Fraud and scam
Please contact Hope Now http://www.hopenow.com/members/members.html to have Saxon Mortgage Services removed from the servicers list because they aren't following the services guidelines.

I am a realtor in Massachusetts, please remove Saxon Mortgage Services from the Hope Now. There are numerous websites with outraged homeowners against Saxon Mortgage Services unethical practices.
I read your services guidelines and Saxon Mortgage Services is not adhering to them. Below are websites set up by frustrated homeowners not knowing what to do. Saxon from my experience just doesn't return calls and have no communication with the homeowners or realtors. They use foreclosure as a threat.
I have an accepted offer on a property (Ma) we are closing Sept 30th on Sept 22nd after no communication to the listing broker since Aug 5th is lowing the commission from 5% to 3.4% after they approved the HUD. They are fining us $100 per day for not closing in a month(Sept 5th) from when they sent the letter. No prior notice and from other realtors comments on numerous websites this is a common practice for Saxon. They are saying accept it or the house gets foreclosed.
If you read the articles from the websites below you would be ashamed to be recommending them. Listing a mortgage company that is making the homeowner worst nightmare even worst helps no one. Please review the way they are treating the homeowners that have lost hope. Thank you.

Fraud and scam
I have also tried with saxon to get out of an adjustable rate... me and my wife have over 700 credit scores but got pushed into an adjustable anyways. When i call all i hear is you must comply with your original contract... all my payments are paid by the 15 of every month before the late charge, but since i called several months ago to get something redone. I get calls by the 3rd or 4th asking me i am going to make my payment.

Fraud on Mortgage accounts
Our mortgage was sold to Saxon in November 2007 while me husband was deployed overseas. I mailed them multiple copies of my POA which they repeatedly told me that they had never recieved. After almost 6 months of dealing with them they were able to "find" a copy of my POA that was included in the original packet that they received from Novastar mortgage, our original mortgage company. From there on it was almost impossible to deal with them. They continually didn't take my mortgage payment out of my account, we had to call and almost beg them to actually take the money out. I had set up EFT withdrawals in December 2007 to avoid any problems with paying the mortgage. They also took from November 2007 until March 2008 to apply the Soldiers Act of reducing deployed soldiers interest rate to 6%. Once they did reduce it, they stilll continued to take the wrong amount out for a few months. Most recently they have taken out our payment and applied it to some "surplus" account, when they were questioned why they did that I received the answer of "I don't know". I still have not received and answer as to why that happened. The only reason I found out that they had taken it and applied it to a wrong account was when I received a phone call telling me that I had not paid my mortgage for that month. Yet I had a bank statement proving that it had been removed by them. This month they didn't even take our payment out. I finally called them on the 15th to ask if they wanted their payment or not.
This company has been nothing but impossible since we became customers of theres, not by our choice we were SOLD to them by another mortgage company. Should anyone ask me what mortgage company to get I will deffinately tell them NOT SAXON!!! I am currently in the process of getting paperwork to file with the BBB and trying to find another mortgage company to refinance. I am interested in joining in on any lawsuit that is being filed against this company so please feel free to contact me regarding any suit. Thank you.

Awful company
We too have been trying to modify our mortgage with Saxon since May of 07 to no avail. We had asked that they refil or modify our loan to a fixed loan. No one will help us. Now we are in foreclosure and trying to short sale. If anyone is starting a suit against them I would like to join in. We are victims of mortgage fraud and even though we have notified them and have tried to fix our financial situation - they refuse to modify our mortgage even though these new bills were passed for just that reason. Non Compationate to Homeowners
I have been trying to work with saxon for the past three months to work out a plan to get back on track and they have refused to take what they say partial payment they are rude when they speak to you over the phone even their supervisors have attitudes. So they are setting us all up to be foreclosed on by refusing to take any type of payments when we as homeowners are trying to make thing right out of a bad situation. You would think that they would want to work with the home owner knowing that they are probably no going to recup what the loan amount is in the first place. Very frustrating...

Fraud and cheating
Saxon suxs.worst customer service. even in chapter13 they are causing problems. stating not received payments. They are sending court papers to me again. Thats against the law. They changed my interest rate three times. I don't need 100 words to tell you they suck. I never asked for these bastards. The trouble began 3 months after they took over my account.these people are trained to be ***-holes. I have been on hold as long as one hour. Don't ever have any dealings with saxon. You will be sorry. Pray to god you never get assigned to there work out dept. God help them.

Saxon mortgage STINKS!!!
I have been trying since July to ask Saxon to help me with my ARM and lock me into my current rate of 8.5% but all I get is another letter saying they need the information again and it can only be faxed. I have sent paystubs, bank statments and even tax information to them and still no response. Its funny how they expect payment at a certain time but have no intention of helping you out. they can foreclose and keep my house if they want its not worth what i owe at this point! I am trying to work with them and they are not cooperating!!!

Pre-payment penality
My husand and I purchased a home here in Dallas in March of 2007. We had a 2 year prepayment penalty not knowing we did. My husband got a transfer back to the state where we moved from. He had to take the job financially. There was no way we could afford the home in Texas and rent a place in the area we moved to. Our home closed on the 28th of July 2008. We had a pre-payment penalty of over $11, 000 and had to pay over $4000 in interest. I just think that having to move to another state because of a job transfer you should not be penalized so severly. No wonder people walk away from homes all over the US. I have tried numerous time to get the fee reduced but of course you can not speak to anyone there you have to fax them a letter. I have tried numerous times through out the day and their fax must not be working. Does anyone have a suggestion?

Professional Misconduct
Have a Mortgage with Saxon - applied or a loan modification in April 2008 - not processed and it is August 1, 2008 - they will not accept a payment to keep me current on my mortgage - and now i have received a foreclosure notice - Now doesn't a company know what each of their departments are working on? I can not reach anyone on the phone -, I have faxed my paper booklet THREE times to them and still can not get an answer from anyone - as of today 7/30/08 - my application has not been approved or denied - however i did go to a hearing for the foreclosure of my home?????? Is the a lawyer out there that can help me sue them?
