no way to pay without fees
WFHM has made it almost impossible to make a quick payment without amassing "service charges" on your account.
If you're late on your payment, you can't use the online payment system because it requires you make the late mortgage paymen AND the current mortgage payment. There is no choice of paying a specific amount.
You can write a check to them, but if it's late, then another late fee is assessed.
You could go to a WF branch, but good luck finding one in your city.
You could call in and make a payment...but it's a fee to use their automated phone payment system, and a higher fee for a customer service rep to take a payment.
You can go to western union...then you're paying a fee there.
You can set up for repeating payments, but OH YEAH, you have to be current on your loan.
So tell me how this isn't set up to be hard to make a payment quickly and fee free?

Private Mortgage Bankers with Bankruptcies
In researching a potential refinance with Wells Fargo I was surprised to learn that this company would place mortgage bankers in Bankruptcy in a position to give financial advice...

Foreclosure Scam
I am interested in pursuing or joining a class actioin suit against Wells Fargo Home Mortgage. These are the facts.
1) Wells Fargo continually asked for additional paperwork (equitable distribution, quit claim deed, etc), then asked for clarity for the documentation they requested. Wells Fargo asked for that the same documents be faxed on numberous occasions. Wells Fargo asked for documents that exceeded investor guidelines.
2) An offer to buy, from a prequalified buyer, which was within 5k of assessed property value remained on the table for over 4 months, leading up to foreclosure.
3) A final request for postponement was denied by fannie mae because documentation didn't reach them in time to approve postponement per "invester" guidelines. Wells Fargo failed to clearly state what was needed in a timely fashion. I was told that they needed a quit claim deed, which I supplied 3 months prior to foreclosure date. Seven days prior to foreclosure, Wells Fargo asked for a "recorded" copy of the quit claim deed. The following day I registered the deed and faxed a copy of the newly registered (recorded) deed. They sent my information to the investor, and the short sale offer was denied along with the request for postponement because it wasn't within 10 days of the the foreclosure sale date. I responded promptly to each request and had my quit claim deed months before the scheduled sale date. I would have gladly supplied them with a recorded deed if it was requested. I contend that their negligence was deliberate.

Extremely Slow Payment Processing
Following the damage assessment of the water damage to our house in Garrison the insurance company paid for it relatively fast.
Unfortunately, Wells Fargo was required to endorse the check from the insurance.
Their processing department "mylossdraft.com" took over and the financial desaster started.
The contractor hired for the repairs/renovations/water mitigation etc. demanded 30% payment of the the costs in advance which is absolutely standard and acceptable. However, no money was paid in advance and the contractor refused to start working. After bitterly complaining about their hard to understand procedure they finally sent a check covering 2/3 of the total insurance payment (23, 679 USD). Even after 80% completion and only by calling them repeatedly for the remaining balance it took another several weeks until the insurance check was fully paid. This procedure is unacceptable and forces innocent people into financial situations which may even lead to bankruptcy and/or foreclosure. I am warning everyone to deal with Wells Fargo very carefully.

Fraud
ABout 2 yrs ago I got behind on a few mortgage payment, Wells Fargo told me they would work on a Loan Modification for me, i thought that was nice of them so I summited all the paper work they asked from me. But everytime I called there was something wrong: we didn't receive it, fax it again with a updated date, so it went on like that for months, they called me in early November telling me that my house was in Foreclosure and that i needed to send $1851.00 by the 9th I called my mother and she wired me the money, as soon as I got it I sent it to them with a quick collect through Western Union. I called them they had received the money but for some reason they had to send it back and it had to be there again in three days!!! by this time am lost, They have the money some where on hold then they will cut me a check mail it to me then I have to send it again??? I told the lady there was no way I was going to get that money and send it back with in three days it didn't even make sense, So Mayra Gomez called me dce 22, She told me that i had til March 4 to bring my account current, The Bank Had told me to keep sending them the money through western union so i send them 640.00 on Jan 2011 called the bank to see how much was the delinquined amount they told me to call thier lawyer at that time I told the bank rep that I had $3500 to send again they told me to send it to them through western union and to call their lawyer and ask them for the reinstatment amount, ..I called the lawyer's office and spoke to Silvia who said she had requested the reintatment quate but she got mad once i told her the bank was taking the money she said if the bank is taking the money let them tell you the reinstatment amount, , I later found out she had cancelled my request, she told me that the bank had requested the reinstatement quote Jan 22 and they should be able to give it to me, that was the answer I got from both office noone was willing to give me that information and the weeks were going by called once again to see if anyone would give me that amount and noone did, so i did what I thought was right I send $4500.00 to the bank again thinking that was enough since they told me back in Dec 2010 that my delinquined amount $3200 so thinking $5200.00 was going to cover it...boy was i wrong my house was sold on March the 1 not the 4 bank says i got that wrong, so now my house been sold i still dont have nothing in writing letting me know all the charges but i did get an amount for Silvia on MArch 3 my delinquin amount close to $7000...how did that happen who know, and now she can give me that amount after I had been calling for months for that 2 days after my house was sold I get an answer, I been talking to the bank about my case they said they are working on a resind foreclosure to see what they can do there is no guarantees on us keeping the house, I just dont understand how they got the money and still took my house, i have cried all the tears i had for this mess they have done with me and all those other families out there too, what is happening? how come the goverment doesnt stop these bastards. It's all about money to them, no one cares what happens to the victims.

Discrimination
Wells fargo lead me on application upon application for a re finance from a subprime loan they bought from Home Eq Mortage! 1) First we submitted an application jointly was turned down, 2) Submitted another application for Home Modification was turned down. 3) Submitted another application for (Preservation Dept-Hardship) was turned down.
4) Submitted another for single person, wife forced to go on Short Term Disabilty for a knee replacement, turned down because Dr. stated that he could not give exact date for return to work!
This process has been very costly, approx: $1, o50 for appraisals, copying, fax, and delivery overnight charges, not to mention needless hours getting documentation from sources, and over and excessive requests by Wells Fargo involving Retirement Account Info. Pension Plans, PTO Time, and Requests from Drs. which are in violation of HIPAA Laws!

Wells Fargo deceived me, listed me as caucasion ( am afroAmer), harrassing from calls, threatnened me with short sale, all while keeping me in a high subprime loan at thirty yrs fixed at 9.9%! I've read in the news paper and www how Wells fargo was discriminating against people wishing to refinace, especially AfroAmer's, and other's simarily situated!
CLASS ACTION MEMBERS NEEDED TO ENTERTAIN SUIT!

Waiving trial by jury rights and class action rights to gain on line access
I wanted to sign up for paperless online access to our mortgage.
In order to receive on line access, it required an agreement to accept binding arbitration and waive right to a trial by jury and waive right to participate in class action suits. I question the legality of this practice. What does on line access have to do with these agreements?

Does not provide services
After more than 7 months of delays and unanswered calls, our loan is still pending. My experience is a long string of unresponsive personnel who pass the buck to a multitude of other departments. However, they never actually call the other departments and often do not answer calls.

Bad business practices
Wells Fargo contacted me about refinancing my loan to get a better interest rate. Since I had paid off 2 other houses with them and have excellent credit I told them as long as it was a simple process I would agree. The next day I went to my bank and got a cashiers check for $20, 000.00 and took it to a branch to pay down on my principle. About 2 hrs later a loan officer called and asked me where I got the money for the cashiers check, I told her it was from my money market account and the proceeds from a sale of commercial property, not that it is any of their business. She told me unless I provided her with a statement from my money market account and proof of the sale I could not proceed, so I said ok we will not proceed. I went straight back to the bank to get my cashiers check back and they refused. They said they don't refund money! I will never do business with Wells Fargo again and am shopping for a new company to refi with.

Loan Modification Deceoption
My husband has been unemployed since Nov 2007. We got by on unemployment, savings, and then credit cards. Then his unemployment ran out. Our home value dropped nearly in half, putting us in an 'upside down' equity situation. Since we do not want to lose our house, we contacted WFHM in spring of 2010 for a loan modification, after being counseled that there were many different options available to us. Since April of 2010, we have submitted our 'financial hardship' letter, a financial worksheet, my 2-3 recent paystubs no less than FOUR times (every 2 months)...all the while being told that they were evaluating our request and we would find out soon. During that time, we had almost daily 'robo-calls' taking almost 10 minutes for each daily call. They asked me to confirm my identity, address, and other information...only to be asked if I had any questions about the modification request or process!
Finally, in December the 'underwriter' called and told us we were approved for a 'temporary payment modification'. They would reduce our payment drastically for 3 months--January through March--giving us some breathing room to pay down some debt and time for my husband to obtain employment. I asked what would happen at the end of 3 months. Would the amount they deferred be added to the end of our mortgage? Would we have to pay the difference between the reduced payment amount and the regular payment amount? I was told by the underwriter that I would only need to submit the letter, worksheet, and pay stubs again, and they would re-evaluate our situation. HA! What a LAUGH!
I got the 'Agreement' letter today with our upcoming payment schedule for the next four months. The first three months were, of course, the reduced payment amount. But the fourth payment was the full payment for April PLUS the balance of payments that would have normally been made. How in the #$*& can we possibly use the payment reduction gap to pay down debt when we have to save it up to make the fourth payment?!?! Unbelievable.
I am contacting any state and federal agency that will listen to me to complain about this. I can't believe we were strung along for EIGHT MONTHS, then lied to that this would be a 'relief' for us.
I hope this information helps others.
