Fraud/Misrepresentation
I was eligible and filed the paperwork for a loan modification due to harship of my wife losing her job. Wells Fargo after processing the application and assigning a negotiator for five months they just close the file with no restructuring offer. In fact the loan mitigation department says they can't re-open the file and I would have to re-file from the begining since my wife is on unemployment and once that runs out I need to re-file. Unemployment as I understand is not to be used as a factor of income in these modifications. Wells Fargo has shown no intention of restructuring these loans eventhough we (the taxpayers) have given them bilions of our tax dollars for this program they are just sitting fat and happy paying their corporate bonuses as the rest of us suffer. The complete lack of accountability and oversight is exactly how we ended up in this financial mess in the first place.
Shame on you Wells Fargo! I want to file or join a class-action lawsuit aginast Wells Fargo Mortgage, anyone started one yet? Who is with me?

Not reporting my mortgage with them on our credit reports
I have had several mortgage companies as our mortgage loan has been sold repeatedly over the years. The last company is Wells Fargo. Just noticed recently and confirmed that they are not reporting our mortgage on our credit reports which is affecting our credit rating. We have never, ever missed a payment since we began paying on our house in 1996. All previous mortgage companies have been on our credit reports. Talked to Wells Fargo and after all was said and done they said that I would need an attorney to obtain addtional information. What an outrage. I saw on RipOffReports.Com website that they have around 1300 complaints against them. Anyone else having a similar problem with them not reporting to the credit agencies? And if so, what can I do to fix it? Should I just refinance and dump Wells Fargo altogether? Thanks.

Lending Practices
Wells Fargo has been "stalling me into default" since I requested a loan modification after I lost my job in October. I have worked with two third-party HUD approved agencies in attempting to obtain recourse but to no avail. Either this bank is extremely disorganized or they just pretend to be--either way, I have had to constantly resubmit documentation and one department doesn't seem to know what the other department is doing.
Consequently, my credit rating has gone to hell and I am about to lose a ranch that has been in my family since 1856! I even elicited the assistance of the local television news station to broadcast my concerns but it didn't seem to phase Wells Fargo at all.
I have learned I am not the only individual they have done this to--surely someone must want to initiate a class action?

Terrible experience
Lost my home due directly to illegal acts of the Wells Fargo Home Mortgage Banking Institution. Late for a mortgage, called, tried to sell the home for the debt only but of course not due to the loss of value nationwide. Finally after multiple of calls to the 'maze' of individuals in the banking institution a particular party naming self as Camica says just pay us a set up fee of 2500.00 and we will be able to modify your loan which then made the payments 2392.00 per month. So, we immediately did so. Then they switch it to a forebearance expecting us to pay them 12, 457.00 after they received the funds. Also, a letter we received stated explicitly that we would be refunded the money if we were not accepted.
Guess what this is now over a year ago and we never received the funds back, they took us into foreclosure and we are now out. We took this to the FDIC, OTS and the WA State Attorney Generals office and even the Better Business Bureau of the home state of the banking institution to no avail other than a lip service postage form letter. I must add though here the WA State Attorney's Offices were quite helpful with some confidential advice contrary to all of the other governmental offices that did nothing and are probably being paid by WF under the table to do nothing.
Yes, in error for a financial struggle but were caught up in all areas except this nonsense with the WF folks and were prepared to be caught up with them also. We had a combined income of over 10, 000.00 per month at the time and now all lost. Then we turned all of our paperwork over to a nationwide financial audit team with the possibility to investigate or at least a direction of protection from such and find that the bank, the closing folks and all were guilty of 24 violations relative to RESPA, bait and switch, loan closures, illegal manipulation of the interest rates from our offer through closing of the home plus, of course, the interest rate increase that was not the '6.5 but ended more after all is done.
The audit team suggested a law suit however we did not have the expected findings of having to put out over 7000.00 up front to a law firm (called on many and that was the average amount stated) due to the fact they would be doing battle with a bank that has large amounts of funds from depositors to delay any action and 'basically try to wear us out' with years of litigation expectations. So, we end up loosing our home and moving out of state, loosing employment due to this and now we must spend our energy presently to 'catch up' but will definitely keep all records for a potential class action law suit if this becomes a viable entity down the road - and we surely hope so. For, these people have not only ruined us but have heart us physically from it all too.
Stimulus? Where in the world is our government when the people need them for protection from the real enemy - the predators that are ruining this great nation!!! Stimulus? For who, those who have never had a home before with a loan and have never had a late payment and what? Get a life government folks and go get a real job for once that expects real results and come back with that kind of nonsense!

Loan Modification
While I am thankful for the potential assistance in reducing my monthly mortgage payments I am angry that it is taking so long for my loan modification application with Wells Fargo Mortgage to be reviewed.
After the company received my paperwork the first week of February and finally assigned a "negotiator" to review my file the first week of April, I am still waiting!
I call every week to check in with the bank but my case is still under review. I have never been asked for more documentation and have been told that it takes up to 60 days for a finding once a negotiator has been assigned. Considering I am approaching 4 months total, I think this wait is unreasonable. There are plenty of unemployed people who would glady accept a position with Wells Fargo to move this process along faster!

Refusal to Refinance
I had purchased a condo in January 2008 at an interest rate of 5.875%. My original mortage company had sold the mortage to Wells Fargo, and they have been servicing it for about 6 months now. Last month, I responded to an ad that Wells Fargo ran for a NO FEE refinance, that would bring my rate down to 5.25%. I thought, this is a no brainer, especially since Wells Fargo already has my loan in their possession. Well, after dealing with an appraiser who came to my place, and several customer service people over the phone, I was told that my property did not qualify for this program and I was declined - apparently too many units are still outstanding, and you need to be over 50% sold!! Needless to say, I was furious! After all, Wells Fargo already picked up my loan and is servicing it, and I have great credit and financial background!!
No wonder why Wells Fargo had a record quarter!!!
Obama - I hope you are watching!! Another example of the consumer getting screwed...

short sale
I contacted WF regarding a short sale on my home after losing my job. It took three phone calls to receive the correct paperwork needed to begin the process. After I returned all that was requested I received a letter stating my short sale had been denied.
Upon contacting customer service I was told it was due to not submitting all the required forms.
They had in the computer that had tried to contact me several times regarding the matter. Being with a cable company for my telephone I was able to bring up my last 90 days worth of phone calls, both incoming and outgoing. None were present from WF. I told them they were liars in addition to being idiots at customer service.
My assigned agent has had a full voicemail box for over three weeks making leaving a message impossible.
I had copies of all my faxes, emails and phone calls with dates and times, however, none of that mattered with their dishonest way of doing business.
I would never use WF for any banking service and have told all of my friends to do the same.

loan refinance
I currently have a mortgage on my home with Wells Fargo. I asked about refinancing to a lower rate and they said they would. After paying them for an appraisal and their fees, they have done nothing but find lame excuses to delay and deny refinancing a loan I already have with them. They've lost paperwork, ordered appraisals and canceled them and the loan processor has no idea of who or why appraisals were cancelled. They are either entirely incompetent or deliberately not refinancing loans. BTW, my loan balance is roughly 25% of the appraised value of the home and my wife and I have excelect credit scores.
Stay away from Wells Fargo!

problem with home mortgage
Me and my wife had decided to refinance with Wells Fargo in the Corpus Christi area. This was a few months ago when interest rates were low and we were going to refinance for around 5%. We submitted all out paperwork and we were told that paperwork was taken care of and that we would have to wait around 80 days or so, due to them processing a large volume of loans. I then recieved a call from a Wells Fargo representative that stated that the individual who was working on our loan was terminated and she never submitted our loan and would have a new interest rate at 6.75% I was very upset and asked if they could uphold original percentage, and I was told that I would have to wait untill rate dropped that low again. I informed her that Wells Fargo had a moral obligation to uphold original agreement, and lady stated that they would agree to original agreement only if loans were to drop that low again. I then called Wells Fargo's direct line for quality control to file complaint, but was given several different number and spoke to supervisors who stated that they could not help me. I made the mistake of trying to refinance with Wells Fargo and I am going to pull all my money out of the bank and go with someone else.

Terrible service
This a long story so bear with me plz... In December of 2007 I contacted Wells Fargo to discuss my options for bringing my mortgage current, I spoke to a Loss mitigation specialist, she informed me that she could help me with getting a loan modification. I gave her all the info she asked for as far as the budget, income, and anything else. I asked her what do I do now, she said just call back every week to check on the status of the loan mod, After agreeing to do so I hung up thinking I had done something good... Boy was I wrong. That was Dec 23, 2007. In Jan of 2008, the first week of I called back and spoke to someone else in Loss Mitigation, after giving all the info, she asked me what I needed I told her I was told to call in every week to check in on the loan mod process. She told me that it was still in review to check back the following week. I did call back for the next two weeks and got the same response from the Loss mitigation people. The 29th of January I called and spoke to yet another person in loss mitigation only to be told we had been denied the previous week, our only option at this point according to her was to pay the past due amounts or an acceleration letter was going to be sent out. (I have received the letter) I explained to her that I could not come up with that whole amount, she said ok and ask me my financial situation again as well as my income and monthly budget, I ask her why, she said so she could see about a repayment plan. After about 10 min. of giving info and holding for her, she came back with a repayment plan that pretty much gave me 10 days to come up with almost 6k, I explained again that it was not possible to do that. She then told me that since I would not agree with that plan that she was putting me back in the process for a loan modification, I asked her why do that, you just turned me down for one last week and what did she think my chances of getting approved for it a week later. She stated that a lot of people get turned down the first time but have a better chance the second time around. I agreed to go for it since I was told that foreclosure would start in FEB if I didn't get this done. I was told to fax in a hardship letter, a budget, and income proof, I went the same day and faxed everything off as I was told. She also told me to call in every week to check on the status. During the first week of Feb I decided to give our VA rep a call since we have a VA home loan. My VA rep said that they had no knowledge of us being late, I explained that we were late on 3 mortgage payments, I also explained the whole loan modification process I had just been through. She gave me a point of contact at Wells Fargo to call and discuss with her my options. In the mean time I also contacted a CCS (creditcouseling) to get finances in order and get help. I called Wells Fargo back and asked to speak to the woman my VA rep had told me about, the loss mit person told me that the woman I was inquiring about was no longer there and gave me the name of the lady that was reviewing our case(I have never been allowed to speak to her). I called the VA rep bck and informed her of the news about her contact, she said that was funny because she had just spoke to her 2 days before, needless to say I was confused... I again called back the following week only to discover that according to a young man there, that Wells Fargo was sorry for denying me for loan mod previously, and that I should have no problem getting approved. So again I waited, after 2 days of being impatient I called Wells Fargo back to find out that, according to yet another loss mit specialist, I was never being considered for a loan modification that she had no idea what I was talking about. So here I go again, I explained that I had spoken to a lot of people at wells fargo and had gotten a lot of different stories, at this point I was completely confused on how every loss mit person had a different story to tell me, I was also told during this time that I could not send them any money at all. After talking to someone else there a day later I gave my VA rep another call and said I was done with dealing with Wells Fargo and have decided to take out 4 payday loans to clean this up finally. Oh, as for the CCS company that I called that Wells Fargo recommended to me, I called them, done a whole workup with them and they sent off the papers to try and get me a repayment plan, the lady there said that she knew it was a shot in the dark because Wells Fargo hardly ever works with them to settle issues. (So much for trying to get other help) So to rap it all up Wells Fargo has told me for 3 months not to send them any money and to go with the loan mod, only to be turned down -approved-and turned down again, I am now 4 months behind as of Mar 08 and looking at dropping 8k on mar 1 08, I am unable to pay any other bills or food for the month but they will get their money... and I will be late again in apr 08 because I have to pay back all the short term payday loans. Thank you Wells Fargo for 3 months of messing around, and a huge headache.
