No water at the Water front
This so called "luxury" condo complex is remodeling the remaining units. Waterfront Lofts will be offering them up to some unfortunate, uninformed persons in the near future. I live at this complex and my warning is save yourself pain and suffering DO NOT BUY HERE. The units are in horrible condition. Some unites have swarms of uncontrollable, untreated termites other units have faulty dangerous electricity but all 41 units have NO WATER on a daily basis. This problem has been present since 2007 but we have been unable to get help from anyone. The condo HOA is hopeless ( peter bartoli & wade epps ). The plumber visits daily because there is no HOT WATER . If you like showers DO NOT BUY HERE. The water heater is unable to be repaired and the plumbing in general needs replacing recently the water tank exploded all over the parking area. If your a renter you can demand water or see a judge to withhold rent. Not the case in a condo. I have named the guilty parties, I'm sure others are involved. 1st the architect jonathan segal who finds old buildings that don't need to meet code. This underhanded technic allows faulty construction to pass under the radar. 2nd Delmar Pacific the people the built and maintain this DUMP. Every contractor i've ever had to do work in my unit has doubled over with laughter at the horribly cheap, corner cutting construction. These are same people that have not been able to fix the water heater in 4 years and most likely longer than that. Also the same people that sent out a pickled plumber that was actually holding a beer can. 3rd APS management & 4th HOA both of whom blame the other for the refusal to fix the water problems, treat the termites and repair the electricity. I have not had hot water in weeks.

The Waterfront is a great place to live
It looks like my neighbors here at the Waterfront Lofts have done an excellent job countering the grammatically challenged, rambling pack of nonsense posted by one of the residents. But since I was personally libeled by name, I feel I should respond as well.
I am not on the board, but in exchange for getting a unit with a private roof deck with fabulous views, I have the unfortunate circumstance to have the hot water boiler for the complex located on it. That means that during the brief period that we were having problems with it, my neighbor (whose roof deck adjoins mine) and I were the ones to have to reset it when it went off. Because of that, we were more adversely affected than most, but neither of us are whining about it. (Speaking of which, “Me Me”, you should add a few more “me”s to your moniker so you sound ever more like a self-absorbed, whining child.) However, I take no offense at the claim that I am on the board (other than it being untrue and used pejoratively) because the board is doing an excellent job. They worked diligently to resolve that issue as they do with all of them. I have been living here since Jan ’06, and that was the only significant hot water problem I can recall, and there has not been a single hot water outage since. When the new management company was remodeling some unsold units, or if a resident renovates something involving plumbing, the water may have to be shut off temporarily, but it is rare, brief and planned well in advance. If “Me Me” is not showering, it’s not a water problem, it’s a hygiene problem.
This is a very cool complex – unique, in a great neighborhood, and with a friendly, tight-knit group of residents (save one). Yes, it has its quirks and minor issues. After all, some of the buildings date back to the early 1900’s when it was a boathouse and the water came up to where the train tracks now are. But that is part of what gives it its character.
I will agree with “Me Me” on one point – there are certain circumstances under which you should “not buy here”. Do not buy here if you think “urban lofts” implies living in a quiet residential neighborhood in the suburbs. Do not buy here if you think “urban lofts” is synonymous with “luxury condos”. You will be standing at the entrance for a long time waiting for a non-existent doorman. And most importantly, do not buy here if you think venting false accusations on a website is a better way to address your grievances than participating in the Association meetings.
By the way, “Me Me”, the contracted form of you are is you’re. Your is the possessive form of you. For example, your review is full of lies and hyperbolic nonsense, and you’re an idiot.

Fabulous Place!
I have owned and live at The Waterfront Lofts designed and built by the award winning architect, Jonathan Segal, since October 2009. I LOVE the place.
The Complex is not, nor never was advertised as "Luxury Condos", It IS advertised and marketed as "Urban Lofts" and that is what the building is. A unique mix of Old warehouses and new contemporary structures with basic, open & dramatic loft floorplans.
My HOA fee is only $169.00 per month and provides me with pleanty of HOT WATER (and cold water for that matter, when I want that), common area maintenance, limited insurance, trash removal, common area lighting and landscaping. Our reserves are good enough that we now have FHA approval for the complex financing. The board is planning improvements and the management company responds immediately to any repair/maintenance requests. I find the board of the HOA very responsive and genuinely interested in maintaining a great place to live while not raising fees and spending unecessary money in order to keep all of our montly expenses affordable.
There has been contruction of recent to rehab the remaining unsold units. This will be over in a few weeks and well worth the inconvenience and service interuptions ( I was notified by snail mail, e mail and from a note on my door everytime there was a planned interuption of services). The complex will benefit greatly from all of the improvements of the remodled/renovated units.
There have been regular termite inspections (my unit never has had any) and treatments have been done for many of the units that had termites and plans are underway for remaining units that have not been treated. Note that only some units had termites, we live in San Diego and in a 10 year old complex there will be termites from time to time, and monitoring and treatment when needed is only necessary maintenance.
The boiler did break and was fixed (boilers do break down in any complex).
I have never had electrical problems and an electrician that ran wiring for lighting that I added to my unit inspected my service while he was working and stated that it was all to code and functioning properly.
I have incredible views. Great neighbors. A fun and dramatic condo. A fabulous Little Italy Urban location. An architectually significant building. A Safe neighborhood. A two block walk to the San Diego Bayfront. There are Restaurants, bars and shopping steps from my door. I could not ask for a better place.
I do reccomend this place for anyone wanting good urban living and at a reasonable price and HOA fee. The Waterfront is a contemporary LOFT style complex and a great place to live!

Great complex, great neighborhood
First, I want to say that our HOA board of directors has been nothing but helpful, engaging and easily approachable. They do whatever is in their power to get things fixed for us, call out contractors immediately when there is an issue and are very good at letting us know when things are taken care of. We are on a shared water system and I know for a fact that we have never gone more than a day without hot water, so whoever posted that, you need to get your facts straight. If you are actually having these issues, you could go to a board meeting, where people will tell you the facts, instead of making up your own reality and posting them on sites where you think others that live here won't see them.
I couldn't say enough great things about living in the Waterfront Lofts. We have amazing neighbors, we live in one of the most desirable downtown neighborhoods, the architecture of the building is magnificent and we live right on the bay.
We have within the last few months had construction going on in the complex, this is because the current owner of the vacant units is going through a large remodel to sell the units. This is also why we have intermittently not had water. And to clarify that issue, we ALWAYS receive at least 2 weeks notice to any planned water shut offs, by mail, by email and by letter posted on our doors. It is not like we randomly don't have water. The hot water issue isn't even an issue any more. We have a large boiler system, that do to limited available space, is on one of the units roof. There was an issue with a valve, and when we called one plumber, they mistakenly thought they could fix it. When they couldn't, we called in a specialist to fix the problem and we have had hot water ever since.
Anyone who purchases a condo downtown, knows that buying a condo in an urban environment brings urban smells and sounds. We live on the train tracks, which you can see, but they are upgrading all of the downtown intersections to make them quiet zones, therefore, the trains will not need to blow their horns anymore, making it much quieter down here.
I think our grounds are well kept, we have a gardener come once a week to maintain the plants and many of the involved owners take time during their days to go around and pick up any garbage that has been left on the property, or they attend board meetings to give their thoughts on ways that we can improve the overall appearance.
As for the "biker gangs" at the waterfront bar, if you are purchasing a condo here at the waterfront, I highly recommend going to the bar on a weekend. You will see that these biker gangs, are groups of great guys who are just getting breakfast before heading out for a ride, or are just getting back. They are respectful, kind and if they do rev up their bikes when they are leaving, it is during the afternoon and they are courteous of the people living in the area.
I was never told I was buying a "luxury condo" upon moving in, and with our EXTREMELY reasonable hoa dues, that is not at all what I was expecting. But we do have a great community, amazing neighbors, and live in one of the most beautiful and friendly neighborhoods in the city.

I live in this complex and this could not be further from the truth. Yes we had an issue with our Boiler and we called a plumber. The plumber was not able to repair and we called a Boiler specialist that corrected the problem and we have had hot water ever since.
No water, well that is because there is major remodeling going on to improve the units for sale for our soon to be new neighbors.
The previous post is by an uninformed and uninvolved owner. The beer can holder was my father who was visiting on a weekend and builds boilers. We were talking about the boiler and he said let me see it. It was a Sunday and we had a beer. He was not working on the boiler, fixing the boiler etc. He let me know who to call and they came out to fix it.
We have a good idea of the neighbor that is posting this review (W S) There are 18 other owners who are involved and actually do things to improve the community not complain about it.
Well onto my further review of The Waterfront Lofts. I have to say I have owned and lived here for 5 years and overall it is a great place to live.
One of the other posts refers to this building as a luxury building, well that we are not. We do not have $850 HOA but we have $175 HOA and that covers the usual in a condo building, exterior maintenance, landscape, gates, doors, trash, sewer, hot water.
And yes we have hot water. We are on a main boiler system that had some issues about 6-8 months ago, we hired a plumber that was not able to correct the problem and since we have hired a "boiler specialist" and we have had nice hot water ever since. We respond in a timely manner to common area issues, but sometimes it takes more than 5 minutes to fix a problem.
Yes there is construction and that is because they are remodeling the unsold units so they look nice and pretty for our soon to be new neighbors.
If you do buy a condo here or anywhere, you must always do your due diligence, hire an inspector, research where you are going to live, read the disclosures and make sure you are fine with everything. You can't blame the repulsive agents if you did not do the research yourself.
Termites, the current sellers have done extensive heat treatment in all the units and have covered all the costs associated with the treatment. Termites are going to be in every structure you buy, unless it is 100% concrete, steal and glass. Just like ants, you can kill them.
We do have an active HOA board and if the person writing the complaints would ever come to a meeting, perhaps they could be part of the solution instead of complaining with half facts.
This building is 'Urban Living" at its best, we have planes, trains, boats, fog horns, sirens, bar noise, city smells, etc, but what we also have is great restaurants, bars, clubs, community events, farmer's market, cafes, galleries, parks, the bay, the breeze and the fun of living in Little Italy.
