No More Banking Tricks Wells Fargo July 2, 2010
Standard Banking Tricks
Wells Fargo has resorted to numerous changes in their banking policies in an effort to make money.

1) Transactions are processed from largest to smallest each night. Not in the order they went through the POS terminals or any other timestamp. Why? Well if you overdraw on one, they can charge you $35 EACH for all of the smaller ones. Be careful.

2) Electronic notifications - While Wells Fargo publishes all of the elements of a real electronic age bank, their notification system is slow. I had e-notices setup and money if 3 different accounts. One transaction came in on Monday which put me overdrawn...I had money in other accounts to cover but did not realize I needed to transfer it until the NOTICE came via email Wednesday at 4:50pm. OUCH! They gladly processed 10 transactions across the following 2 days and charged me $35 each.

Bottom line - These practices are crooked and all to Wells Fargo's advantage. Spread simple things like this across their user base, it is a lot of money. Pure Profit!

Customer Service people will all tell you "It is in your Service Agreement"...which BTW changes about once a month. Rest assured those changes are NOT to your advantage!

I moved all of my business to Chase after 15 years with Wells. They have been awesome. Real-time alerts. Run your debit card and the transaction hits your phone in <1 minute.

Customers beware of WELLS FARGO.

Stole from my checking
I deposited 2000 into my checking to cover mortgage and bills, next day 1981 was debited out of my account with no notice. My step son had his car loan thru them and I had co=signed. He was in an accident and the gap insurance had paid the difference from the insurance company yet so they took my money as right of offset. Now all of my bills are late and I have tons of nsf charges, well let them try to collect from me now because that account can just sit there. I refuse to have anything to do with them. They are crooks!

Customer Service
My huband and I have been approve for 2 trial periods with WF. At the end of the 3 month periods we get told that we did not get final approvl. What does that mean? They tell me to jsut keep making the trial period payments and it should get worked out soon. They tell me that they are working on an in-house modification since we didn't get approved for HAMP. They keep telling me to be patient and it should get worked out soon. I can call 2-3 times a day and get a different answer EVERY TIME!!! I am ready to just short-sale an rent somewhere. Can I sue for all the sleep I have lost and all the panic attacks I have had because of them. I just want a straight answer so I can start living my life again. It has been almost 2 years.

Short sale
This is the most unorganized company. The workers are all uneducated and know nothing about short sales. I am a realtor and send a short sale package along with a cash offer, we still have nothing the last time I called they said it was in the modification dept. I call daily and get a different answer everytime I call, looks like this loan is going to foreclousure...The governemnt needs to quit giving these crooks $$$$$$$

Mortgage Modification process
Wells Fargo is a terrible company to work with and these words used are mild for how I really feel.

Around Sept 2009 I started looking into loan modification requirements as I saw my income dropping considerably. Though things were tight I was on time with my mortgage and car payments which are also with Wells Fargo.
I contacted both the mortgage and auto loan departments. Was told by the auto dept that they didn't "do that" for auto loans. And would refi my loan if I put down 7k. Yea guys, don't have!!!

The mortgage department stated that I had to go through a "forebarance" period first and had to provide a whole list of documentation and a hardship letter in addition.
During all this process I asked repeatedly if this would have an impact on my credit as I did not want to compromise this. they told me it wouldn't because it was like refinancing a loan. Ok then, I continued on.

The concept of forebarance is counter intuitive because it requires that you pay lower monthly payments based on the agreement they have you sign. Then at the end of it, typically 4-5 months, you have to pay the difference. So why lower the payments if you want me to pay it anyway, just later???

Not 2 months into this process I received an alert from my Equifax Score Watch and I had dropped 100 points because Wells Fargo reported that I was behind on my payments and even though they posted that there was an agreement it made no difference. When I was trying to refinance my car loan it came up as a derrogatory because it shows several months late.

Talking to people in customer service is pointless because you get a different person in a different city each time and they give differing information. Mostly they don't really like their jobs and do the minimum to assist and can't function unless it is scripted.

After many calls to different places I was put in touch with the presidential offices of Wells Fargo. There I spoke with the same person each time and he was clear that what had happened should not have.
So his solution to assist me was to bring my account current, end my forebarance agreement, send an update to the bureau to cancel out the derrogatory one and then restart application for modification.

I figured I had nothing to loose and went along with it. He had assured me he would be monitoring the account personally and it should not be reported until it was modified. Guess what. Yea, it was reported yet again. So you can imagine what my credit looks like now.
Additionally, the "investors" who are the ones that determine whether or not you qualify for modification, denied it because my mortgage was current!!! Am I missing something here? I couldn't believe it.

I am currently paying half of what my regular mortgage payment is under the new forebarance plan but when Sept comes and they want me to pay the balance, I won't have it. Last time I took all the extra money to pay off other bills and ended up having to use my tax return funds to bring the account current. This time there is no refund to access. I'll keep paying the reduce amount until...

Will they give me a modification? Who knows. But I'm not going to worry about it. I have done all I can.

The auto loan department, once I missed a payment, sent me to their collections and they called to offer me a modification. One year later.
Too late Wells Fargo. I cannot afford a car that you gave me a loan on in early 2009 and you qualified the car as being worth what the dealer charged me at 30k, giving me a loan for 25k and now you tell me it's only worth 13k.
So I say thanks for nothing Wells Fargo!

Aren't there laws and/or regulations that oversee the process? It is most discouraging...

WELLS FARGO IS THE WORST COMPANY EVER .

BANK FEES
My wife went ahead and tried to close her personal and savings accounts due to the recent complaints that we have incurred over the last few days with Wells Fargo.

She called and asked them to stop all banking activity on both her accounts. She got a confirmation # and the person’s name that they would.

The next day, she got charged a total of $57.00 in fees ranging from over the limit, late and daily late fees. She closed the account; they keep it open for two more days! Why?

We went down there together and talked to the manager on duty, (Lorenzo I believe) and he told us that yes, while we have a confirmation, it was no good until we actually closed it. what?

This conversation lasted 20 minutes and all he would do was take one $5.00 fee off, nothing else. We paid the $57.00 in charges and got him to give us another zero balance statement and close the account. We thought!

He then said, oh, by the way, I can't close your account until tomorrow. When we asked why, he said he doesn’t have the ability right now but call him tomorrow around 10am in the morning when he gets into work and he will close it then. But until then, any charges that happen, we are responsible for!

What?

What am I missing here?

Whatever happened to the customer always being right? Ok, maybe not always but I am noticing a pattern here with Wells Fargo.

I guess they no longer need business from customers and they have gone into a new business that they are not telling us about!

WELL, MY FAMILY IS DONE WITH THEM!

Changed amount of over the phone payment
I gave information over the phone for a loan payment to a Wells Fargo CSR. Before hanging up, the person repeated the amount of the payment to be made and gave a confirmation number. I discovered three days later that the amount of withdrawal from my banking account was $300.00 more than authorized. I contacted WellsFargo and was told nothing could be done. I know this is not so because I work as a CSR for another busines-we correct misapplied money and refund overpayment back to accounts. This is the same as stealing and this company should be held accountable.

Abuses
My Wells Fargo account defies belief. Simply stated: A person with a full-time job lost his home due to WF shenanigans. I closed on the house in 5/04. I set up a bank draft for the mortgage payment. The first trouble began in 3/05. When checking my bank balance I found that it was $300 short and that WF had taken that amount from my account with no notice or warning of any kind. When called WF said that I had no insurance on the house and that the $300 was the monthly cost of their own. So began the "no insurance" game of WF. I immediatley sent them proof of insurance and demanded my $300 back. I also cancelled the bank draft. Starting with this incident in 3/05 and continuing for the remainder of the time that I owned the home I would get a letter stating that I had no insurance each month. Each month WF would demand the extra $300 and each month I would send them proof of insurance. On 8/29/05 hurricane Katrina removed the roof from my house. Almost immediately afterward I received a letter from WF stating that since I was a Katrina victim with substantial home damage my mortgage payments would (out of the kindness of WF's heart) be deferred indefinitely. I then received a check from my invisible-to-WF insurance company that required endorsement from WF. I sent them this check and never saw it again. When queried WF had never heard of any insurance check from me. By this time, naturally, I did not trust WF and placed the "deferred" mortgage payments into my savings each month. Each month I would call WF and ask about resumption of payments and each month I was told not to worry and that I would be notified at the proper time. These calls were made concurrently with the now monthly fax of proof of insurance. In 2/06 I received a letter from WF stating that the deferrment period had ended and demanded the entire amount of payments deferred to be paid immediately. When asked about relief for Katrina victims, WF had never heard of it. In addition to the deferred payments WF also demanded heavy fines for late payments for a total owed immediatley of over $11, 000. This amount was substantially more than I had available. WF, again out of the kindness of their heart, suggested a "loan modification". I agreed. A month passed and no paperwork or any other type of mail arrived. When called WF said that they had sent the loan modification paperwork to me via DHL. When called, DHL had never heard of me. After supposed repeated attempts at delivery by the hopelessly incompetent DHL, WF demanded all the deferred payments and fines to be paid immediately or foreclosure procedings would commence. I was forced to borrow $1000 in addition to all of the mortgage payments saved in the bank during WFs now-fictitious grace period for Katrina victims. Still, no word about my insurance check but continuous monthly demands for proof of insurance and payment of the additional $300. It was only from the charity of my non-existent-to-WF insurance agent that I was able to repair the roof on my home. In the interim the majority of the home was unlivable save for a small space that I had managed to rig to prevent rain from falling on my bed. The "no proof of insurance" game continued until 3/07 when I decided to make my stand against WF. After receiving the monthly demand for proof of insurance along with the additional $300 added to my payment I told them that I would send no more proof of insurance letters as I had done so (by this time) a ridiculous number of times. WF told me that they would not accept "partial payments" (ie: actual payment less the $300). Predictably, 3 months passed and WF foreclosed on my home. I decided that WF could have my home if it meant never dealing with them again. Today, all of the money invested in the home is gone, my credit rating is gone, and I consider myself better off for expunging Wells Fargo from my life. I will never purchase nor in any other way ever own another home for as long as I live. To all who may read this: If you know of any class-action suits flied against Wells Fargo for any of the abuses that I have described in this letter please tell me how to contact the plaintiff law firm.
