Loan Modification Long Process
Wells Fargo Home Mortgage took over my loan a while back. As everything else in life all things are fine until you have a problem and that when you realized the people that are handling your money or your lively hood is full of TRASH!!!
I called Wells Fargo Home Mortgage back in March 2009 to let them know I was going to be late on my payment. Which I did pay the payment late with the late fee, They didn’t offer to waive the late fee or anything seeing I had not been late on my loan in the 4 years of living in my home.
I have lost 2 jobs since I first bought my home back in 2005. And in the 4th year I call and say that I am having problems and here is the run around I have been getting. I called in April 2009 to let them know I would be unable to pay. May comes around I called and ask if they had anything they can do for someone that is struggling to make payments. They told me I am not behind enough for them to assist me. First they went through my expense and bills over the phone and wanting to know what I paid. Even wanted to know my grocery amount, if I buy cat food and personal items. I had to fax all that stuff and then I get letter saying that I was denied because my expenses are more then what I bring home. Well I told them that over the phone. You denied me fore that. Your job is to help. I am aware of the expense problem. I HATE WELLS FARGO!!!
By the time the looked at my paperwork I was two-payments behind by then.
Now, I am still 2 payments behind so I make one-payment so it won’t look like there is 3 payments behind. They don’t just move payments to the end they would have to do a loan modification. So I refax my stuff again after I was denied. I call a week later they didn’t get. I fax it again they didn’t get it. I fax again they didn’t get it. So I fill out the form online for the loan modification fax my stuff again. They send a letter saying I’m denied because of my expense being more then what I bring home.
Every month the same thing. I get a loan modification company to call on my behalf and I fill out authorization forms. We fax that over back in May. He spoke with the department that handles modification. But when I called to check on my account they claim they didn’t receive anything.
Every month the same thing. Fax nothing or Fax and decline expenses are to much to keep the house. The sad part is I been paying Wells Fargo Home Mortgage all this time with the same expense problem. But now I’m two payments behind that your answer for everything.
I have gone to another company that handle loan modifications we sent this information back in Aug. I been getting letters saying it takes 45-60 days for an update. Please be patience but keep making payments. It is now November 2, 2009; I call to find out why I haven’t they completed this modification and what is taking so long. They told me that I was denied back in September but no letter was sent to me. They also told me that I have to submit my paperwork every 30 days they can’t go off old information. WHEN WERE THEY GOING TO TELL THE CUSTOMER THIS MESS!!! I’M SO PISSED OFF. I been dealing with this mess since April it has been 8 months. All they have been doing is bring down my credit so I can’t get a home anywhere else. They don’t care if I stay in that house or not. Wells Fargo wants me to loose my home. They want my credit to be bad. Each month those two payments are behind I get more and more late fees. I really don’t know what else to do I guess I have to start the cycle again or just give up. My credit card companies have been more then welling to work with me then anything. But the place where I lay my head can care less if I have home to lay my head at. It should not take that long to do a modification. I talked with a Realtor. I bought my home for $98, 000. I owe $93, 000 and those homes are for sale now only $22, 000
Wells Fargo Home Mortgage doesn’t want to take that lost but they would rather my credit be mess up why they are sitting on their hands doing nothing about my house payments. It needs to be something we can do about this company Wells Fargo Home Mortgage has taken advantage of many many people it has to be above them you can go to get help on your account. With all this said I still don’t have it done

Loan Modification
Our journey with Wells Fargo started with the down turn in the economy and my four way heart bypass. In November of 2008, we started conversations with Wells Fargo, regarding modification of our home loan. We felt that having our home loan for over twelve years and never missing a payment, that we would have little problem getting something done. Over the course of nearly a year, we made countless calls, only to hear, “We are reviewing your paperwork and we will let you know what we will do, once we have completed this review”. After missing three payments, we received a notice, that they were foreclosing on our home and it would be sold on June 6th. After more phone calls, we were told that they could have an offer for us, but it could be as late as the day before our home would be sold. This was unacceptable to us and we were forced to file bankruptcy to save our home. Just three weeks before our home sale, we received a letter giving us a three payment reduction with a new review after the ninety days. Our attorney advised us, not to accept the offer. Time after time, Wells Fargo has requested copies of the same paperwork, Hardship letters, Financial Statements and Payroll stubs. We have supplied this information at least five times over the last ten months. Recently, we jumped at the opportunity to attend the “Well Fargo Home Modification Event” in September at the Phoenix Convention center. I spent four and half hours, talking to Well Fargo staff. The last two and half hours were spent with Lindsey Aekins (Direct line 803-835-8537). I was informed that Lindsey was a negotiator and had the power to approve any changes to our loan. Lindsey told me that she would get us one of two plans and both plans would reduce our $1431.00 payment to under $1000.00. She sent a number of emails and made quite a few phone calls. After two and half hours, she informed me, that she needed information from her office staff in South Caroline and they were gone home for night. This was Thursday, the last afternoon of the three day event. Seeing that, I was saddened by not having the matter resolved, Lindsey said to me “Don’t worry, Mr. Warner, we will get an answer for you no later than next Tuesday”. I asked her, what I could tell my wife and Lindsey replied “You tell her, that your payment will be less than one thousand dollars and it will start in October”. Lindsey walked me to the door and as we were standing there, a young man asked me if I would rate my visit with Wells Fargo. “Would you give us a five out of five?”, he asked. I replied “No, because nothing has been resolved at this point, ” does this kill the deal? We waited to hear from Well Fargo and Tuesday came and went. I waited until Thursday and started calling Lindsey. Over the next few days, I called ten times. Six times, I left a voice mail requesting she call me. Four times, I could not leave a message because her voice mailbox was full. A week of hearing nothing, I called Lindsey at 5:30AM on Thursday, September 24th, knowing it was 8:30AM in South Carolina. Much to my surprise, Lindsey answered the phone. I was very nice and explained to her that it was very important that we get our payment reduced. After spending sixty minutes on the phone with Lindsey, she informed me that she needed to walk over to another building and talk to another staff member about our loan. I offered to stay on hold, not wanting to hang up. She said it was a very long walk and would take quite a few minutes to get there. She assured me that she understood how important this was. She said she would be working late and promised to call me back before the end of day. She never called back and efforts to reach her went to her voice mail. On the afternoon, October 6th, I received a call from Linda Parker (515-324-2376), who said she was a Senior Loan Specialist with office of the President of WFHM. Linda stated had they were dropping my interest rate to 2.6% from 5.5% and my new payment would be $1361.70. I replied that I could not understand why my payment was only lowering seventy dollars. Ms. Parker replied she needed to look into why the payment was not lower and would call me back the next morning. I never heard from Ms. Parker and efforts to call her, only results in leaving voice mail messages.
We are asking you for any help you can provide, getting Well Fargo to understand the impact their actions, or lack thereof, has on people. To me, the way, they do business is clearly heartless and are not in the best interest of the customers.

Customer Service
I was talking to an escrow agent from Wells Fargo (who was very nice) when she said that my loan was eligible for the Home Affordable Refi Program. She asked me if I was interested in that, so I said yes and was transferred to loan officer. She seemed helpful at first and said that my loan was, indeed, eligible. Then she did the costs for it and it seemed that my payment would be a little higher than it is now. I didn't mind that at all (we can afford it), but she kept on trying to play it down like if it were some major increase (it was less than $100). I told her I wanted to go ahead with the 30 year fixed refi. She then went on to do the dreaded debt to income ratio. Unfortunately, she said I was right below the thresh hold and had to go talk to her supervisor. They denied even going forward with the refi because of it. I tried to tell her that the debt to income was not accurate because my husband pays half of everything. She said it didn't matter (which clearly it does, because it's wrong). She said that the only thing that I could do is get a mortgage modification, but that is if I default. At this point, I said, "So basically, what you're telling me as a customer that pays faithfully and on time, that you can't help me, but that if I decide to stop paying my loans, you'll help me?" She got defensive and asked me why I never put my husband on the loan, and I told her that he wasn't my husband when I bought the house. Then she said I shouldn't have gotten a loan that I couldn't pay (which I can...in fact, I was willing to pay the adjusted payment which was $100 more. I just want a 30 year instead of the ARM). I got angry and said that maybe I wouldn't be in this predicament if banks weren't pushing out ARMS like cocaine-laced candy. She then said, "You are preaching to the wrong choir here. There are plenty of other soapboxes to go around. Go talk to Obama." At this point, I was literally flabberghasted. Obama? Are you serious? Home Loan "Help"
DO NOT accept a forbearance agreement, DO NOT accept the HAMP program.
Wells Fargo does not have, nor will they ever put any skin in the game or attempt to make any concessions whatsoever. "Together you will NOT go far" in debt maybe, but that's about it . . . essentially they are placating the Federal Government and concurrently attempting to squeeze every cent out of borrowers.
The BEST thing you can do is either bring your loan current or walk from your property. DO NOT put yourself through the pain and suffering that we had to endure for the last 14 month . . . yes, 14 months with no resolution.
By the grace of God we saved and borrowed the money to bring our loan current and will RELISH the day we can get our loan as far from Wells Fargo as possible!
DO NOT TRUST A WORD THEY SAY!

Sold House in Poor condition
They sold us a house that they never looked at and had us sign papers without us looking at them and reading them. They had us sign a paper saying we were to deny home inspection when we needed to have it done due to my recent health condition and because we have 2 very young children.

Personnel information being shared
My wife and I met Greg Leges and he wife Carla and friends party we found out the both where Mortgage Consultants for Wells Fargo home loans. After meeting Mr. Leges we decided to have him refinance our home. Due to some miss leading by Mr. Leges our refinance didn’t happen after 6 months of being lied to and miss lead by him. We just where informed by a close friend that Carla Leges is telling our friends and sharing our personnel information them tell them we didn’t qualify for reference because we didn’t make our house payments. My wife and I are in the process of seeking legal councils and plan suing Well Fargo and the Leges for breaking the WA state privacy act. We have all ready filed a complaint with the Comptroller of the Currency Administrator of National Banks, our case number is 009944466. We are waiting for response from the regarding the unfair practice Mr. Leges did on your refinance. Please respond back to your complaint in a time matter as for we like this matter resolved in a time matter.

Failure to meet closing date
In March 2009, with a preliminary pre-approval letter from Wells Fargo in hand, I made an offer on an investment property. The closing was set for 45 days later. I went with Wells Fargo home mortgage because of previous positive transactions with this bank. Wow - what a mistake. More than 90 days later, the seller sold the property to another buyer because Wells Fargo was still dragging their feet. I'm out over $3, 000 in earnest money and fees paid to Wells Fargo.
In my case, the problem was a total lack of follow-up by the loan officer and supervisors. E-mails, phone calls and letters went unanswered I began dropping into the bank every few days to determine whether anything was required on my part and make sure the loan request was being processed. The customer service from this individual was HORRIBLE. In July, I sent a formal letter of complaint to the loan agent and supervisor requesting a response within 30 days. To date, I still haven't received anything - no thanks for your application, no sorry for your inconvenience - NOTHING.

Repayment Plan, Did Not Disclose Facts
Take responsibility Wells Fargo! I had gone through 2 layoffs and a total of 14 months of unemployment without missing a payment with Wells Fargo Home Mortgage. Then in November of 2007 I had to make a decision, either pay the mortgage or monthly bills, there was not enough cash for both and if I were to pay the mortgage I would have to over night the payment to get it there on time. I called wells fargo and told the seemingly "nice" customer service person my dilema who proceeded to tell me about a repayment plan where my payment would be divided up over 10 months at at the end I would be current. Sounded good to me so I hung up and proceeded to take all the cash I had and pay my monthly household bills. A week and a half later I get paperwork from wells fargo reconfirming my conversation which looked ok, so I signed it and mailed it back. Fast forward 5 months, I go to trade in my wifes car and am told my credit is so bad I couldn't finance an apple. I checked and sure enough, wells fargo was showing me dilinquent each and every month. I checked the paperwork and it said I would be reported "late" which I took to mean the payment did not arrive on the 1st of the month. <br />

My credit has been destroyed. At this very moment I am scrambling to keep my son in college because I cannot qualify to cosign a student loan. I have contacted State Representatives, Senators, the Attorney General and my complaint even found it's way to the Comptroller of the Currency who agreed like others I have a legitimate complaint but not their jurisdiction. I finally got somebody from the executive complaint department at wells fargo on the phone last week and after I made it clear I want nothing from wells fargo but my credit restored I was told it was my responsibility to ask the question as to whether it would hurt my credit or not. Wells Fargo has gone back and listened to the conversation and has reported everything that was said during the conversation accurately but they continue to convienently leave out the part of whether it was disclosed to me that it would destroy my credit.<br />

I am looking for help here anyone have any ideas on how to fight this battle. I just want my credit restored.<br />

Foreclosure
Propertyis in forecloser but still within time to reinstate. I have all mortgage payments plus late fees. I contacted Wells Fargo to find out what to do next. One person told me I owed 4500.00 more than what is actually owed and that they couldnt accept partial payment. I talked with someones else and they gave me a figure of 130.00 less then what I had figured. I keep getting transferred around. No one is able to tell me what I owe. They keep telling me to contact their attorney. I contact the attorney and cant get any information from them they say they have to get it from the Wells Fargo. How are you suppose to reinstate your mortgage with Wells Fargo? They make it impossible.
Appears that if you have enough equity in your home as we do they want to take it from you.

Rudeness/unprofessionalism
On 8/11/09 at 7:54pm I called customer service to inform them that I would be paying my mortgage late, and could it be noted in my record that I notified someone. I spoke with Lisa. I explained to Lisa that I knew that I had till the 16th to pay my mortgage, she sarcastically corrected me that my mortgage was due on the first, and that the 16th was a grace period. I said I understand and went on to explain to her that I have been with their company for a very long time, and the 12 years of paying for my mortgage I was never late. I went on to ask her if this would reflect as a blemish on my record. She did explain to me that as long as it was not beyond 30 days over due it would not be reported to the credit department. Lisa was very rushed, rude and not very interested in what I was asking her, appearing not to really care. I responded that I understand, but will this be a blemish on my record for being late, I said to her "so i'm ok?" Again, sarcastically Lisa responded "Well if you think that being late on a payment is ok then thats up to you. At this point I was very annoyed at her tone and sarcasm, and I responded "never mind...goodbye. This was very un called for. I the customer was asking a question regarding my good standards with the company. I have been a customer for a long time, but this is the type of thing that make good customers take their business elseware. I hang up from Lisa and called back immediately and spoke with a gentleman named Ricardo, who happened to be very kind and helpfull. I explained my experience to Ricardo and he appologized for the bad experience I had encountered. I asked if he would check to see if Lisa had put the information in that I had requested and he verified that it was there and was very helpfull in answering the question that I had presented to Lisa. Obveously customer service was not very important to Lisa. Although Ricardo handled the situation, I am still very disappointed with the treatment I received from Lisa. Please address this complaint.
