Demand of Money
With reference to Supertech STL/DEM/EVII/3010058 dated 4.7.2011 received me today on 19.7.2011 at 6.00 PM . I have booked a flat unit No. R0190BU0605 in your Project Eco-II. I have already deposited an amount of Rs. 766536/- in lieu of my flat in your project. I have received an another demand of Rs. 277018/- from Supertech Limited vide their letter under reference to deposit the same by 20th of July 2011. I have contact in LICHFL who have financed me for the above flat in Eco-II Village, Greater Noida. As you are aware that recently Supreme Court Direction/order has come in favour of village of Shahberi Village and your project has been effected badly and no finance company is being financed to your project and the status of the land is also not clear than why the company is calling an another demand of Rs. 277018/- when the bank/finance companies are not financing their project. The Manager has also told me verbally the are not financed any project of namely Eco-I, II & III in Greater Noida and they facts have also in the notice of Supertech Limited. I may also be communicate on this aspect and no further demand may be asked from me. The situation of your project Eco-II pertaining to Shahberi village may also be cleared to my finance company LICHFL so that they may take further course of action. If your project is realy clear and not affected at all by the decision of Hon'ble Supreme court relating to Shahberi Village than why the finance companies are not financing the remaining amount. intentions to do fraud by making false commitments at the time of booking
I booked a flat No. 408, Tower No. H-2, Eco-Village-II, a project to be launched by Supertech Limited, on 16.4.2010 through Investor Clinic. When, I booked the flat, I was told and even given in written that the possession of the above property will be given within 24 months. At that the total cost of the flat was told as Rs. 10, 38, 000/- including all the charges. The agreement/allotment was not given at the time of booking and I was told that the same will be given after three months. But neither they intimated nor sent my agreement letter till 17.11.2010. Waiting for a long, I approached Supertech Limited to get the further progress/status of my unit. I was very surprised and fed-up, when I came to know that they are compelling the customers to sign a huge prescribed agreement prepared as per the wills of Supertech. Some of the blind agreements of the agreement are as under:-
1. That, now, they are promising to give possession of my unit in Nov, 2013 and further six months for any unforeseen circumstance, which proves that the promise made to me at the time of booking was false and it extends the period of possession of my property up to 23 months. Now, Supertech has also changed the flat No. of unit without giving me any intimation and explaining me that construction of my flat has been changed to next plan so the possession will be given late. As per natural justice, If I have booked earlier and as the promises, then under what circumstances, they are delaying my possession.
2. They are taking agreement from me with the term and conditions that they will charge 2% rate of interest, per month for any delay in payment. I fully agree for this term and condition but it should be applicable from the date of agreement. In agreement as well as in demand letter they are asking to pay interest on 40% amount of the total cost of my flat from 15.6.2010 which seems to be illegal specially when they have not sent or asked me to pay any amount earlier and how can they demand this money, if they have not fulfilled their formalities within the limits.
3. Now, they are charging some taxes including service tax @ 10.5 % which is apart from the total cost of the flat which was explained to me at the time of booking.

I just want to ask Supertech, what is the procedure of making agreement? Whether, it should be made at the time of booking or after 5-6 months of booking so that you may compel a customer to pay or do, as per your wills. Are you making these agreements in compliance of all legal and development authorities. I discussed this matter to AGM, CRM Mr. Guneet Singh in his office but rather than giving any convincing reply, he misbehaved us which gives an idea to us that now and further, what kind of service and behaviour, Supertech will provide to us. At this stage, we have no other option to sign the agreement decided by Supertech but I request you to revise it at the earliest and remove all the illegal demands.
I hope that the matter will be looked into at an appropriate level and my problem will be shorted out, at this stage and I will not be compelled to approach any legal agency to get my rights.

Utter disregard to customer safety
Supertech Limited makes State Bank of India to open a branch in under construction multi storied building with utter disregard to visiting customer's safety.

Some day, some customer will get hurt seriously by falling debris of the under construction building.

Interestingly, Supertech Limited is using the name of the Bank in their promotion material. Looks like bank is also not concerned about the safety of visiting customers.

Promoting corruption
I am aware of atleast 3 of their projects in Noida, which do not meet the norms of Fire Safety, Open space, violations of approved maps.

Every time, a government official visits their site, they pay hefty amount as bribe and the official does not take any action despite physically seeting the gross violations.

On one occassion, the Managing Director boasted that the CEOs (of Noida Authority) come and go. No one can initiate any penal action on them!!

And, sadly, I find it to be true. Not a single action has been initiated by any of the authorities for very visible violations in last 4-5 years, despite even media reports.

Thinking of dealing with Supertech, do it at your own risk, assuming, all your hard earned money will bring you sleepless nights.

Fraud & cheating
I am not aware of a single project that has fulfilled all the promises it made and complies to the law and rules of the government departments.

Promises made on paper, signed by authorised officials, are flouted with musle and money power.

Beware. Check with a couple of the prior purchasers, who are living in their projects. Develop your network to find out about the actual status / situation instead of believing in the references given by them - such referees will give good reference under duress, and you will not know.

Think, 100 times before making any invetment with Supertech Limited.
