Timeshare resale
Problems began in April 2008 when a salesman for TSBO< Tracy Harris called me asking if I wanted to sell my timeshare at Magic Tree Resort in Kissimmee, Fl. He guaranteed me he would have it sold within 60 days. He said he already had a buyer, financing approved and money down. All he needed was a fee of$ 698.00 for a title search and closing costs.. After 2 months and no sale a different salesman, Shawn called and said for additional money he would get my unit sold. I was going through chemotherapy for Leukemia at the time, so when I left the hospital I called to get my money from the sale. Beth King then called back and said she was a specialist who gets all the cases that have not sold within a year, and for $1, 698 more she would have it sold immediately. When that did'nt happen Neal called and said he would sell it within 60 days. Mr. K. White in his response to my complaints with the Minnesota and Florida Attorney Generals Office and the BBC says he does not know what was stated by the sales representatives.. He says it was my fault for purchasing the services of TSBO, but he has no clue about what was said. Then, why did 4 different agents call me and use the same exact words, telling me outright lies to get a sale. All 4 agents represented themselves as real estate agents that already had buyers. Mr. K. White is responsible for what his sale people say, even if it is different than the tape verification. The Consumer Protection act of Florida prevents salesmen to sell real estate without a license. It also states that they cannot use false and misleading statements. rental or resale of timeshare holdings
Bugged me by phone last summer after I purchased a VIP deed with Wynless that they could positively rent my timeshare @ $3500 a week to conference meetings. Almost certain Wynless sales people sell a list of buyers to scammers. Thought, gee I could pay off TS in 4 years that way. After a payment of $2000 to be listed on the net and on brochures around Orlando, I decided to give them a try. Then cancelled payment on the credit card within the 7 days. They bugged me again to rent. I okayed payment and then cancelled again. They called some more, another agent this time. So again I signed up. Results- No $3500 rental. Tough to reach them by phone to change any listing since they can't be reached before 1130 AM. And I work 2nd shift. They do answer owner emails once in awhile and I've gotten them to change the ad from rental to sale of timeshare. I argued with management that I'm with Wynless and they require an owner to use RCI so I should be able to break contract. $2000 remember? Trying to use RCI to book a vacation with banked points is useless in the USA unless its in Orlando or Las Vegas it seems. Then they've brought LOWBALL rental offers of $400 a week to stay in Orlando when RCI charges $199 or $249 to use the vacation.

rental of my timeshare
I was too quick to give my CC info. which I have never done before. Frankly, the sales rep. sounded so sweet and friendly like somebody from my Sunday School group in my church. The chat went on for about 30 min. and before I knew it, I followed her instructions about making my timeshare an "asset" rather than a "liability" and she promised that the check from TSBO would arrive before I had to pay my CC debt. That happened on Friday 12/6/2010 and by Monday, I woke up knowing I made a mistake. No live person answered the phone to answer my questions. I then went online to see this website and WOW, I saw how many people have been robbed by this company. I will let you know if they refund my money, since I am within the 7 day cancellation period. Wish me luck.

Cancellation/Refund
On July21, 2010 my husband contracted with this organization by phone to advertise our surplus timeshare points for rent. The next day I found out about the contract and the cost ($1, 367.00) which emptied our joint account. Since it was after hours I was unable to reach them by phone until the following day. In Maryland there is a legally mandated 72 hour contract right of cancellation period so I was trying to get in under the wire. Florida has a 7 day period there. The company rep was kind, courteous and quite willing to cancel and arrange for a refund of the money though within 5 to 10 days. No negotiating.
I did not talk to them again until 15 business days had passed. They told me I was in fact due for a refund but their records revealed that they had never actually charged our account. Now maybe 2 days after cancelling the paperwork arrived in the mail with the receipt for the purchase. They, however, demanded that I prove through bank records that such a transaction ever occured. When I got the bank letter (this all occurred between monthly statements) corroborating the transaction it was Friday after office hours but I faxed it anyway to the company rep's attention.
Monday am they do not know anything about the fax so I refaxed it. Finally they acknowledge their mistake and hop right on processing our refund for...Friday. No sooner.
Suddenly the rental dept is on the phone to my husband to tell him what a terrible mistake it would be to go through with cancelling as they have already 2 potential clients very interested in our points to the tune of $6-7K. Oops, did they say that out loud! They want to rush paperwork to him so they can openly discuss the offers and have that check in our hands which will more than offset any money we have alredy spent. Not to mention the $600 they had already spent. I had 2 twenty minute conversations with the salesman and his boss respectively. Funny how they were so interested in us only after the refund could no longer be denied.
On Friday I finally reached the live rep and she informs me they have done all postings for the day and I will have to wait until next Friday.
The following Thursday I call to make sure everything is lined up. "Of course", I am assured by the rep. I call on Friday 8/27/10 and she tells me it has all been taken care of and probably will not show up until 8/28. Today is the Tuesday (8/30) after the for sure Friday and still no money. I have contacted my bank and engaging a lawyer.

Promise of offer in hand
FACT: 10/16/08 paid $598.00 of $1, 190 to list a Wyndham timeshare for rent. Fact: No offers. One call from timeshares by owner to reduce price. I reduced price. No offers, no calls.
FACT: 3/23/10 - Timeshares by Owner calls and states that "they have an offer" including an agreed upon price. They then say it takes up to 4 weeks for verification of title and that the title company will be in contact. At that time, the title company is the one that can (has to) provide the buyer information. COST -- $798 new and in addition to the "life time" fee already paid since this is now under the "new corporate travel program". Seller (me) expressed concern over the up front fee and the endless timeshare selling scams. The agent tells you that he/she is not in it for the fee but the commission for the sale.
The agent tells you he/she will call every week and along each step of the way. The "offer" is there and the title company just has to do their end of the work to finish the sale.
FACT - 5/18/10 - Only one call since 3/23//10. A voice mail from the agent the he/she would be out of the office for while with a date of return. Other than that, I called once within the first seven days to express concern that the so called paperwork that would settle my concerns was exactly the same paper work as before (10/16/08) with exception to a sale price instead of rental price. NO OFFER. AND the classic clause "...TSBO does not have a specific buyer/renter at the present time." in the "additional terms and conditions."
I tried them. I can afford the extra $798 to see if a human being could truly choose to make a living with such scams. YOU NED TO KNOW THAT YES. YES there are plenty of people out there who will scam you!

Legitimacy of owner
This person contacted me at my home residence (Name Valentine) and asked if we were interested in selling our timeshare vacation rental located in Brandon Missouri at Stoney Point Resort. He stated the procedure for selling my timeshare would take (at first) $1498.00 upfront and he would guarantee a selling price of $17, 900.00 He then called at a later time to ask if I was a senior citizen, when I told him that I was he further stated that I qualififed for a discount and the new price would be $898.00, again up front. ONce I questioned his identity, I felt that he was uncomfortable with my request. However, he became a sales pitch. I called the BBB of Florida and they could not identify him as a memeber of their organization. He told me his license number was 3058955959. We assume this to be a real estate license number. He also gave me his address and phone number as listed above. Can someone please confirm this person as a legal representative of the company he claims he represents and confirm that this procedure to be legal in nature and in accordace with timeshare selling protocol for the State of FLorida? I can be contacted via email at [email protected]. I am a resident of Louisiana and my name is L Hulin.

false representation
This company is only out to rip off timeshare owners by promising a quick sale. I was robbed of $700 to be coaxed into signing with them. They promised that they will show the property and have buyers. It has been over 2 years and I have not received any communication from them at all in fact when I call or email them I do not get a response. They are theives!

Bad or No Service
Timeshares by owner contacted us by phone a few years back saying they could sell our timeshares. Like the suckers most of us are we agreed, but only after I tried to get them to sell my timeshare first, then let them take their fees fron the sale price of my timeshare. Needless to say that did not work. They got our money, telling us they had lots of people lined up to by our timeshare, and would have it sold in a few weeks. Well here we are 2 years later and the only contacts we have had with them is when we call them repeteadly to talk. They never have called me to say my timeshare is sold. DO NOT USE TIMESHARESBYOWNER for selling your timeshare. Only if you like throwing money away.
