Sensible Home Warranty, a home warranty company created in October of 2008 has a reputation for lies and deceit. The "Nevada" based company which is said to be located in Sparks, Nevada is actually housed in Brooklyn, NY. The owners of the company have evaded paying their taxes and dues to society since they have been open. The home warranty company is a strictly cash based business. The owners do not care what happens to your home, repairs, or anything else for that matter. Usually when a customer calls the sales department they will be told to hold, and they will be speaking with the "regional supervisor" of their area, or designated zip code...may I say one word---SCAM!!! What the company really does is place you on hold, laugh to one another about another customer who is going to purchase a home warranty, and then pick up the line again using a different voice and claim to be Chris Andrews, Jim Westfield, Jordan Blake, or perhaps another recent goon they have hired. (Note: these names are made up in order to protect the individual and the company from lawsuits.) The original sales person will then begin to tell you that they have a limited time offer which expires by the end of the day or that they are doing you a favor in extending a discount which has expired. BELIEVE NO SUCH THING. They are doing as the please by using confabulations and whatever lies work to make the company sales, if the original sales person is not able to "close the deal" then they will be transferred to someone who can do better and this person usually closes every sale on all calls made.hey trick the customers into thinking they are saving money with 20% off and a reduced call fee when in reality, they make up the prices on the spot. They plug them into a computer and it spits back numbers. Everything again is strictly cash, no taxes, all reward. They will tell you that they have several notable service contractors in your area again----SCAM. Not until after you purchase a policy do they attempt to find one or two contractors. They do not have their history, reputation, or credibility; as long as they are in or surrounding the zip code of the covered home everything is A-okay. The customer will receive a valid policy contract in the mail, but they flip a coin when they decide what is covered and what is not. The reason that the BBB has no comments on such a company is because they have only existed for a few months. Policy coverage does not start until a month after prior payment has been made. The reason the company is said to be based out of Sparks, Nevada is not random by any means. Nevada state is the most lenient with their business laws and in case a lawsuit was ever filed, the business would escape all penalties because:
a) Nevada has a track record for protecting and backing their businesses,
b) The customer must show up in court (the customer will end up spending more money in petty claims court than actual damages done, or monies spent with the company),
c) If the above did fail, where Nevada turned the arbitration into a valid lawsuit and the customer in question did make an appearance, Sensible Home Warranty would be unable to be found, the only existence they have in Nevada is a P.O. box that forwards all mail to their Brooklyn location.
This company is not what it is made out to be. Do the sensible thing. Research the company before you consent.
On a final note: Another website on the company will be shortly published saying that it has been rated #1 for the past 9 years, and have articles which are not fully viewable unless you subscribe to the magazine called Home Warranty Reviews. This magazine does NOT exist and this website is yet another scam into tricking customers into sensibly purchasing a home warranty with Sensible Home Warranty. Please do not be so naive; they are not a BBB accredited company which is the landmark of sensibility when choosing the right company from the wrong.

I signed up for the home warranty with them a month ago. My stove broke so I called Sensible Home Warranty to fix it. In a few days they sent Complete Appliance which said the stove could not be fixed it needed to be replaced. The tech called it in and sent in the pw. I called Dave Martin from Sensible Home Warranty and asked what was going on with the claim. He said he wanted GE to come out and look at it also. I could not understand why another person needed to look at it when he sent someone that is contracted by him. Just a way to try not to replace it. GE called and said there is an $80.00 service fee that needs to be paid when he shows up. I called Dave Martin back and said how are you paying for this. He said they can bill him. I called GE back and they said no way he needs to give us a credit card number before they come and look at anything. Called Dave Martin back with GE on the phone and he wanted the techs number so he could call him back and talk in private. GE tech called me back and said Dave Martin was trying to get him to say he had worked on my stove before so Sensible Home Warranty would not have to fix it. Another way to try to get out of not replacing it. Dave Martin called me back and said were your maintaince papers. What is he talking about how do you maintaince a stove? Dave Martin then said he would replace the stove with one like mine. He did not realize I have the top of the line stove and it cost $1500.00 to replace. I shopped around and found a good price for the stove and told Dave. He said no he can get it at a whole sale price that is half of what retailers sell it as. WRONG! I told him I would not except anything other than a stove like mine. He said I may get something better but it would be the same. I spoke to Dave 2 days later and he said the stove should be in Monday. I spoke to the service people Complete Appliance and she said Dave wanted her to find a USED stove like mine and give it to me. ARE YOU CRAZY? What a piece of work. He now wants to screw us again and give us a used piece. I called Dave Martin back and told him what was said. He told me I was wrong and that they are buying it wholesale from Complete Appliance. Then he changed his story and said he ordered it from several companies and the first one that comes in I would get. He said he could buy wholesale from Lowes. WRONG again. He said it could be months before a stove comes in because they are on back order. I said buy it from the store because this is not my problem. He said he is not going to pay anything except half of what the retail is. He is not going to be able to get that from anywhere. Another way to not pay. I went around and around with him. He finally hung up on me. I am now filling a BBB report, Attorney General and posting this on as many websites as possible. I have also been working with the media about them. I am also seeing about filing criminal charges as theft by deception. It is funny because when I asked Dave Martin who the owner is he said he didn't know but he works 24/7, sounds like a scam. I found lots of complaints about them on the web. I got a call from a girl named Marina saying the underwriting dept decided not to cover my stove because when I used the self cleaning that is what broke it. I looked at the contract and it does not state that if your stove breaks because of the self cleaning not working that it would not be covered. It states they do not fix the self cleaning feature a totally different statement. They are trying to do anything they can not to honor the contract. I checked the address in Sparks Nevada where the so called company is located and it is a po box depot such as a mailbox building where there are many boxes for many companies. The name at the BBB is Chris Andrews as a Regional Supervisor with the 866-959-2212 which is linked to the number 347-462-2220 which is in NY. Chris Andrews is also there. I asked for the underwriting dept’s number or have them call me but nobody will do so and nobody there seems to know who is the owner of the company. So I called this morning 1/2/09 and spoke to Chris Andrews in the NY office and told him what I was doing and before I could tell him he needed to replace my stove. He hung up on me as usual. So I have contacted the following people to investigate this company, BBB NY, Nevada and KY, Attorney General for NY and Nevada, Secretary of State for NY and Nevada Insurance Commission for NY and Nevada, IRS, BBB which they are not a member and has a C- grade, Federal Trade Commission, NYPD they told me to contact the FBI because what they are doing is credit card fraud taking money without doing the service they should be doing, I will be going to my local police dept to file a criminal complaint and they will forward it to the NYPD and Nevada police dept so they can investigate them. I also contacted the Internet Crime Complaint site, added comments to the scam and rip off web site. Working with my television station to do an investigative report as well as anything I can to alert people about this so called company. I have already sent all the paper work to my attorney so she can take any and all legal actions against them. I also sent in all of my paperwork to Angie’s list to alert other home owners. I am looking for other people that have had issues with this company so we might be able to do some kind of class action suit. I did find out Sensible Home Warranty is not registered with any of the companies mentioned.
All they had to do is honor the warranty and none of this would be going on. I will work on this until I get a new stove like mine sent to me.
My lawyer tried to call them but they would not talk to him. He sent them a letter telling them to send me my NEW STOVE but they said noway. He sent another letter today and if they don't take care of it he is going to file a law suit against them and get my money back and my stove.
Anybody that has had issues with them send me a email and if we get enough people we can do a class action sui against them. simba@fuse, net
