We pay a ton into the neighborhood company and we get very little back! Yes they have festivals, and they organize these events, but they also get money in from vendors for these events. WHERE IS OUR MONEY GOING. Copper, Breckenridge, Vail and Beaver Creek all have AWESOME opening weekends and closing events – Keystone gets a DJ at best! Really – Keystone opens first and there are not bands or events or anything to have people wanting to stay in the area overnight to enjoy the resort. They get there money from the lift tickets and overpriced food in the lodges and then sent them on there way. Either we are paying to many salaries, or the money is being mismanaged. Either way keystone is being left out! Vail Resorts need to pay attention to KEYSTONE as well….

Robert Katz has entered our County and is making things worse!
Since Robert has entered the county we are redoing lobbies during the ski season – REALLY! Come on, you do not fill the Village in the with guests staying in units, and have several months after ski season and before ski season and you decide to re do a lobby when owners are trying to make MONEY!
AND they redo elevators at a huge expense to the home owner and do not oversee the project, leaving it with missing pieces and covering it up with electrical tape instead pf having it done right.
They have trouble getting outside bids at reasonable prices because if they can do the work they undercut the contractor by a $1.00 to keep the work in house and then are able to up the price over the years. We should have 3 REAL bids on every project and be able to choice the one that is the best price and quality independent of a group like VAIL RESORTS that sees them all and undercuts them. NO ONE WILL bid out work that VAIL can have done themselves because they never get the work.
Our pool in Dakota was a mess opening weekend – the hot tubs are left uncovered and running all night, and the grounds are not being kept up – VAIL RESORTS need to be replaced in managing the properties in River Run Village. Running an HOA is simple business and ANY management company in the area could handle the needs BETTER than VAIL RESORTS.

Keystone is offering major discounts on lodging, but not on there ski rentals, lift tickets, overpriced food in the lodge, or anything that once the guest is here will allow them to make money. Why not allow us all to make money and not just drop the pricing on our side of the profits. VAIL RESORTS is obviously not responsible enough to manage our properties. They want 50%++++++++ and then discount our prices as they wish to a level that leaves an owner with no way to even pay there REDICULOUS HOA fees on a monthly basis.

The new head from Eagle County – Robert Katz is not a nice person and his policies are going to make everyone go somewhere else. If you are paying the 50%+++++++++ know that there are many other very good and solid management companies out there that will provide you with plenty of rental income and protect your property better.
Robert has entered our County and turned it up side down from policies that will effect OUR guests to EVERY owner. So do not bring your own food the lodge YOU WILL BE KICKED OUT. An employee told me that they are being told that you will not even be allowed to eat on the deck! “We are being required to kick you out and off the property if you bring food or drink into a VAIL RESORTS LODGE”.
Robert has told my management company Rocky Mountain Resort Management that they have to have separate keys to every building area – they have to carry a bunch of keys instead of one master key like years past, and he is blaming it on the presidents of the Home Owners Associations, saying that it is s directive of the HOA – NOT MINE!
IF YOU DO NOT WANT TO PAY 50%++++ Robert has decide as of this year you are not a KEYSTONE HOME OWNER and you can not have a sticker as such. In the past it was associated with owning in the Village, now he has changed it because everyone is moving away from them. Not that it is a big deal the store and restaurants they represent in the village are not that good and over priced and not open very often. The ones worth visiting are independently owned. So I pay a ridiculous amount for my HOA dues and the is not enough from Robert he want 50% of my rental income plus fees totally 60 to 65%! Really!
And that is not all – Robert has decided that UNLESS you pay the 50%++++ you as an owner can not have a LIFE TIME KEY to your property – you have to get a new one whenever they change the lock and lately that has been 3 to 4 times a year. Again at an outrages cost and time/effort to everyone else.
AND if you want a key to the owner closet (and you have not changed it from the time of build – which I recommend as they can get into that closet and so can there employees) if you bought a property from them at an inflated rate and do not want to pay the 50%++++++ in fees for management, even though they have a copy, they will not make one for your only because ROBERT told them not to!
It is like a little kid having a temper tantrum!

We have a new director over from beaver Creek – Robert Katz I believe is his name. His presents to date is NOT welcome in Summit County. He has but several restrictions in place and made is presents in the County known in a negative and disheartening way. I for one find his policies and implementation of them to be disrespectful and extremely negative.
He has ordered signs in the lodge that say NO OUTSIDE FOOD OR DRINK. In any economy that is simply not ok, and in this one is it selfish, disrespectful and sure to drive people to other mountain areas where they are welcome to bring a sandwich and buy a drink for $5.00 that is worth $0.25. I for one can not eat the food in the lodges in Summit County, it literally makes me sick to my stomach all day. We pay for a season pass and guest from out of town are paying very high rates just to get on the mountain, they pay for lodging, and eat at local restaurants, which many are owned by Vail Resorts in the resort areas. On top of that I am a homeowner and pay HOA dues that are absolutely absurd. Since I was a child we have always brought part of our meal to the lodge, because the food was not very good and is over priced, but also because it is not all together the healthiest and most nutritious.
