT give up, we will prevail. The result will be that Brandon Rimes will have a bad name. If he was so disturbed about his girlfriend leaving him, just think how he will feel when his so called empire slammed. It could also leave a negative impact on the entire Rimes name. Too bad so sad, none of us caused this. All we want is what is owed to us. Do you really think Mr. Rimes is waiting for payment from all his vendors? If you are new to the business, good National Companies pay their contractors in 30 days. Even if they don’t get paid, most will pay you. Also, if there is a problem with your work they notify you immediately. If Mr. Rimes wants to be a national company, he MUST step up to plate. Despite what other contractors have said in the complaints, you are made aware of any issue right away.
Keep in mind that Rimes claims to be in several states, 46 if I am correct. If everyone who is owed money by this guy takes the proper steps, it could go to the State Attorney and even further. Brandon Rimes is no Madoff, but I think the world is fed up with conartists and fraud. Mr., Rimes is no exception.
Lastly, as far as the entries from the contractors who praised Brandon Rimes? I believe it the contractor titled his post as “ tired_of_drama”. I agree there are 3 sides to a story. However, when there so many complaints, one has to believe that things are not being done ethically. And, if you need someone to pay for materials in advance, within reason, and you have been in the contracting for year’s shame on you! It is obvious that you were put up to this. You don’t sound like the type who goes on line to read complaints. Not one person in this site said anything about receiving calls or emails about bad work. They all stated they got the run around or nothing at all. Get a life dude.
And for the post by “WRPropertymaintenance1010” your web site has been suspended. LOL, $18.00 lawn cuts, no wonder you cannot afford to keep the site going. As far as your comments about not being an employee of Rimes Ventures and signing an agreement/contract? You are right we are not employees of Rimes Ventures and we did sign an agreement. And if have one read it. It clearly states that if there is problem with work submitted, the contractor will have go and take more photos and/or correct any defects at their own cost and possibly have late fee of 10% deducted from the invoice. Further, the agreement states that payment will be made in 45 days, Oh hell read the dam agreement if you can read.
Folks, I have not always been in this business. I do have some knowledge of the law and what people can and cannot do. All we want is what is owed to us. I don’t want to hear about Mr. Rime’s trips, cruses, relationships or anything else. As Jerry McGuire said “Show me the money”! Follow the steps mentioned above, do not be intimidated by any negative comments or calls. There is NOTHING Mr. Rimes can do to you, you have the proof, and all he has to do is show a canceled checks which, as for now he cannot do.
