We did a really stupid thing and purchased a vacation club in Mexico represented and sold by a Myan Palace rep.. We now have spent 2500.00 and can not get into any resorts for dates requested. This product as we have found by the web reading available is the way they do business. We have a time share also but do to the very poor protection and laws we have for sale also. During our vacation in Cozumel, Mexico, on 11/23/07, my wife and I agreed to view a presentation for a Royal Holiday vacation plan. A sales person gave us a tour through the resort which is pretty amazing in Cozumel, and offered to buy a timeshare from Royal Holiday. We liked what the company offered, but we had no plants to buy anything. Arrived at the RIU Jalisco Resort the night of the 6th of January checked in were told there were no keys to the room safes available until the next morning, went to our rooms (3 rooms 6 family members). I just got back from a Mexican trip at the Grand Mayan Riviera Maya. My wife and I decided to go on an information breakfast on our first morning. It ended up being a timeshare presentation. We said it would take 90 minutes. Four hours later we ended up buying a Great Vacations Club Gold Membership. My ordeal took place on August 23, 2007 when we too fell victims to the false promises and illegal sale tactics used by Mayan Nuevo Vallarta sales reps. We had a week exchange through RCI to stay at the Mayan Palace Nuevo Vallarta. The room was dirty and had a horrible odor. The bathroom at the airport was cleaner than the bathroom in our room. The shower was rusted and there were bugs in the room. We tried to contact the person who we paid to take care of us, but he did not respond. We were followed to our room by a man who was either drunk or on drugs begging for Pesos. My husband is in Puerta Vallarta Mexico and went to a Chuches Chicken. The next day he was feeling queezy. He didn't leave the house. The following day he felt hot to the touch with a severe headache. The following day he was so bad he went to the doctor. He had a 104 temperture and couldn't keep any food down. We were promised all kinds of stuff to lure us in. We were told that we would get our investment back after 30 years but if you read the small print on back of certificate it is not true. We did some comparison shoping and found that it was actually cheaper to book vacations though a travel agent or Expedia than it was through Holday Travel. The royal holdiay website is also a joke. We were enjoying a nice vacation in Puerta Vallerta w/my parents, when we were hounded endlessly by a man wanting us to sit through a 90 min. presentation at the Mayan Resort in Puerta Vallerta in exchange for $300 per couple, a bottle of tequila, breakfast, and taxi fare to and from Puerta Vallerta. Like more than 500 others, with whom we are joined together in a Yahoo group, we were scammed by this "club/hotel" in Playa del Carmen, MX. WE purchased a timeshare from BRaden PEarson-representative for Playa Del Sol Grand. We purchased this with the expectations of renting the weeks. Braden connected us to Royal Holiday and at that time we gave them 7 weeks of our rental in exchange for $8000, to arrive on 8/1/07. We have received no check and we cannot get anyone to helps us. Careful people you don't always get what you pay for .We paid for a jacuzzi we could use? Our great honeymoon, not. Our whirlpool but was so small a midget couldn't use it. It is important to make sure you read all complaints related to Real Del Mar, and the warnings posted on the U.S. State Dept. web site before deciding how to do any business in the area. We wanted to purchase a home in San Marino. They wanted a deposit but would not give us a receipt stating it would be refunded when we put down the down payment, only verbally would say it would be part of the down payment. Then they would not use a escrow account for the 30% down payment. They say they do not use escrow in Baja. I have seen numerous new complaints posted against developers in Baja. The business practices of Real Del Mar, Frisas Construction, Jose Luis Corona, and others are not uncommon. We were stopped on June 28th by Jesus from Tourist Advisory as we were getting off our American Airlines flight to Cozumel. Frisas Construction, which claims to be a "Builder of Cities" in Mexico for fifty years cannot be trusted to deliver houses to buyers. They have a development in Baja, called Real Del Mar. I vacationed in Cancun in mid December 2006. At the airport I was approached by a representative of Moon Palace and promised a couple of sightseeing trips if I attended a sales presentation. My wife and I were scammed by Jerry Forney who sold us a 4 week membership at Grand Miramar on August 12, 2010. Our contract stipulates that not only would Grand Miramar buy out our Cabo timeshare for $24810 but that if we do not return for the next 10 years, we would be guaranteed rent per year totaling $5600.
