HAMP Program
We have been Jumping through hoops since November 2009 for Wells Fargo to qualify for a mortgage adjustment. They have told us in writing our credit won't be affected as long as we do as the program outlines. We have done everything required and then some and even done it earlier than requested. They reported us to credit bureaus causing a drop in our credit reports from high 700's down to low 500's. Now, we're even getting threatening foreclosure letters while we are "supposedly" in the program. WE ARE IN WORSE SHAPE THAN BEFORE STATRTING THIS JOKE OF A PROGRAM! Didn't they receive billions to help citizens like us? They should be ashamed and the American public should know what crooks they are if they didn't already. SHAMEFUL!!! Class Action, anyone?

delays
Late June we started to refinance our home mortgage with WF and our "home mortgage Consultant" Beth Patterson has been difficult to deal with to say the least. Usually will not return calls, doesn't know answer's and now our lock is past, but should be good for us as the rate went down. But I can't get her to return our calls. Because they are not helping us, is there any recourse for us to get our appraisal fee back from WF due to their negligence? We had paid $400.00 for it but I think we will be better off going thru a mortgage broker who has said it would be done in 30 days.

delaying the mortgage and charging extension fees
I am currently in the middle of obtaining a home mortgage through Wells Fargo. I had signed and lockedthe mortgage rate on June 28th and was told that the closing date should be on or before July 15th. Today is August 23rd and I have not yet closed on the house. My rate expired on August 13 and was told that I had to extend the rate. I refused to do it and requested to for a new loan to be processed and was told that I have to wait 100 days before applying for a new loan. They finally said that they would split the extension with me since the rate was to be extended for two more weeks. Here I am on the second week and it does not look like I will close with the second extension. All sorts of excuses are given. The loan officer wants me to do the leg work of calling the processing department and pushing them to push the deal. I am sick of this. I cannot even pull out of the deal at this point, if I do I will lose my closing costs. Does anyone else have this problem with Wells Fargo? I will never ever recommend Wells Fargo to anyone. This is a nightmare that I am going through with them. Is there a class action against them to recoupe the fees that I am paying for the extension and other fees involved. Please advise. First Trust Deed recoveyed in wrong county.
This loan was supposed to be done and recorded in April; currently I am showing that there is two Trust Deeds on the property and no Reconveyance of the “First Trust Deed” that was placed on the property in October of 2002. This business practice is unacceptable I expect that the original Trust Deed will be reconveyed, and the Substitution of Trustee will be filed in Solano County. I also expect that the Reconeyance of Trust Deed and Substitution of Trust Feed that is filed in Placer County to be negated in Placer County. I do understand that once a document is recorded in that county it cannot be removed but you can resolve the problem at hand insuring that it does not affect my personal record.
I have been dealing with Wells Fargo for over two weeks and have not gotten a response from any of the persons that I have been dealt with via phone. They refuse to give an email address and last name for anyone in the Post Closing Department their excuse is that for “Security Reasons you can fax but cannot email the Post Closing Department.

NationWide Title
The title company has not perfected the lien against the property nor have they reconveyed the first that was original placed on the property as you see by the Solano County Assessors’ Office. According to Placer County Assessor’s Office the title company failed to put a assessor’s parcel number on the documents so that they assessor’s office could compare the parcel number with their records. Placer County Assessor’s Office also failed to compare the Reconveyance of the Trust Deed with the Trust Deed that was supposedly recorded in their county. Having this information at hand, Placer County Assessor’s Office failed to send the documents back to NationWide Title for further review by NationWide Title.
This poses a problem of great concern considering the property is located in Solano County, California, and should have been sent to the Solano County Assessor’s Office Located at:

Mortgage Principal Going Up Instead of Down
I've been making payments on my home for the last 17 years through Wells Fargo Mortgage. Instead of my principal going down, it is going up each time I make a payment. Creation of an amortization schedule provided by another bank, indicates that I should be at a current principal balance of $56, 000; but WFM indicates $74, 000 this year, and $69, 000 a year ago. How can this be, since I'm making all of my payments. Furthermore, they misplaced 3 payments from last year, so took 2 of the payments I made last month, and applied them to last year; but tacked on penalties and extra interest. They also continue to claim that I am behind and have now accelerated my account to a foreclosure status. This is devastating news to me, as my home is my livelihood where I do my business. I explored options with the Gov't. Make Homes Affordable Program; but Wells Fargo makes you jump a lot of hoops and in the end, do nothing at all to help you save your investment. I contacted the Senator's office in Texas to ask assistance with this problem. The Senator's representative set up a 3-way conference call between their office, Wells Fargo and myself. The Wells Fargo agent insisted that the Gov't agent shut off their recording machine, and further demanded that the Gov't. agents supervisor come on line to verify that the recorder was indeed shut off. It was only then, that Wells Fargo agreed to have the 3-way conversation regarding my eligibility for the Make Homes Affordable Program. In that conversation, it was determined that I completely qualify without a doubt. Two days later, a letter arrived in the mail telling me my request was denied, and it was suggested that I pack my bags and plan on moving. It was also suggested that I go for a quick sale, and sell my property for less than half of market value. I spoke with numbers of Wells Fargo Mortgage people--you never get to talk to the same person twice and you never see results. It's a game they play to keep you in limbo, when truth be told, I believe they are trying to grab up everyone's real estate, and then will sell it off at a profit. You can call the same toll free 800 number ten times a day, and it will go to 10 different states. What a run around !! I want to know who you talk to at Wells Fargo to get down to the final solution? Wells Fargo decided to use their own attornies against me, and then took their legal fees out of the mortgage payment I sent in, and that made the mortgage payment come up short; so they marked it delinquent, and added penalties, interest, and late fees to it. Wells Fargo is sending people by to make sure my property is still occupied, and each time they do this, they charge me a fee for that as well. This can't go on. Because Wells Fargo put a bad mark on my credit report, I can't get refinanced by a reputable mortgage lender. I've always had good credit, and do not have any other debts. They doubled my monthly mortgage payments making it completely unaffordable. Everytime you call in to make payment arrangements, they always want to go up, not down where you can afford it. They always have excuses for why they can't lower the interest rate. How come Internal Affairs isn't looking into this? I'm looking for other disgruntled Wells Fargo Mortgage customers who would like to pitch in on a class action with me against this scamming mortgage lender.

took additional payment
Paid off our mortgage with Wells Fargo and contacted them well in advance to stop the auto withdraw out of our checking account. First of the following month we get notification the checking account has been overdrawn. Quick investigation shows WFM continued to take the payments. Contacted them only to be told we would have to wait weeks to get back any balance in the escrow account. Sad we didn’t have an escrow and the only money they had was money they took without authorization. Sorry, they said, that’s our policy. To date, still haven’t seen any credit for the money.

FLOOD INSURANCE REQUIREMENT
Wells Fargo Mortgage Company, its officers and employers are incompetent. Why? Wells Fargo requires flood insurance to match your home owners insurance (fire & theft) up to $250.000. However they state in their own documents, that flood insurance needs to be sufficient for replacement cost coverage. As a result of their incompetency, individuals are carrying FEMA flood insurance higher than replacement cost coverage. This is wrong and Wells Fargo Mortgage Insurance practices must stop. Please help in this effort by having your flood insurance reduced only to replacement cost coverage and as such save on FEMA flood insurance premiums.

Refinance nightmare
I refinanced with Wells Fargo last September under the Make your home affordable program. My mortgage was reduce by almost $280.oo a month. I was ecstatic. Unfortunately that was very short lived. Just last month I received a letter from them stating that due to my taxes going up they did an analysis on my loan and my payments were going to go up by $200.00. I was convinced this was an error because there was NO WAY my taxes went up that much ($2400 a year). After many conversations and speaking to about a dozen people and getting about as many different stories as to what happened, turns out that when they wrote up my refinance they only estimated my taxes to be $1500.00 a YEAR rather than $3200.00 a year and now I have to pay the difference . I was LIVID to think that such a mistake could happen and that nobody could give me a striaght answer. My savings is now only about $50 a month and I added an additional $7, 000 to my loan for closing costs which will take mover about 6 years to make up the difference. The only thing they will say to me is sorry and nothings else. I can't wait until the housing market gets better so I can refinance with another insitution because I am done with Wells Fargo

WON'T HELP WITH ASSISTANCE
WE PURCHASED A CONDO IN FLORIDA AND ARE ASKING WELLS FARGO TO LOWER OUR INTREST RATE SO WE CAN AFFORD THE PAYMENT, . WE ARE RETIRED AND HAD OUR MONEY IN GM STOCK. GM AND THE GOVERNMENT DISSOLVED THE STOCK PROGRAM. SO NOW THIS IS A BIG STRUGGLE.
TO GET A LOWER PAYMENT WOULD HELP US GREATLY. WELLS FARGO SHOULD NEVER HAVE APPROVED THE HIGH LOAN TO BEGIN WITH. WE CAN'T AFFORD TO SELL AS IT'S WORTH LESS THEN HALF THE PRICE, BUT WELLS FARGO IS STILL GETTING THE HIGH DOLLAR . THIS IS NOT RIGHT. I CONTACTED THE ONLINE ASSIST, AS I WAS TOLD TO DO WHEN I CALLED, AND 1 MONTH LATER I GET A CALL SAYING I CAN CALL OR GO ONLINE FOR ASSITANCE. ALL I DID WAS GO IN A BIG CIRCLE. MY HUSBAND IS LOOKING FOR A JOB EVERYDAY, BUT NO LUCK
