Refinance Runaround
I have been given the runaround by Wells Fargo for more than 3 1/2 months now. I have an existing 30 yr. fixed home mortgage with them at 5.875%. I've been trying to refinance with Wells Fargo at an interest rate of 4.875%. With an impeccable payment record, a credit rating of 800 and an appraisal that establishes a LTV of 27/62, I thought that I'd sail through the refinance process. NOT SO. Wells Fargo has recently said that they can't go forward with the loan because of commercial space in my condo building. This is the only issue holding up my refinance. My condo is in Manhattan! There should be no surprise that there is one commercial space at the base of my 17-story residential condo. I'm so appalled at the service I've received from Wells Fargo during this entire process. No one appears willing to even discuss the commercial space issue with me. My next move may be to contact my Congressperson/Senators.

I applied for a modification to my mortgage, a Freddie Mac loan through Wells Fargo Home Mortgage, on January 15, 2009 - ALMOST ONE YEAR AGO!!! At that time we qualified for this program with the financial difficulties we were experiencing and really could have used the assistance. WFB has put us off with duplicate document requests (I provided them everything at the onset) and delays for 12 months and our situation has gotten continually worse, including my sister's death and similar medical problems of my own and finally in November the loss of my job! They have successfully strung us along for a year from a point when we actually had other options. NOW WE DON'T! There is no way we could qualify to refinance now. I am contacting a lawyer to see about filing a malicious malingering suit against WFB and if there are others out there experiencing the same treatment, and I've heard there are, there should be a class action suit filed against Wells Fargo Bank. There is no excuse for this when the government provided this assistance to them and they have had a record year! Bad Wells Fargo Bank!

Loan Modification
Wells Fargo Home Mortgage is a horrible company to deal with for a loan modification. They not only have been stalling me, but kept insisting to a Loan modificaton company representing me that I had requested a short sale and supposedly that was holding up my loan modification. They were working on my loan modification, short sale and foreclosure all at the same time. I received a contract in via a UPS letter in my door with five days to return it with a contribution fee. When I spoke with my rep at the loan modification company, she told me that there was no "contribution" needed and to return the contract because it was such a wonderful deal. Then, after I signed the contract, which by the way, was not a very wonderful deal, I'm still looking for some K-Y Jelly or Vaseline to ease the pain of being bent over, I get an e-mail from the loan mod rep who said that the "contribution" is required, but that that was not a part of the negotiation that was reached, but is needed for legal fees that cannot be added to to the back of the loan. Now, my 218, 000 balance is now 242, 000 owed and I have to pay their legal fees after I have had to pay out 3, 000 to fight to get a loan modification, which since I sent the contract back without the "contribution" is most likely null and void. What are we supposed to do when they do this sort of thing? Wells Fargo Bank took Federal Bail out money, my money, your money, and they are treating their customers like this. THey gave me 5 days to get that contract and "contribution" back to them, so it was not like I had a lot of time to think about anything, yet they get months to stall and require documents faxed again and again and yet again. I almost want to be out of this mess, but, I have to let the game play out because if the loan modification is not accomplished, then the loan modification company has to pay me back the money I paid them. And of course, I'll need that to move.
To everyone out there that has been fortunate enough to survive this economic mess without losing their home, consider yourself very blessed. But, don't think for one minute that if something happens to you and you have a mortgage with Wells Fargo Home Mortgage that they will live up to their promise to guide you through. The only thing they will guide you through is a web of lies and frustration until they guide you through your door for the last time.

Land and home theft
WELLS FARGO LIED AND STOLE OUR HOME!
Ladies and Gentleman, some of the details have been changed to protect the lawsuit, but this story is all to true.
Well, like so many others I have been reading about, we got three months behind on our mortgage. We recieved a notice from Wells Fargo stating we were facing forclosure and that unless we got caught up our house would be sold on November 20, 2009. Or to avoid that we had to pay around $6, 700.00 for payments and all other associated costs.
We contacted Wells Fargo to make the full payment, no questions asked. At this point the representitive from WF told us that WF could re-structure our and move those three payments to back. She sent us all of the required forms and had us provide all our financial documentation (tax returns, leave and earning statments, break down of our monthly expences, and hardship letter). At this time she told us not to make any more payments until The "LOAN MODIFICATION" was complete. August and September went by, during which they lost and we resent our paperwork twice. We called two or three times a week trying to find out the status of our mod, each time being assured that all was fine and that they were just very busy.
Late in september we started to recieve the forclosure notices again.. In a complete panic and now going on six months behind on our payments, we contacted WF and again they reassured us that all was well and we should should everything settled within the week..
Sure enough they contacted us about a week later and said everything was approved and we just needed to re-write our hardship / offer letter and send them a check for $7, 000.00. No problem we did as they asked the following day. We were then told that our first payment of the new plan was due on December 1st. COOl..RIGHT
Not... On the 13th of November they returned our check, which we recieved on the 17th, with a note that said we were rejected. Then on the 20th they sold our house..
Totally freaking out now.. we spent three or four days trying to reach someone to find out what hell just happened.. To no avail.. So not knowing what to do we went back to the forclosure notes and saw that we had thirty days from the date of sale to vacate.. So I have spent the last 30 days trying to sort, pack and move 14 years of accumulated life..
To sum it up today we recieved a letter from a lawyer (soaking wet in the mail box), I'm sure it was supposed to be served, That stated "Freddie Mac" now owned our home.. They however are offering "Relocation Assistance", $3, 000 if I'm out in thirty days or $2, 000 if I'm out in sixty days.. Big delema...
I have decided to take the sixty day option.. but I'm not cleaning anything up, in fact I'm leaving a huge mess.. They can shove thier money!
I would like to know is there any legal recourse for what they have done or does anyone have any good advice?

forclosure
wells fargo is in the process of forclosing on my home and they will do nothing to assist they took 25ooooooo dollars from the goverment and have rewritten only 1% of there subprime mortgages there was an article in the paper saying they r the fastest forclosers in the country they are on a goverment paid for land grab so if you are considering a wells fargo refinance i would say look at other options they wont even let you pay your bill over the internet unless it is a wells fargo account to use pay by phone will cost you an extra 15 dollars

Beware!
Then forclosed on my home.It was the most frustrating company to deal with. It was almost 6 months of HELL. Every time I hear the name Wells Fargo I get very upset. I was a good homeowner. had loved my house and lived in it for 14 years.
One of the thing I couldnt understand was where did all the faxes I sent Go??? Why does the company hire people to give us all these crazy letters faxes and proff, when thier not going to help us anyway. Good luck getting them, after they have hurt soooo many home owners. I will never use them Agin.
Arizonia everyother bank there is Wells Fargo. After visiting there I relized it really bothers me to see or hear thier name.My home was in Maryland. Good luck fixing them. I wish I could Help you.

not fullfilling obligation
In early Oct 09, we applied to Wells Fargo who currently holds our mortage to refinance our home. We wanted to consolidate our present mortage along with a 2nd loan first being 179, 000 2nd being 38, 000 . The first mistake the loan officer Scott Murray made was his addition he came up with 240, 000 We came up with 217, 00 adding closing costs to 222, 000. We gave Scott all required paper work he requested, our credit scores came in at 800+ he then requested a check for the home appraisal for 375.00 which we provided . The appraiser Gregg Brooks made numerous inconsistancies while completing the appraisal such as listing one and one half baths, we have two full baths, it was pointed out to him how last year we had a new $10, 000 oil filed boiler installed he listed our heating system as "bottled gas" he called me afterwards to ask if we had central a/c, I told him no we did not, he then listed on the appraisal that we had it. Many, many, more descrepiancies were also noted on Gregg's report. We felt that the value he came up with was not constistant to the home we have. After telling Scott our concerns he told us to dispute it, which we did in a e-mail to Scott which he never acknowledged, the "corrected" version was finaly amended, however, still more incorrect facts were noted, although he did acknowledge that updates were made to out home that were "above average" but refused to change the appraised value of the home. Paper work we recieved from the underwriters stated that they were going to pay off the present mortgage as well as a loan for 11.000 which is a car loan not the loan of 38, 000 which we had requested to be paid. In a letter we received from the underwriter it stated if we dissagreed with our appraisal they would request a 2nd one no such thing ever was scheduled. I repeatedly called to see if we were still closing on Nov24th, Scott told me the loan would not go through but he would "work" on it today is Dec 7th, we still have not heard from him or any one else at Wells Fargo.
We have also voiced our concerns and frustration to Matt Frye of your President's Executive Dispute Office on November 30th which he appeared to be sympathic to our frustration and explained that he would research our application and get back to us within a couple of days. Again, due to the poor customer service and lack of follow through we had to make a follow up call to Mr. Frye to find the status of his research when it appeared that our conversation on November 30th fell upon deaf ears as he didn't remember the call.
In conclusion: We would like to be refunded the $375.00 so we can pursue our mortage needs with another lender. It's a shame that with the bad reputations that mortgage companies have that the people they have working for them can-not be trusted to be on top of their game and provide good customer service and follow through.
We would appreciate a response prior to December 14th.

Harassing phone calls
For over a year now the reps from Wells Fargo call every day from the 1st to the 10th of the month. They call on all phone lines multiple times a day/night and even on holidays. They never leave messages. I have asked them why they call a customer that pays on time --they say the payment is due on the 1st and late after the 1st--but on the statement it says payment late after the 11th! I constantly pay the second week of the month--from the 5th-7th day of the month. I do not have late payments and have an excellent credit score. I tell them repeatedly that I am a customer in good standing and that I pay the same time every month--they then state they have added that info in the system and will not be calling back. I have been dealing with this issue for over a year and I have had enough. This account is my secondary loan and due to this issue I am looking into changing from Wells Fargo due to this kind of treatment. I would like a complaint to be issued and this is the route I am taking.

loan modification
I have been trying to get loan modification help for over a year...I have sent them COUNTLESS documents...including proof of income, profit loss statements, hardship letters, tax returns and financial worksheets. All they do is stall...every 30days now they call me and ask for the SAME DOCUMENTS!!! Now they are asking for proof that I had a roomate for 3 mos!!! I have never been late on paying this mortgage...but now I am out of money and cannot...all they want to do is stall until I become deliquent. And to day I complained of the cost of all this faxing and I was told that I could goto any wells fargo bank and have them fax it for me..."didnt anyone ever tell you that??" she asked?? well NO THEY DID NOT!!! this is the worst and most unhelpful company on the planet.
And I read today in the new york times that people with mortgages with CHASE JP MORGAN have gotten trial loan modifications without all the documentation...there just are no more hours left in my day to continue to gather docs and fax them to NO AVAIL.

Unwilling to negotiate/runaround
During business downturn due to economy we were forced to file personal bankruptcy in January. Throughout the entire process we did get 30 days behind on mortgage but have continued to make full payments including late charge every month since. Wells Fargo is now threatening foreclosure if we are not current by 12/15/09.
We have called repeatedly over the last several months and have been told various things from basically go pound sand through we have nothing to worry about unless we get 90 days behind. We have made several offers to try to get current over a period of time but they are bent on proceeding down the foreclosure path.
Contrary to what they try to tell you through the news channels these people are very unwilling to work with you if you have a home with good equity position.
